Signed contract in Feb 2011 - we were moving to CA and needed to have someone in AZ watch the property.  When tenants found we provided them our personal contact information.

Several months of tenants complaining on all the fees they were recieving by Go Renter - HOA notification ($35 fee even if we just sent them a warning letter); therefore we starting just emailing those to tenants ourselves.  All the fees lead to very unhappy tenants who were threatening to not renew lease if we continued with Go Renter. 

We decided that selling the property was in our best interest and notified Go Renter in August of 2012 of this intent.  Gave them notification that with the market this could be a 6 months adventure so not sure if it would sell by the end of 2012.  They said not to worry and just to keep them informed.  So I let them know on 01/07/2013 of a confirmed, qualified buyer that the process was going through therefore we were putting in our notice to cancel the management agreement.  I was charged the following:
$295  Annual yearly fee for 2013 (refuse to prorate)
$450  cancellation fee; contract automatically renewed on 12/31/2012 should have cancelled before
$225  3 months of management fee for the cancellation
$150 January and Feb management fee because there is a 30 day policy so they have the right to collect the fee (so this is now a total of 5 months of management when only 1 is performed).  This violates their cancellation policy that states we will be charged for 3 months of fees........
$140 for some work they claim they did on the home after we cancelled (stated tenants called; tenants have provided statement that they did not call)
So in total over $1000 in fees just to stop services.  This is crazy!!!!!
Do not be fooled by their $75 monthly fee they will nickle and dime you with all kinds of fees as your contract goes on and if you ever stop their services - you will get what I did.
