Nichol Risque and IMT Westlake Village Thousand Oaks are very uncaring and violate a lot of basic rules of human values and even primary levels of understanding. I have been living in the current location for over 5 years and have an impeccable record as a tenant and Nichol Risque and IMT Westlake Village Thousand Oaks have been a nightmare ever since 2012. They never come and visit or repair anything, but want to threaten with legal letters all the tenants all the time as they want to evict all and reconstruct and rent for more. 


Nichol Risque and IMT Westlake Village Thousand Oaks have ignored the new infestation of rats. They probably do not care, because Nichol Risque is related to the rats. She is a cross between a Troll and a Rat we call her a Trat. We have asked for her to fix the gym equipment several times and while looking at her one can understand she does not give a "F" about working out so it's not a priority. The gym treadmills, T.V. monitors and machines don't work.

I would recommend no one rent from Nichol Risque and IMT Westlake Village Thousand Oaks. Ever since they took over our place looks trashed and no one ever cleans. I have never given anyone a bad review ever but my constant polite requests to Nichol Risque and IMT Westlake Village Thousand Oaks go to deaf ears as I am sure all the other reviews for them also get ignored the same way. 


Just want to request all good people who care about how others get mistreated by these big companies NOT to encourage companies like these and boycott renting with them. Nichol Risque; and IMT Westlake Village Thousand Oaks hands down the worse place to rent from. Nichol Risque aka “Trat” hides behind a fictitious corporate vail and makes ALL the decisions to make life h*** while living at IMT Westlake Village Thousand Oaks.

We are sorry to hear that you have not been completely satisfied with your experience living at IMT Westlake Village.  We take our residnets concerns very seriously and want to assure you that yours are being acknowledged. 

All letters that are sent to residents are corporate approved. Renewal letters notify the resident of an increase in rent are not intended to be threatening. All maintenance requests and work orders entered are closed and go through our MRI system to ensure that they are not ignored and are followed up on appropriately.  We udnerstand your desire to have your maintenance requests fulfilled in a timely manner. 

We strive to provide proficient maintenance services to our residents in a timely fashion.   The best way to expedite service requests is to submit a formal work order; which can be conveniently made through our Resident Portal via the IMT Residential website at  There, you can submit and check the status of any service request. 

The grounds at IMT Westlake Village receive regular pest control services and there are currently over 62 bait station on the site.  We pride ourselves on never ignoring any pest problems.

The fitness center is working properly and recieve quarterly maintenance.  We apologize that the TVmonitors are not working and are in the process of being removed but this doesn’t affect the machines.
