I was refered to this company by my realtor. The home inspector missed dozens of items including mold growing in the home and also a major electric problem. We had to spend $10,000 to re-build our basement, after moving in we found that water had been leaking in the basement for years-- the inspector never found it. The inspector never found that the garage doors were a danger and not in working order. Also, inspector did suggest replacing the electric box. Inspector came out and re-inspected after seller of home made repairs and approved the repairs-- the problem is the seller only replaced the electric box and never actually replaced the breakers. In my opinion this inspection company works only for the realtor in an attempt to sell the house. This company does not work for the homeowner, even though I paid $400 for the home inspection. In my opinion do not hire this company, they are not thorough and are not working in your best interest.

yes, they get paid no matter what happens but the inspector can let things go and overlook certain things to get the house to sell. Once again I have no proof that this has happened I am just stating it appears this way. Housemaster may have done a perfect job but in my opinion they did not.

First of all an Inspector gets paid whether or not they approve the house or not, and unless you have solid proof that the inspector is getting some sort of "kickback" from the realtor you need to be extreamly careful of what "opinion" you post on Public Internet sites.

As for the inspection.  If there are issues that should have been caught on the inspection then you may have the right to sue the inspector for any extra costs you incurred.

Taking your examples.  If this proof that water was leaking into the basement for years was only found after you did something like tear down a wall.  That is not something an inspector would be required to do and therefore wouldn't usually be held liable.   As for the Electical Panel, for that it bascially comes down to is it within "code".  If you have the City inspectors come out and say it is within code you again probably don't have much of a case against the inspector.

FYI, many times a bank will send out an appraiser/inspector as well.  So if these things were so bad, how come they didn't catch or make a note of it either?
