I resently had an appraisal done on my property by Forsyhe Appraisals after accepting a sale offer of $194k on my home.  My realtor told us there would be no problems, the buyers banks said there would be no problems.  The appraisal came back at $156k...  The comps that the appraiser used were an absolute joke.  Within the last year we have done a complete kithcen rebuild, new bath, new hardwood flooring, and have replaced the roof.  The comps included a house in forclosure, a 2 bdrm (ours is 4), and several others that have had zero updates since the late 80s.   Our house is an architecturally designed mid century modern...it was appraise as a split level against cookie cutter homes.  The appraiser clearly had zero local knowledge as these other homes are in far less desirable neighborhoods (we live by the golf course).  After calling to discuss the appraisal,  I was yelled at and told that I didnt know what I was talking about.  It then became clear that jason the manager hadnt even looked at my file.  He informed me that he can do "whatever he wants".  These guys are incompetent.  Tell your bank that you refuse to work with them.  Get someone with local knowledge...and someone who knows the difference between one style of house vs another.

Where do I start? I am aware that my appraisal was not performed by Jason Carlsten, but he is the direct supervisor and he is the source of the unprofessional phone call. I cursed once during the conversation when I said " you have to be f'ing kidding me" when I was told about what they considered to be a comp. I apologized for cursing and moved on. I was interupted repeatedly and was, in fact, told " I can do what I want". The house is not 950 sq ft as it is an architectural design to have the lower level as a living space- it is 1700+ The guidelines of an appraisal state that in the exception of a unique home- traditional comps don't need to be used. I was also told that this appraiser knew the market better than my realtor. My realtor is one of the top sellers around and has been for a long time. Additionally, our buyer's realtor disagreed with the appraisal AND we had a third party price confirmation. I'm not going to waste anymore time on this. I just want people to be aware.

Quite obviously the sale and/or purchase of a home is very important to all of the parties involved, not the least of which is the lender who, while in the business of making loans, engages the appraiser to ensure their collateral is accurately valued. 

Having been in business since 1940, all of us at Forsythe Appraisals, LLC understand and appreciate the gravity of each and every transaction to all relevant constituencies.

Our appraisers select the most recent and similar resale comparables available as of the effective date of the appraisal. The criteria used to determine similarity are sales that are similar in:

GLA (above ground square footage)

Age

Condition

Location

 

The comparables used on the home in question were the best available.  One foreclosure sale was included due to the lack of homes under 950 square feet.  This comparable sale was not weighted heavily when coming to the final estimate of value, however sound appraisal practice requires demonstration that housing of similar size does exist in the market.

 

Regarding the second statement that completed updating has been made to the home, all of these items were noted in the original report. The appraisal report was performed by an experienced appraiser in the market, not by Jason Carlsten as claimed in the “Ripoff Report.” The appraiser who completed this report has been appraising  in Northfield  for over 8 years. 

 

Jason Carlsten is the Branch Manager of the Southern Minnesota branch of Forsythe Appraisals, LLC and was involved because the seller called to express their frustration and anger.  The words “I can do whatever I want” were never uttered, but we did need to request that the seller “stop swearing or we will end the conversation.”

 

While our goal is for a smooth and professional transaction, our primary job is to provide our opinion on market value to our client before they lend their money.  Our years of experience in this industry have taught us that not all parties will always agree, but we were not engaged to concur with the purchase agreement.  Rather, we were engaged for the sole purpose of providing our client with a sound, reasoned, well-supported opinion of market value, and we believe we fulfilled that purpose with a high degree of integrity and professional competency.
