I had a simple AC drainage issue where I noticed that the AC was draining too much. So I placed a call to First American Home Buyers Protection. I have been with them for a full year and just renewed back in May. I have not ever filed with them until this issue. They sent out a company Cinco Mechanical out of Katy, Tx to look at the problem.

First I had to wait two days only to find out that First American gave a wrong phone number to that company so I had to call Cinco Mechanical myself to get the ball rolling. Once they finally arrived at my home (four days total) to look at my AC, I was told they had to replace the coil and they could not replace the drip pan because I was out of code. They handed me a bill for 1088.00 as my part that First American would not cover.

These charges ranged from Plenun code of 413.00, Access Door Code 150.00, Transition Code, 225.00 and the list goes on. When I started asking why I had these charges, it was told to me that the Coil was already ordered by First American and that I had no choice but to have it replaced. I had no choice but to pay my part of the bill and infact told me that Frist American would not cover me for any additional problems because I was unwilling to approve of the work cost.
When I called First American to ask questions, they told me the coil was ordered but I could wait till I got the money at least a week. It was also told to me that these charges were approved by First American because these rates were approved by Texas Department of licensing and Regulation. First American also told me that if the blower outside of the house was broken then they would replace the entire unit and I would only be out 60.00 but since that part of my AC seemed to be working fine, I had to pay for all the CODE updates and the cost was 1088.00.

I was told to call Cinco Mechanical myself if I wanted to try to talk them down in price so I did and got a simple ten percent discount.

Since the work has been completed, my house does not cool, during the day its at least 75 - 80 degrees and only cools down to about 74 at night and that is around 2:00 am. My AC had not cut off and on because I have it set at 72 so for three weeks it has been running non stop.

My OLD Leaking Coil cooled my house to 69 degrees, cut off and on still. The only problem I saw was the water leaking out of the drain hole. I do agree the coil was rusted but at least it kept my house cold unlike this new up to code coil I paid 1088.00 for.

I call today to see what the cost was to First American for the new coil or (cash out option) they paid 478.00 to that company for parts and labor. So I was ripped off by not only First American but Cinco Mechanical in Katy as well.

I purchased my home in October and purchased FA's home warranty. Like you, I have a minor problem with my AC. First American sent a contract who visited my home twice to evaluate the unit. That was nearly a month ago. Reportedly, all this time we've reported been waiting on the part to come in. The interesting thing is that I get a different story every time I call the company.

At this point, I could have used the money I paid for the warranty to actually fix the AC problem myself. I am happy I stumbled upon this website and these reports on First American. This company is indeed a rip off and I do not plan to renew my contract with them.

I've had First American since we bought our home in 04. It came as part of the seller's package. I had poor experience in the past with home warranty companies. I have been pleasantly surprised with First American's service and have renewed it yearly. The policies do contain limits and it's up to the company's discretion to repair, replace or cash you out, but over the past 5 years, they've replaced a water heater, and I've had problems with the AC and pool pump fixed for just the home service call--which is $55--and they've replaced the irrigation/well pump, and they've taken care of a plumbing leak and cashed me out on a leak under the concrete slab. The service reps have been very responsive and easy to work with.
No, I don't always get service the same day and one contractor admitted he couldn't handle the job and First American had to send someone else, but I don't expect miracles, just reasonable follow up.

As I was widowed and on my own for three years, having the service gave me a lot of peace of mind. A plumber who used to work in California and came to the house for repair work said he doesn't like other warranty companies because they ask him to find a code violation or some other reason to not pay the claim. He says First American doesn't do that.

If I bought warranties on my appliances, the cable company and utilities' warranty programs, I'd be paying a lot more than with First American and still everything wouldn't be covered as broadly as with their plan.
