Last May I and my wife have had presentation at the company Florida Beach Destinations. It is vacation club which offers discounted vacations. During presentation they told us that they provide 3 types of condos:

         Premium:  Prime Time, Holidays, and Special Events - $799 - $999

         Select:  Anytime Weeks - $399 to $799

         Short Notice: 60 days or less - $299 to $399

The woman that made presentation assured us that the majority of condos they offer are 1 and 2 bedroom Select condos with the price range of $399 to $499. She also showed us actual selection from their website that supported this statement (I suspect that they use different selection for presentation). The price of membership was $4,000, which was reduced for us to $3,000. At the same time she forgot to mention (she may claim I didnt hear that) that we need to pay $240 annual renewal fee.

Now Im trying to plan my vacation and here is what I found (I look for condo in Ormond Beach, Florida).

For the whole year of 2011 I was able to find only 2 Select condos (March of 2011), which were studios for the price of $799 (that what they call Luxury condos). All other selections were Premium condos in the price range of $900. Nevertheless they stated that they save us over $1,000 (they list sale price of $1,995 for each selection).

After that I tried to select condo in Las Vegas. The first selection in the list was Carriage House for $799 a week with saving of $1,436. I went to the hotel web side and found that they offer weekly rate of $518 for the same unit. 

I called administration of this company, raised my concerns and asked them to cancel my membership and refund me the money. They told me that from the legal point I would have hard time to prove any illegal activity on their side. It could be true, but I think this is high time to stop these predatory activities.  I dont want people to be ripped off their hard earned money.

The rebuttal of the company is ridicules. They claim that they found good deal for the customer, but forgot to mention that they offered this deal after multiple complaints. For all current and potential customers I can give good advise - you can have the same or better deal with RCI for $80 a year w/o any downpayment (I compared selection and prices). I'm still kicking myself that I didn't do that (I just found that you don't need to have timeshare to join RCI).

I personally spoke with this customer by phone and via email attempting to explain how our program works, specifically that of condo availability, pricing, and how condos are listed on our website.

This customer is accurate with regards to our condo pricing structure: Short Notice condos are priced between $299-$399, Select Condos $399-$799, and Premium Condos $799-$999.00.

This customer is upset with our website's "Retail Rate" for condos. This is simply and merely the retail rate of the property during the available period. Just because our website might state the retail rate of a property is $1995.00 certainly doesn't mean a customer couldn't book the same unit elsewhere for less than our listed retail rate. What really matters is our price being lower, period, than a customer could book on their own for the same identical unit.

Another thing this customer doesn't state is the fact he found the "Carriage House" in Las Vegas, Nevada for April 9th-16th, 2011 at the rate of $518.00 plus tax for a Studio Unit. I was able to find a 1 bedroom unit with full kitchen for the same exact dates & location for $244.00 plus tax. The difference between what the customer was able to find (studio unit) vs. our rate works out to be $274.00. Furthermore, had this customer obtained a price quote on a 1 bedroom like we were offering, the rate through the website he used for the initial quote list's a 1 bedroom unit for $713.02.

So if you compare the rate of a 1 bedroom unit through the website this customer used vs. our rate the price difference is $469.02. I'd say that's a pretty significant savings that most people would be extremely happy about.

Our members do have an annual license renewal fee which we clearly disclose at time of purchase. I reviewed this customer's contract and the customer signed & initialed every document of our contract thus acknowleding the license renewal fee. We don't "trick" or "add" this fee well after a customer has signed the contract. The fee is clearly disclosed and is listed in multiple sections of the contract which this customer signed.

I tried my very best to explain what I've stated above to this customer, but the customer still felt compelled to file a complaint and refuse any help from myself or anyone else from our orginization. The fact is we're here to help. Customer's don't spend money on our product and then get nothing in return for their hard earned money.
