Purchase existing mortgages from legitimate mortgage companies.
__Unlimited customer base...No sales offices to maintain...No customer service needed...Poorly trained staff is sufficient.

Do not complete the all the paper work after purchasing mortgage.
__This puts your new "customer" on the defensive, right where you want them...Make the "customer" prove that you made a mistake, while they are scrambling to figure out what you did wrong you can charge them a variety of fees, late fees, handling fees, corporate fees, etc...Note:This works during modification request as well...Any clerical error will do and multiple errors are even better, be creative!

Start the collection process on the due date.
__This is unsettling for your "customer"...Report to credit bureaus immediately even if its not accurate...This will eventually break their spirit and destroy their sense of well being...Use an un-manned calling services 24/7, they only need to pick up to register a call its quantity not quality here. These phony calls will look good during a government audit! This also undermines their sense of ownership, all very important steps to the eventual demise of your "customer"

Be patient.
__Your "customer" will eventually suffer a catastrophic event....Job loss is popular now, but health issues and natural disasters work just as well!

Start foreclosure after only 2 months.
__Again this keeps your "customer" demoralized and lowers their sense of self worth even further following their catastrophic event from above...This also keeps everybody distracted while you are pulling the wool over the tax payer's eyes, the old shell game, hehe.

Win Win.
You've already over charged your customer via fees and interest rates. Now their homes will be in foreclosure and your parent company will scoop them up by the thousands at bargain prices through shell companies and resell them at a substantial profits. You have helped create a larger audience for "subprime" products in the future and even higher fees and rates will be on the menu (we will have a friendlier label to replace "sub-prime" in the final release of this guide). On paper it will look very ugly short term, stay the course because more help is on the way in additional bailout money from the tax dollars of your now fleeced "customer".


This is a tongue in cheek record of or experience with Homeq Servicing! The fight goes on but WE HAVE BEEN SERVICED! ouch...
