 Worst mortgage lender ever!!! Brokers, don't waste you or your client's time. Greenbox disregards contracts, timelines, the fact that people have earnest money on the line, and the fact that an individual more than qualifies for the loan specified or they would not have gotten a pre-approval in the first place. Nearly two months later, we're still waiting for an approval. The seller granted us three extensions. Three closing dates came and went with not even a phone call from Greenbox. We nearly lost our earnest money. FINALLY, after the third contract had expired, Greenbox started asking for more material to approve our loan. The material required us, again, to pay a CPA. Additionally, it was not material that was needed to approve for the "bank statement" loan. To add insult to injury, the seller refused to grant us a FOURTH extension, instead taking an offer from someone else. Greenbox lost this home for us in addition to thousands of dollars chasing a loan that I don't believe exists.

Dear Dr. Robin R:

I am very sorry to see your comments about Greenbox. I understand that your loan was referred to Greenbox from another mortgage broker that was unable to close your loan due to the uniqueness of the property.

As you were aware, Mr. Chapman got involved since the property you wanted to purchase was on a Peninsula on the Texas Coast with double boat lifts zoned both residential and commercial including 6 lots. It was a beautful property however comparables were impossible to find for such a unique property. We communicated this issue to you early in the process after we exhausted all efforts.

David Chapman was in communication with you and helped provide the denial letter so that you could get a refund of your deposit. I am not sure what we did wrong to warrant such a negative review. Naturally, we would have loved to be able to help you finance your purchase but unable to do so based on the uniqueness of the subject property.

Our goal is to close loans and denying them is not financially beneficial for Greenbox. With that said, you are welcome to contact me directly if there are some details you feel are necessary to discuss beyond what I know to be the case regarding your loan file.

I have been aware of this complaint for a while now but wanted to acknowledge it. Greenbox is a specialty lender focused on providing financing for borrowers that do not qualify through traditional documentation. Unfortunately, there are cases where we want to approve the loan but do not have the compensating factors required to meet the compliance standards for "Ability To Repay" to be satisfied.

We are an exception oriented lender with a high desire to close loans where others would quickly decline and not bother with the effort. Being a wholesale lender, we are sometimes falling victim to the lack of communication from our broker partner with the borrower. This lack of communication with timely status updates from the broker to the borrower creates a sense of anxiety which is not in line with the Greenbox mission of providing superior service and communication.

In this case, it seems clear that there was a sense of frustration caused by the lack of satisfactory communication. I am constantly working with borrowers directly and their brokers in resolving issues on their files and signing off on exceptions. We offer a large variety of unique loan programs that are for self employed borrowers using bank statment loans and no income documentation loans for experienced real estate investors.

In it is my goal to expand the communication directly with our borrowers from the time of loan registration so that there is some relief with regards to direct communication with the Greenbox management staff. We hope to avoid these kinds of negative experiences in the future for our borrowers. Our current service levels can be evaluated by viewing our YELP page filled with comments from many satisfied mortgage brokers and borrowers.

Greenbox Loans is a scam...

 Robin, I'm sorry you had the same experience we did. As my husband is self-employed, we knew we would have to jump through hoops to get a loan . Because of his high income, also about 30,000 a month at the time, the bank statement loan seemed like something that would be relatively easy based on the qualifications, however, they always needed more information than what was required. As stated, they dragged everything out so long that the seller got tired of waiting and sold the house to someone else. Not before we were already out the money for inspections, travel to the location of the house, and a repair to the pool pump while the pool inspector was there. A little premature on that one but we just knew we were getting the house based on everything we were told. My husband even talked to the owner of the company, who assured us everything would work out. I'm not sure why Greenbox is so incompetent, unless, like you mentioned, their only intent is to steal individual's personal information for their own gain. I would certainly freeze your credit, as did we. I don't know that anyone from Greenbox reads our ripofff reports since they didn't respond, however, they will respond very quickly if you post something to their Facebook page. Good luck and keep me informed if you have any progress.

 Every thing you said just happenex to me here in Texas. I can not figure out their gain in doing this. The realtor gave my phone number to Greenbox and they called me. They pre approved my loan then I couldnt get them to call me back for 2 weeks. I only had 20 days to secure the loan and they literally never sent me anything in writing telling me the % for down payment nor the interest rate. My credit is good, I make 30,000 a month, I paid my 30 year house note off in 6 years, owe no money on credit cards and the property I wanted to by was a great deal. A Mr. Wren sent the seller a pre approval letter and I had to put down $5100 in earnest money and pay $700 for inspections and then I am told by Mr. Wren he does not do commercial loans....he sends all my loan papers to a Mr. Jeffrey Yoo who sits on it for another week and asks me for my credit card number for appraisal fee but never tells me what the fee is going to be...I did put it in writing that he did not have authority to bill anythi g to my card until I saw the cost and then approved it..they never found an appraiser...Then Mr. Yoo tells me Mr.Wren never sent him any paperwork and wanted to know if I could send it to him then..then he to claims he could do a commerciak loan but its going to cost me 30% down with an 8.9 interest rate and I can not refinance for 2 years. The next day be passes it to a David Chapman who tells me he had nk idea this loan was for a doctors office and he can do it but its going to cost me 40% Down with most likely an interest rate over 10% and closing costs, survey and they want to switch title companies...that was the odd part. The title company this property is listed with is Stewart Title, very reputable and they have locations all over the place and one is 5 miles from here. Now they are refusing to write me a letter saging they cant do the loan and I will lose my $5100 and I have already lost 700 in inspections. At one point Mr Wren asked me if I could give him my bank statements and all the sudden thats when the down payment went up to exactly the amount of cash I had in the bank. He also asked if I would consider putting my house up for collateral...I think Greenboxes scam is to steal every thing yoh have in the bank, take all of your assets, and then pull some skrt of title scam where they walk away with every thing...and at minimum if they think the property you were buying is a good deal, they make sure they burn up all your time to secure a loan and then they refuse to write a letter stating they cant do the loan which causes you to forfeit your earnest money and anger the seller..then Greenbox buys the property....not sure about the last part yet, but they do all of this for some gain. I did send Mr Chapman a copy of the above persons comlplaint and how astonishingly similar in every way this persons experience with Greenbox was just like mine a d he replied it was from a. romer who no longer worked for the company.. it doesnt look like a broker wrote that to me...it looks like someone trying to buy a home and where lied to by Greenbox.. Now all of these people who produce nothing have my personal and financial information...I think first thing in the morning is a good time to call my title company and let them know whats going on in case someone tries to sell my home without my knowledge, get new credit cards issued, and call life lock. I xont know what Greenbox really does for business buts its not lending.
