Hard Equity Financing David Loan scam, fee of $2300 (11% returned) up front with no results, hide behind their voicemail system.. Miami, Florida

Had a preliminary loan approval for 465K which was 69% LTV, their web page states that they go up to 90% LTV. They came up with a value less than ours, we then lowered our borrowing request to 400K or 67% LTV with my client contributing 90K of his own cash.
They declined this loan based solely on the value of the property which makes no sense since the LTV was lowered to 67%.

They insisted on a fee of $2300 up front to expedite the process, 11% of this amount was later refunded. This firm had no intention of supplying this loan and were only interested in the fee charged.

I dealt with David who always hid behind his voicemail system, never responded to my messages left on his VM and was very slow to respond by email. Jessica also responded by email, she was no help whatsoever, basically responded where David left off.

My advice, never, never, under any circumstances send this firm any money up front as they intend to keep most of this fee for accomplishing absolutely nothing. They claim the fee was for research, which is a bunch of baloney.

This is one of the worst experiences I have ever had in over 40 years of doing business.
