My mortgage company was with GMAC since 1996. They filed bankruptsy and sold my mortgage in Dec 2012 to GreenTree.

It started with phone calls asking for my mortgage payment that I had already paid on line to GMAC before receiving notice that Greentree would be my new mortgage holder. I informed Greentree of the payment to Gmac and was told that GMAC should forward them the payment, but a late charge of $50.00 would be charged to me for not paying them directly. I complained of course, but paid anyway just to keep my account up. The next month I received a "bill" from Greentree. I sent the payment in the return envelope and mailed about 9 days before it was actually due. A day after it was due, I received a phone call asking for my payment. I informed her that I sent it 10 days ago. She then informed me that something must have happened and that to keep my account from going into default, I needed to pay the amount over the phone. She said that she would cancel the $12.00 fee normally charged for paying over the phone. I asked her what I should do with the missing payment and she said I needed to call my bank to cancel that check. I agreed.

The next day I called my bank to cancel the mailed check only to find out that it had cleared my bank that same night! I called Greentree back and informed my rep of the issue. She informed me that they couldn't cancel the payment I made over the phone, and I would just have to handel the 2 payments made that day. The following month, they tried to do that again. I mailed the payment, she claimed they didn't get it and wanted me to do it again over the phone. I reminded her what happened the month before and refused to do it again. She told me that I needed to send the next payment directly to her at a different address because it takes awhile for the mail address to process my account. From that day on, I began sending a certified return receipt check making them sign for the payment.That did ok for a couple of months until they started waiting a few days to actually pick it up.Now they continue to charge me about $50.00 per month for a late fee and since I pay that too, I received a notice that my account was charged a $125.00 fee for something I don't even know about.

Also, they sent me a notice that I have to pay them back for some sort of extra charges that they claimed to have paid GMAC against my account. They claim that GMAC charged about 22.50 per month for an appraisal fee against my account for about the past 5 or 6 years. I never heard about this from GMAC. When I questioned them, they sent some print out they had showing what I owed extra for. So now my house note has gone up an additional $150.00 per month! I just had GMAC refinance in October 2012 (before the buyout) to lower the payment by $100.00 but a few months later after GreenTree, my payments have increased by $150.00!
