She got back to me a day later and assured me that all the values in the comparables she was looking at were confirmed by her appraisal dept. She was so positive and so sure of the home values she was using. She said my home value was close to $550,000 GUESS WHAT -- the appraisal came back $40,000 short of what she said it would be...I was very, very UPSET to say the least. She wasn't even CLOSE. She said she was also SHOCKED at the report. She did not even bother to explain to me verbally what negatively affected my appraisal. She just emailed me and said SORRY.
The appraisal company they used (360 Appraisal co.) did very SLOPPY work. The picture in their report was NOT MY HOUSE. The tract map they had was also wrong, it was another neighborhood. The picture of one of the comparables was actually the picture of my house. There were so many inconsistencies in their report so how can Greenlight Financial even do business with this appraisal company and to top it off Greenlight backed them up and said there was nothing wrong with the report.
Greenlight needs to compensate me for this incompetency! I agree with the the ripoff report from D & H R from Seal Bch posted on Dec 10,2011 - I quote:
"Greenlight misled us and to make matters worse we were out $350.00. I smell a scam here. I wish I make $350.00 per 30 minutes. We lost $350.00 because the Greenlight Loan Consultant was not up front with us and failed to inform us that our application can be turned down due to the fact that we fall under the three Criteria I mentioned above. If only they were honest and had integrity I wouldn't have to write this complaint to warn the public. With the downturn of the Economy, we can't afford to lose $350.00 just like that with the possible intent to defraud."

- Sounds like your issue is with the appraisal company not Greenlight.
If what you are saying is 100% true, it sounds like you have a very good claim to get your money refunded. If it comes to it you may even want to file a Small Claims case, because I doubt that any court would agree that they did a proper job. Your only real issue in this case would be who you "go after". In most cases that would be who you paid. If you paid Greenlight then you would most likely go after them, if you paid the appraiser directly you would most likely go after them.
Now of course this won't guarantee that the appraisal will come in with what you expect, but you should at least get an appraisal of YOUR house.
