Do not do business with these people. They use high pressure sales techniques to fleece investors out of their hard earned money. They dramatically misrepresent their properties and seem to sell them well above their market value. For example, I bought two lots in Arkansas from them for $5,800. It turned out that the market in that area is extremely depressed and the lots are typically selling for $600 to 800 each.
The salesman claimed that they zillowed for $15,000 and that i could sell them easily and quickly for $5,000 each. When I called them back and asked for my money back, they apologetically said they have commissions to pay.
I still get calls from these people every few months from some clueless customer service person asking if I want to buy more property. When I explain what happened, they play dumb and say they can't do anything.
Some of the people I worked with there include Alex Shipp, and Ben Martinson.
I was referred to this company by a company run by Bill Rancic and Dean Graziosi. Apparently they don't investigate the companies they partner with. One of their strategies is to create multiple streams of income by luring in suckers and putting them in front of as many con artists as they can partner with. I assume they get commissions on each transaction, so they're selling you down the river to line their pockets. Rancic and his people do know how to make money in real estate, and will teach you what they know, but will take as much of your money as they possibly can in the process.
One other tactic Rancic, and other sales organizations use is to start calling you right before you get your tax refund.
In short, beware of salespeople in the real estate business - they're very slick and will take you for everything you're worth. Con artists.

What always amazes me is how people choose to use the internet to run smear campaigns, but do so without having the creative ability to come up with a name better than BOB. Regardless Bob, lets address your report.
ANYONE reading this knows needs to know a few FACTS that Bob conveniently left out. Ill provide two things in this message, first are the facts behind what Bob claims to be TRUTH and second, Ill provide you MY DIRECT PHONE NUMBER AND EMAIL to contact me an ask me any questions youd like. And my promise to ALL OF YOU is that my real name is Sean Whalen, and I only call myself Bob after Ive had a concussion and dont know what planet Im living on.
FACT 1. Property 23 DOES NOT, I repeat, DOES NOT work with, associate with, partner with, do business with, play golf with, make cheesy informercials with, pretent to be GURUs with, or have Saturday afternoon BBQs with DEAN GRAZIOSI or Bill Rancic. I personally cant stand Dean, but I do however think he is one of the best sales people on the planet, of SNAKE OIL that is. Not to mention he has a serious complex about only being 4 feet tall
FACT 2. Paying $2,900 for a lot in community that has homes and lots selling for tens of thousands, and HUNDREDS of thousands of dollars is a bad deal HOW? Bob, you NEED TO STOP LISTENING TO GUYS LIKE DEAN GRAZIOSI and do your own homework my friend. After reading your message, I spent about 5 minutes on Zillow and a Google, and all I found were lots selling and being offered for sale for MUCH more than what you paid!Now Im not the sharpest tool in the shed, but I suspect that when you have property that you paid MUCH LESS than what others are paying that is what we in the real estate world call A GOOD DEAL. Maybe Im wrong, but I think Im right, and I think next time before writing something like you did, you should do better homework.
FACT 3. I know as much about when you will get your tax refund as I do of when SANTA CLAUS or the Easter Bunny will get their refunds. BOB, PROPERTY 23 SELLS REAL ESTATE. ALL THE GURUS ON TV ETC SELL YOU CRAP, AND CALL YOU WANTING TO SELL YOU BOOKS, TAPES, HOW TO DVDs & KITS, buying these things makes you broke, buying real estate that is cash flowing makes you wealthy.
I want you to go to www.PROPERTY.com right now and try to find a HOW TO kit, try to find a book by SEAN WHALEN on HOW TO MAKE A TRILLION DOLLARS IN 2 SECONDS. If you find something on my site that sells you anything other than a great property, I'll buy you lunch.
Last thing Bob. Does Property 23 work for free? NO. Does Property 23 make money when they sell a property? YES. If you or anyone else has an issue with that, and is looking for free real estate, DONT work with me or Property 23, and best of luck finding that.
