My husband and I bought our home in 2005. We made our payments and all was well until the ARM adjusted. At that time we also "emergency adopted" a child and had no idea of the financial burden that would cause (no offense, I wouldn't have this little boy anywhere else). They have refused to help me with that one payment I got behind, adjusted me every 6 months since then (always up and never down), then call and harass me about my payments being late. Every time I have spoken to them, they indicate to me that they have stopped re-financing 6-7 months ago. Hello.....you guys refinance until I call, then every time for 2 years say you've quit doing it 6-7 months ago.

So I go online and they are still, to this day, advertising their refinancing options. All I want is my original mortgae back so I can get back to the business of helping our child deal with his short little abused past and help him grow without scars. Because of this, my credit has slipped below 600 and NO ONe will finance me now! I have since found out that we probably should no thave qualified for this mortgage. But, we could afford it at the original terms. It wasn't until it began adjusting higher and higher that we had problems. We couldn't turn this little boy down, he was being abused. What can I do now except give up our American dream?

Most lenders have a hardship department. If you have had medical or other family issues, they will work with you to adjust your loan. This has nothing to do with the government bailout, but most reputable lenders offer this service.

The collections people ,many times will not offer the information about the hardship department. Their job is to collect the loan as it is now. The sad thing is that if you were 2 or 3 months behind on your payment they would gladly refer you to the hardship department to save the loan. As is stands they get their interest and a late charge every month, so they are not too concerned.

However DO NOT quite making payments to forct their hand. Some institutions will just take the home back and you will be out everything. Tell the collection agent how much you can afford to pay monthly and ask to speak to someone in hardship.

Be prepared to quote the additional costs of adoption, therapy and medical expenses that come out of your pocket.

All lenders do not have these programs, but many do. Good luck to you and may the Lord bless you for your service.
