I would suggest to ANY landlord to require FIRST LAST AND DEPOSIT from these individuals, as this is their 2nd offense. AND run a credit report to confirm the statements made herein.

Come to find out after the fact, bailed out on the Tuscany Apartments at ST. Francis tel nr 505-983-6666. On their rental application with me they wrote;
"above landlord does not know we are moving as yet. Will give notice on Friday, April 13, 2007"

This prevented me from calling them as I was asked by the tenants not to call them until AFTER THEY SIGNED MY RENTAL AGREEMENT. Which then tied me into a contract.
They failed to mention to me that they had not paid Tuscany Apts the April first rent. The deposit for Tuscany was a very small amount and they had left the apartment in horrid condition per the manager. Tuscany send them to collections as well for thousands of dollars, as did I.

She also proceeded with threats to me that my house made them sick, thus insinuating that if I didn't back off, they would go after me for what ever lies she could come up with. There is no way she could proof this, already knowing for a fact that what made them sick was caused by their own doing and I was happy to see them leave.

The carpets in my house were destroyed from dog and possible human urine that I had to resort to replacing the floors in the livingroom and hallway with new brick flooring. I lost TWO months rent due to their vindictive actions. As they didn't pay me the rent and the deposit was absorbed into the damages left for me.

I was hospitalized with mold caused pneumonia for six weeks, four days of which I wasn't sure I would ever breath again. After 6 weeks I was home to the same "mold" house and returned 4 more times. After that I knew we needed to move because the land lady would do nothing. We found a wonderful place on the north side of town and moved as quickly as possible. We gave short notice, but left our $2500.00 deposit and a clean house. The land lady even thanked me personally.  As far as Tuscany, we moved with notice in writing, leaving nothing unpaid and a very clean apartment. All that was needed in both locations was painting and possible carpet cleaning which covered normal wear and tear under the law. The mold house obviously needed extra work so the woman and her child that moved in within two weeks didn't suffer the same illness that has completely ruined my life since then. This woman that filed this report was a very angry person due to her life situations and I was never anything but honest and forthcoming with her. I had mold results that would have cost a lot more than a new floor, but only asked that we move without a months notice...she agreed and thanked us for being such good tenants. I feel sorry for her that she felt this way. Also note she filed this in February...We moved the previous July...wondering what took so long for her to get so angry...maybe she didn't clearing out all the mold??? Perhaps somebody did report her? I should have.
