This scammer mails new home owners a "Declaration of Homestead Request Form", which instructs that you pay $28 to:

HOMESTEAD DECLARATION BUREAU INC.

PO Box 95162, Las Vegas, NV 89193-5162

or

3315 E RUSSEL RD STE A4-223

or

Any new postal box this scammer rotates in order to try and switch identities

The $28 is for filling out a form, then you pay the real county the actual fee when they mail you back a pre-filled form so you can send it yourself.

They do not accept credit cards for payment, as you can do charge backs. They only accept checks. A smart scammer move.

Research that company in google and you will see many reports from BBB complaints to local news reporting on that scam.

This person main business is to fool first time home buyers into believing they are a goverment agency so they can get payment by manually filling out a form on their behalf via deceit.

Borderline illegal pratices here and they are getting away with it since most people foolishly fill out the forms based on their name alone (HOMESTEAD DECLARATION BUREAU INC.) and the date in which they send out these letters make it seem its coming from a gov agency.  

Do your research ! don't be scammed by this person.

 I simply wanted to keep this complaint updated. Today is 27 December 2017. I just bought my dream home, in Las Vegas. I moved in on the 4th. I’ve received THREE notices. The most recent stating "Third and final notice”. What a scam!!! Having no access to a printer, as well as my personal opinion, simply go to your nearest County recorders office, ask for the form, it takes FIVE minutes. Fill it out, pay for it to be notarized ( this fee is STANDARD for each state. I BELIEVE it’s $5 in NV but I KNOW it’s under ten bucks). Then the Country assessor will then enter the document into the system, for a standard fee of $17-18.

I’m unsure if it’s 17 PLUS notarization or simply $17. One thing I’m ABSOLUTELY sure of is that living here in NV we have one of, if not THE best programs. It protects up to $550k against medical bills, sued via a car accident etc. Go to the County assessors page online for the exact details. But like I said. THIS ONE IS A NO BRAINER FOLKS!!!! This SCAM company, upon some simple internet detective work, simply charges you $28 ON TOP OF NOTARY AND REGISTRATION FEES!! Like I stated above, simply go to your nearest Country Assessors office, pay around $20, and in UNDER FIVE MINUTES YOUR SET FOR LIFE FOR THAT HOME!!!

I’ve been in Law Enforcement, Private Investigator and on and on, my entire adult life. I’ve PERSONALLY seen creditors on behalf of medical bills and Home improvement companies go after people’s homes! For a quick 20 bucks you can avoid this. It’s the absolute cheapest benefit with the least risk. IE Benefit/Risk ratio, that you will EVER have the opportunity to receive. It needs to be done just once. Until you move out and buy another home. Take advantage of this great state of Nevada’s huge benefit. It’s the best that I have PERSONALLY seen. 20 bucks for $550k of EQUITY! It’s almost too good to be true people. But I’ve done the research. I don’t know why ANYONE would NOT take advantage. But do NOT use this company.

Legislation will soon ban this practice which has happened to similar companies in CA and AZ. If you don’t trust me and the other posters on this site, I encourage you to take a few minutes and research it yourself. This is something you can do in FIVE minutes instead of paying someone $28 to simply give you a form that you can fill out yourself. If you’ve done so, I politely ask you take a few minutes and keep this topic near the top. Bottom line. It’s a SCAM! Do it yourself in five minutes for around 20 bucks. And you’ll never need to do it again unless you move. I simply felt compelled to write this in hopes that even if it helps just ONE family, it was worth the 15 minutes which I’ve typed. Oh. Btw. Their NEW or ADDITIONAL mailing address is merely 3315 E Russel Rd. Yup. A P.O. Box. What a scam!!!! May God bless you all And Semper Fidelis!!!
