Mike Cherwenka is the biggest con artist and liar I have ever met.  The only reason he is still in business is becuase he meets people like you!!!  He tells you a rehab with take a cetain amount of money to finish, which is about 1/2 of what the real number will be and then tells you will make a certain amount, which is inflated about 100-150% of what is possible.  Buyer beware, beware, beware.  

It gets even worse when you confront him, he gets rude, unprofessional and aggressive.  Even if you have 18 years of remodeling like I have I was very careful, did everything right and yet still had to spend twice what he said I would for the remodel and cannot get even close to what he said for the sales price.  The appraiser and everyone in his circle are all in on this con artist game, so beware.

 If he tells you can sell a house for a certain amount, take 15-20K right off the top.  If he tells you the rehab will cost $30K, you better make sure it works spending $60K to remodel.  I learned form 5-6 others who have bought from him the exact same thing and that he will tell you whatever you want to hear in order to sell you the house.  I got suckered and its all my fault.  He does not even own the houses he does a double close which causes issues with FHA unless you own it for 6 months.

 Just avoid this guy at all costs.  He needs you becuase not one person I spoke to would buy anything from him again every they have all said and I feel the EXACT same way.  That is why he needs you and he markets to new people and prays on them as he does not get repeat sales.  Don't fall for it, no matter how good it sounds, it is just that TOO GOOD and he cannot be trust further than you can through home.  Do yourself a favor, just pass it is not worth it.

Just wanted to set the truth straight on 3591 Potomac Ter. The house actually closed at 135k. This was after 73k in reno and holding costs. Mike C advertised this property at 30k in reno and holding.The propeterty ended up being a 7k loss to the investor. The numbers don't add up, I warned the investor that he was preying on older men who were newbies. Also investors, remember with FHA and for that matter any loans if the the house doesn't appriase it doesn't matter what it gets under contract at.

Dear Fellow Investors,
 
It really troubles me when a arrogant experienced investor did a Micky Mouse renovation and could not sell his property and turns around and bashes me on ripoff report.com on April 9th.
 
If you are a new investor or even a experienced investor there are aspects of this business you should be aware of to succeed. Let me reiterate the complaint that was posted on ripoff report. "Goldmine Properties is a liar, does not tell the truth, makes up fake numbers and inflates returns.
 
First I have attached a list of my renovations within the past year which have all sold for appraisal price or higher, a hedge fund purchased two properties so I gave a small discount for the quick cash closing, average D.O.M. is less than 10 days and you can go to www.Zillow.com to verify information and view renovations.
 
#1 reason renovated homes do not sell for appraisal price-Poor Renovation! Yes it is that simple and if you are a new investor and want to learn how to renovate homes just go to Zillow.com and view photos of listings or solds in the area of your property and match the quality of renovation. Hey it is not rocket science. Sure I agree that renovating a home is stressful, it can take longer than anticipated, you can run into unknown repairs and have cost over runs. Don't cry about it, toughen up, learn from it and move on. SO WHAT! Get it done and go milk another cow. And for the record after 18 years renovating homes I still get punched in the gut about twice a year on a project that just went south. But I also hit several home runs along the way.
 
There are hundreds of wholesalers in Atlanta. Please match my repair estimates and after repair values up to them. How many other wholesalers will advertise a $35,000 renovation? More like they will call repairs at $25,000. In any event, I don't claim to always be spot on but I do take great pride in my character, integrity, and a invested interest in my investors and am there to help you at a drop of a dime.
 
Not to pound my chest but shoot I have wholesaled nearly 2,000 homes in the past 18 years and my regular investors have purchased the majority of these wholesale deals. 75% of my sales are funded with private money. Private money lenders verify after repair values and repair estimates-none of my investors have ever been turned down by a private money lender! Now that speaks volume.
 
Thank you for listening to me vent. The market is so hot I hope you all have a rehab in process...

 Very disappointing getting attacked by a investor who could not sell his property instead of coming to me and asking for help. This particular investor did not do a quality renovation and therefore could not sell his home. If you like send me a email I can provide you with dozens of investors who succeeded. I will send you a list of my renovations the past 12 months that have all sold for appraisal price or better and D.O.M. My wholesale properties are the best in the business and having sold close to 2,000 in 18 years. I would not be in business if investors did not make money off me.
