When we purchased our home it was financed through Origin Financial That was back in approx 2003 just recently ( 3 months ago) They sold our account to Green Tree. It has been hell since.

When we talked to them 2 months ago they told us that we had homeowners insurance covering the structure of our mobile home.. We made a payment of $361.00 to them using Money Gram. About 20 minutes after I made the payment they called my mom( her name is on the papers for our home) and told her that if they did not get a payment of $40.00 additional dollars they were going to return the $361.00 I had just paid. The rep. told my mom that the payment was short. The rep we had spoke to prior to making the payment told us that the payment due was $361.00. We sent then another $722.00 to cover this month and last month, they called and stated that was not enough They wanted an additional 128.00 they claimed this is for late fees( what does that come to $50.00 a month in late fees)

Now they call and tell my mom that we do not have insurance on the home and since they got it they dropped the inurance because the one we had with origin is not who they use, They dropped it and expect me to take care of their mistake. I told them I was paying insurance with them and that i was getting our own insurance through a local company and they got really mad about that. stating that I had to go through them to get insurance on the trailer. That is not going to happen because i know that if you ever file an insurance claim they want you to send them the check and you do all the repairs and then they want to send you the amount you soend and they keep the rest. That is why I will not have them place insurance on my home. we do not trust them at all.

Then the rep. that is a story in its self, they are rude, abnoxious they want personal information that is no concern of theirs, Then they call 3-10 times a day daily. These people have no concept of customer service nor how to speak to customers, and we are ready to file a lawsuit against them for harrasment. They need to be shut down permantly. I was told by an attorney that when we have a compalint about them we also need to contact the better business bureau in that area. that should help a little.

I read your complaint and I hope that my 2 cents sheds a little lite. Depend on how far behind you were on your payment they do want whats owed Paid in full, this will include any late charges, insur etc. Look at your contract or ask your rep if you have a fixed rate or arms, then ask them about your late charges-- is it per diem (are cheap acturials are costly) or acturial? they cannot tell you that you have to stick with there insurance its a free country, but they have the right to keep the home insured until you proved proof of your own and believe me its way cheaper. if what you're saying is true about the $40 they have the right to request pymnt in order to give you full credit. this way you dont have that rolling over to the next month. they are required to ask why you were late on your pymnt. i'll tell you like ive posted to any other complaint---if you dont want to deal with the acct reps set your acct up online. you can setup checks 3mos in advance, if you get your own insur keep a copy for yourself and have the insur co fax a copy to Gt insur dept and you do the same. if for some reason you have to talk to them tell them when they can expect pymnt it has to be before the end of the month in order for the calls to stop. if your pymnt is due on the 5th and you dont get paid until the 15th ask them to post date a check for your actual paydate they can hold the checks up until the end of the month and if you need to change it then call them ahead of times to avoid any nsf charges. they will look at your pymnt history and see that everything is up to date you'll get a different tone from them, they'll be the nicest people you've ever dealt with. but when you're behind they want money
