I was looking for a house to move in on the internet, when I came across fox reality services. I called and spoke with mellinda, I began inquiring about several properties that she had listed for rent in my price range. i made an appointment with her to see the first house, she had me and my daughter waiting outside the house for over 30 minutes and each time I called to see what was the hold-up, she would say im not that far i'll be there in 5 minutes. well this went on for about a half hour. when she did arrive she appologized and began to show the house. my daughter and I liked the house,so mellinda stated that she would fax me applications for all persons 18 and over who would be living in the house. wich would have been four (4). when I received the fax it was only one app. I then called her to let her know that she needed to get me three more,she told me that I would have to make copies. I told her that I had no way of making copies and that it was not my responsiability to do that. mellinda than stated that she would fax me the other three applications. the next day when I called mellinda about the applications she informed me that the house was no longer available because the land-lord rented it out himself.                                                                                                                                                                                        Mellinda then told me to look on their web-site to see if I see something else that I would like to see. I did exactly that and found  something else I wanted to see that was in my price range. when I called to make an appointment to veiw this house I didnt speak with mellinda, I spoke with her husband Fredrick and we arranged a time to see the house later that afternoon when I got off from work. again I was outside of the house waiting for him to arrive this time from around 4pm until about 6 pm. Fredrick arrived and he too apologized for his tardeness and began to show me the house. after veiwing this house I gave Fredrick my application and he took me to get mellinda from another house where they were doing a move-in.                                                                                                                                                                                           Mellinda & Fredrick stated that they could not do anything with my application process until they get the other three applications from me. they then drove me to a bank machine where I withdrew (100) one hundred dollars for apps 25 dollars an app. and gave it to Fredrick and he gave me a receipt and told me that they was going to meet with me the next day after I get off from work to bring me the other three applications. the next day Fredrick did meet me at my house w/applications,wich was a thursday. Fredrick told me that I would know if I got the house no later than that following Wensday  3/30/2011. that saturday when I was calling Mellinda to come get the applications, she informed me that the landlord  had rented that house out to someone else as well. I could not really get in to it with Mellinda due to me being at work.  So I called Mellinda on Monday morning and told her that I did not see anything else on her web-site that interest me in my price range and to just refund me my money back. Mellinda told me that I couldnt get my money back and I asked her how can she try to charge me for 4 applications when I still had the apps and every house I want keep getting rented out. she than hung the phone up on me and would not take any calls from me.

Dear Better Business Bureau:



This letter is to complain about service I recently

received from a Sabrina Parker she contacted Fox Reality Services for tenant

placement.  This is the 1st incident-She stated that she wanted she wanted a 3 bedroom house over Westsideof town.  So we advised her to go to our website at www.foxrealityservices.com.  She wanted to see several properties and we originally met her at 1604 Druid Hill Avenue, Baltimore, MD 21217

and it was a Condo and she stated that she did not like that area and she did not want to

see the property at all. She was with a friend and she asked us did we have anything else available. 

We explained toher to visit our website again to see if she seen something else that was more suitable for her price range not to go over $1000 a month.  She asked us to take her the bus stop because she caught a hack to the property.  We ask all clients to check out the area before us calling to make sure they like the area.  And she didnt do that prior to the arrival of showing of this property.   

So she asked for us to drop her off at the house and we stated that we could drop off on Edmondson Avenue because we had other appointments.



2nd Incident-Melinda Walden met with Ms. Parker and her daughter and I showed them 2006 and 2010 Division Street, Baltimore, MD 21217.  She like 2010 Division Street, Baltimore, MD 21217 and not

2006 Division Street, Baltimore, MD 21217 she stated that it smelt like a dog.  Then we

proceeded outside to discuss the application process.  I explained to Ms. Parker and her daughter

that it is on a first come first serve basis that whoever put their application and security deposit down first gets it first. The house was renting for $950 and she asked me if I could do it for

$900 and I explained to her I would have to ask the landlord but I am sure it

would be ok.  Then I gave her a break on the application fee which is normally $55.00 per person over 18 years of age and I gave it to her for $25.00 per person over 18 years of age because she

said that she could not afford the original application fee which is $55.00 per person over 18 years of age, so we gave her a break for her and her family.  She asked me to fax over a copy of the application to her son-in-law she gave me the number and I faxed it to him at his job. I put on the fax cover sheet to make copies of the application and I explained what I needed back from the application was a copy of state issued photo id, social security card and income information for all 4 people over 18 years of age. So this is when this stared for her to apply for the house and it states on the application the application is non-refundable. I did not tell her that I would fax 4 copies I asked her son-in-law to make copies of

the application.  I explained to Ms. Parker and her daughter that they need to get a rush on it because we were not the only management company renting this property and the landlord was renting

it too.



I tried to fax her more applications but it was not going through so I contacted Ms. Parker and this is when we she told me she could not make copies.  I explained to Ms. Parker that the fax was not going through for some reason I was getting an error message.   Ok when I talked to Ms. Parker

again I informed her that the landlord had rented the property he was renting it along with other property management companies.  Again that falls under the first come first serve rule.  So I asked Ms. Parker to go on the website again to find another property.  Ms. Parker was upset that the house was rented and I explained to her that the application fee does not hold the house it is the security deposit

that holds the house until your move in date.



3rdIncident-Ms. Parker called and I was not available at the time and she spoke with Mr. Fredrick Fox and they discussed a showing on 1648 Appleton Street, Baltimore, MD 21217 on March 24, 2011@

4:00pm.  We had a move in that day on Druid Hill Avenue that ran over in time.  So when Ms. Parker called Mr. Fox left to meet her at the appointment he explained to Ms. Parker that he was running late because we had a move-in scheduled that ran over in time. And Mr. Fox did ask Ms. Parker not to leave

because he was on his way for the appointment.  Mr. Fox showed Ms. Parker the house on 1648 Appleton Avenue, Baltimore, MD 21217.  She gave me one application then Mr. Fox asked Ms. Parker about the application fee and the rest of the applications.  Ms. Parker stated that she forgot to make

the copies of the applications and she stated she did not have the application fee money on her she needed a ride to get the money for the application fees. Then Mr. Fox made Ms. Parker aware that he had to come back to Druid Hill Avenue, Baltimore, MD 21215 to pick up Melinda Walden from the

doing a move in that day.  Then we proceeded to the ATM-Wachovia Bank on Pennsylvania Avenue, Baltimore, MD 21215.  Then Mr. Fox stressed to Ms. Parker again that Fox Reality Services was not the only company marketing this property that she needed to get her applications in ASAP.  And Ms. Parker stated that she would have them back the next day and Mr. Fox stated that the application was

non-refundable.  Which Ms. Parker did not follow up on Mr. Fox called her the next day to check on her application because we did not get it like we was suppose too she stated that she needed

more time because everyone in the household did not fill out theres yet.  So we stop marketing it but the other management companies continued because her application was not completed yet so

in good faith when someone called about the property I explained that it already had an application

on it and the tenant placement company kept calling me about her application for processing. I explained to him I was waiting on Ms. Parker this went back and forth for 2 weeks.



So we discussed that Mr. Fredrick would pick up the remaining applications that Friday evening when Ms. Parker go off from work she never called us.  Mr. Fox did not tell Ms. Parker that he was going to give the applications to the owner himself because we were marketing the properties for another

tenant placement agency.



Ms. Walden called Ms. Parker at work to let her know that the landlord himself had rented the property on his own and at this time we still not have full applications from Ms. Parker and she did not give full

items with 1st application. Then I apologized to Ms. Parker and explained that she could look at the

website to see if she wanted something else and that her application fee would carry over to the next property from the list. I was updating the list with new properties when I was speaking to Ms. Parker

on the phone while she was at work.  Ms. Parker called back and stated she looked at the list and did not see anything else that she wanted she told me she would call me when she got home from work. 



So Ms. Parker called me Monday morning and I asked for a refund for her application fees and I explained to Ms. Parker that the application fee is non-refundable.  It ison the application, on our website and it is in our receipt book.  Ms. Parker stated that it should be refunded because she did not turn in the applications like she was suppose too. I explained to Ms. Parker that we can refer her to another agent to find her something so that she would not lose her money and try to find her a place

to

live.  Ms. Parker started yelling at me and I kept trying to talk to her calmly and so she was still upset and yelling and being disrespectful and loud so I discontinued the call.  So I called and spoke to Brokers that I work with and they explained to me we was not in the wrong because we stopped marketing these properties in good faith that Ms. Parker was going to have her applications in on time and I promised the tenant placement agency that I was going to send them the applications for processing

for this property as soon as I received them. She stated that we should have held the property for her until she got her applications in because she needed a place to move for her and her

family.



2nd call-Mr. Fox called Ms. Parker to talk to her but she didnt pick up so he left her a message to call us back. And Ms. Parker called back and explained to Mr. Fox about why she should get a refund

of her application fees because we did not process all the applications.  Then Mr. Fox explained to Ms. Parker clearly stated that the application fee is non-refundable and explained to Ms. Parker

that Fox Reality Services lost money because we stop marketing the property and we had other people inquiring about the property which we turned them away because Ms. Parker was applying for the property.  Mr. Fox explained to Ms. Parker that is why I explained to you several times to submit your applications and put your security deposit down to hold the property.  Ms. Parker then started to get loud and disrespectful which I discontinued the conversation. Ms. Parker stated she was reporting us

to slander.com and she was taking us to court to sue us for her application fees.

And she would see us in court.



3rd call-Ms. Parker daughter called and left a voicemail which I have saved on my voicemail and out she was taking her us to small claims court. Ms. Parker daughter called the office again about the application

fees and I explained the same thing that that Ms. Parker stated previously in the last 2 calls. Her daughter stated that she was going to take us to small claims court.  I told her see you there.  Still to this day we are willing to help Ms. Parker and her family to find a place to reside with no prejudice with the highest level of customer service within the parameters of our rules which Ms. Parker was made aware of several times and she agreed.  Ms. Parker came to us to find housing she picked a few places that she was interested in she was aware of the rules from Fox Reality Services and she agreed to abide by them.   The reason why she did not get 2010 Division Street, Baltimore, MD 21217 & 1648 Appleton Street, Baltimore, MD 21217 is because the applications was not presented in a timely fashion.  This process went on for over 2 weeks these houses we available they were rented by the landlords so we did not get compensated for these properties so we lost money out on both of these properties because of Ms. Parkers not being on time.  We explain to everyone that is a first come first serve basis and that and application fee does not hold the house and that the security deposit is what holds the house for you. We continued to offer Ms. Parker service on finding her a place that is suitable for her and her family in her price range.  And she signed one application for herself that the money is non-refundable and she stated that she filled out one.   Fox Reality Services have no problem of helping Ms. Parker with finding a place. 



We are a Christian ran business and we are here to provide a service for clients to find a place and for landlords to get a good tenant.  We never had a compliant before we do our job to the best of our abilities to please the tenant and the landlord.  And we are deeply sorry that Ms. Parker was dissatisfied with our service.  We are still glad to help her in finding a place to stay.
