Guardian Solutions One Shady Company Clearwater, Florida

This is a company that acts with an extraordinary lack of professionalism, ethics, and standard industry principles.

We own a number of large apartment communities across the nation.  One of those properties had their mortgage come due in December 2009.  We are working with the lender on the re-fi/extension.  There are no concerns or worries we will not have this buttoned up in 30 days (it's January 19, 2010 today).

Guardian Solutions calls up your property, unsolicited, creates havoc and chaos by speaking with the onsite manager and stating there are problems with the property mortgage.  This is Guardian's only way of intimidating the manager to revealing the property owner and/or management company. 

Guardian then obtains the info, calls a corporate office, leaving messages all over.  A call is returned by us and the person you get to talk to you at Guardian is quite vague, wants to ask you questions (of answers they should in fact have), isn't revealing as to where they got their information, etc. - and all of this in the most white trash, gravely smokers voice.  You know the kind.

In the meantime, a second call is placed back to the property, in effect hassling the property manager, to reveal more information.  Twice in one morning.

Guardian represents themselves as a loan modification organization.  What they really are is a bunch of cold calling hustlers to reign in unsuspecting and unknowing entities with potential loan problems.  Quite the business these days for these type of people. 

If they were truly a professional and ethical organization operating in this industry, they would know it is not the proper protocol to call directly to the property site. They would be more transparent in their approach, more informed about the property they supposedly have information on, etc. They would do their own homework and research and find out the legal owner without causing the chaos they do.  When pressed on this issue, their only reply is "We will continue to do that because it is our right".  Nice isn't?  That's the type of people you're dealing with.  Hard to make a buck these days, but these guys won't let standards, professionalism, and ethics stand in their way of attempting it.

In the 25+ years we have been in business, we have never encountered such an organization or an organization that behaves with this type of mentality and approach.  Really really poor.  Cheesy.  Slick.  Hucksters.  Be very aware.
