Dear Client,

Haven t heard from me in a while...  hehe.  Don t worry, I am not soliciting business, however, I wanted to let you know some of Goodwin s shortcomings I discovered while working at Goodwin for 7years.   Many times while conducting the utility audits (which was not in place before I arrived at Goodwin) I found the Landlord paying for the tenant s utilities for months and in some cases, years.  I was forbidden to share this information with Rob as well as you, the client.  One particular case was with Urban Living at NVC - I believe either all or half their space was being paid by the Landlord long before I started working at Goodwin.  I would find them one by one as tenants would move out.  Utility Audits were only 65% effective because some of these very same meter numbers were deemed Landlord accounts when they simply weren t.  Year after year, I caught them all but not all of them.  I was whisked away when I announced my departure.  I There are still more outstanding and it takes someone that knows what they are doing to tackle this efficiently.  Keep in mind, they did not have an audit system in place before I implemented it.  There were two reasons why this was swept under the rug and even kept from the tenants.  1.)Client (you) would obviously be upset and demand money back, and 2.)If we billed the tenant, that would most likely have caused a call from tenant to Rob, then it would have gotten back to you.

Another big debacle is MWB - your landscaping and irrigation - I have been on Randy for years to fire his friend, Mark Biggs with Biggs Landscaping off of this property.  For years, no luck, until I convinced Rob to say something to Randy so it didn t appear that the criticism wasn t coming from his lackey.  Once Rob got you guys involved, he felt it necessary to make the change.  In doing so, the new irrigator (Greenway Landscaping) found thousands of dollars worth of irrigation issues that had been ongoing for years and never fixed.  Pay attention to the water usage from 2005 trhu 2013 (to date) and you will see $25K-$40K decrease since Greenway (a non-friend of Goodwin).  This isn t a couple hundred of dollars, we are talking about tens of thousands of dollars.  I couldn t wait to preach the good news to my clients who I have been trying to impress these last few years.  I was told not to by Randy Allen and that you guys (Metro) do not even read the financials.  If they do catch it, we ll deal with it then.  I was not comfortable keeping this important piece of news away from my client, but I hope that you understand that my job depended on keeping this in-house... at your expense. 

MRP Services - I have never trusted since I started working there.  If Rob was not involved in the pricing/bidding, then you were charged too much.  I was required to use MRP Services (another friend of Randy Allen s) when I knew I could get the work done cheaper (with better quality.)  If it makes you feel any better, most of Goodwin s clients are treated this way with exception to Association Management when most of the time, folks are paying close attention to the books and absolutely refuse to use MRP Services. There are a handful of agents treated this way.

I m sure there are more, but I can t think of all the secrets on a whim.  I would confront Goodwin for the evidence for which I am claiming and make a judgment for yourself and get back the money Metro and it s clients rightfully deserve, even if you don t leave them.  Your utility accounts are still 30% unchecked and needs to be taken care of.  If you would like more information, please feel free to give me a call at 512-484-7660 or have your attorney call me.  I hope you guys have a great rest of the week and please call me with any questions.  I respectfully ask that you do not mention this email to Goodwin unless it is absolutely necessary.
