DO NOT UNDER ANY CIRCUMSTANCES RENT A PROPERTY FROM THESE PEOPLE. I RENTED FROM THEM BY WAY OF A REAL ESTATE AGENCY THESE PEOPLE CHARGED ME A VERY HEFTY CLEANING DEPOSIT, ALONG WITH MONTHY RENTAL AS A DEPOSIT. UPON ENTERING THE PROPERTY IT WAS FILTHY THE AC WAS NOT WORKING AND I HAD ALREADY SENT THEM MY DEPOSIT AND 1ST MONTHS RENT AS I WAS MOVING FROM ANOTHER STATE. I RENTED THE HOUSE AND PAID EVERY MONTH ON THE FIRST OF THE MONTH AS STATED IN THE LEASE. IF YOU ARE JUST 1 DAY LATE THEY WILL CHARGE YOU A 50.00 LATE FEE. THE RENTAL LADY TRACY BENSON JUST SITS IN HER OFFICE BEHIND A DESK AND THINKS OF WAYS SHE CAN CHARGE THE TENANTS FOR EVERYTHING. THEY EVEN CHARGE YOU IF YOU CALL THE OFFICE AFTER HOURS JUST TO ASK A SIMPLE QUESTION. I KNEW I WAS IN FOR TROUBLE AFTER SHE EMAILED ME ABOUT THE NEW POLICY FOR BEING LATE 1 DAY WITH RENT. THEY WILL INSPECT YOUR HOME EVERY COUPLE OF MONTHS RATHER YOU ARE HOME OR NOT. THEY CONSTANTLY NAG ABOUT EVERYTHING FROM 2 WEEDS IN THE YARD OR THE TREES NOT BEING TRIMMED... THEY ARE THE PROPERTY RENTAL AGENTS FROM HELL DO NOT RENT FROM THEM. WHEN I DECIDED TO MOVE I GAVE THEM 2 MONTHS NOTICE AND EVEN PAID IN ADVANCE. ONLY FOR THEM TO TURN AROUND AND NOT GIVE ME MY FULL DEPOSIT I PAID EVEN AFTER PAYING FOR AN INITIAL NON-REFUNDABLE CLEANING DEPOSIT. IF YOU LIKE YOUR HARD EARNED MONEY. I SUGGEST NOT RENTING FROM THESE PEOPLE BECAUSE THEY WILL FIND A WAY TO TAKE IT FROM YOU. TRACY HAS NOTHING BETTER TO DO THAN SIT IN HER OFFICE AND THINK OF WAYS TO ROBB THE HELL OUT OF YOU...SHE SHOULD GET A REAL JOB!

  1. We've taken care of hundreds of tenants with a few unhappy souls in the mix.  We don't benefit from taking someone deposits, its only to fix what they left in less than adequate condition.  They get 7 days to fill out a move-in condition report and we use that report to do the final inspection and well as our pre-move-in report.  Ours doesn't supercede the tenants, however, tenants often don't put things on their report they should and if we know damage was present we cross reference so they don't get charged for such.

  2. Thank you for the rebuttal of the person who took property management companies sides.  We are just doing our job and get no pleasure for taking tenant deposits or late fees.

  3. For the tenant who complained about there abilitiy to pay on time.  Our ACH fee is $5 and that's the cost for us to process for tenants, it's a choice to save time and gas which is generally more than $5. 

  4. Being in this business for quite awhile now, I've seen it all.  We have big shoulders and if someone can't take responsibility for their own actions or inactions, blame us.  People who blame others tend to live in victim mode and should remember what their mother told them as a kid....when you are pointing your finger at someone else, there are 3 pointing back at you.

I agree with the first person. This is the worst company to ever rent from..if you have until the 15th to pay your mortgage before being assesed a fee then how is that proving their point. I have lived in a home by this property mgmt company and have had the worst experience dealing with them 50 dollars is way to high to charge someone for one day late being that they are in a office building that does not stay open all hours so if you get paid twice a month and one of the dates are on the 31rst and you get off at 8pm and have to be back to work in the morning before their building complex opens then you would be considered late. I could understand if they were in their own building or if you could pay online but that is not the case. They will allow you to set it up on automatic payments but ofcourse will charge you an extra 10 dollars every month to have it set up. Like the person said before they sit around and try and find away to make more money by charging fees for everything. Also they have gone thru several front desk people in the time I have been with them and they are the ones that enter into your house every couple of months whether you are there or not. For myself I do not like someone in my home while we are gone so I always have to take those days off work so that I am home all day for when they stop by. They also come at inconvient times like the week of thanksgiving when you have family from out of town or week of christmas when your out of town and they will not change the date and time no matter what you want. Their are way more issues with this company that I will spare the drama...but I agree with the first person ..stay away from this property mgmt company. I will never rent from another property mgmt company again because they have ruined how I feel about all property mgmt companies moving forward and will only rent directly from the owner or purchase a property at this point.

I am here to defend property management companies. When dealing with owners and tenants and damages or cleaning fees, someone is going to have to repair the damange or clean the mess. It is not the responsibility of the management company to do that, it is the responsibility of the person responsible for causing the damage or dirt.

Most Property management companies do a move in inspection and the tenant has usually 72 hours to amend that inspection.  If they dont agree with it, why dont they amend it?  
I am not in property management but I show rental homes as well as homes for sale.  I have gone into some homes that the tenant says is all ready and clean, and they look horrible.  Everyones idea of clean is subjective.  The property management companies try to be as fair as possible.  Some people think a pile of waded up cat hair is ok laying on tile, because they cleaned the tile before they cleaned the carpets.  The cat hair should not be there period.  I am allergic to cats and wads of hair prevent me from showing a home. 
You should not rent site unseen unless you know the person well, that is view the property for you. Ask your agent to provide video for you. 

If you are late on your rent even by one day, you should be charged a fine, you are late.  If I dont pay my house payment by due date (the 15th) I get charged.People be responsible and accountable for your actions. 

Because some people always think it is someone elses fault, in cases of property managment the property manager is always getting the blame.Dont always believe what you read becaue it could be a person who does not have a real sense of clean or possibly it is never their fault so they have to blane someone. 

I have seen it a million times and I am tired of people not taking responsiblity for their actions.I dont know who Tracy is but I am sure she doesnt sit at her desk and think of how she can steal from people.  That is what this person is basically stating and I think it comes across as very unbeliveable and uneducated in the matter.
