We have lived in a house for almost 4 years and repairs from the very first year we were here have not been made. They do not make repairs, they tell you to go in halves with the owner for the repairs if you want them done.

We have a fixture in the bathroom that sparks even if the switch is off that is just over the shower. The back fence has fallen down and continues to fall almost every other day.
There have been 3 bee hives that they have failed to be removed and several people in my home and friends have been stung
the back deck is falling apart and unsafe my children's feet have gone through
The windows in the kitchen were falling out due the to windows needing to be replace - they were only fixed because someone that came out to fix the moss on the roof ( which was only fixed after someone in our neighborhood emailed the owner) said it was an easy fix and out of the goodness of his heart he fixed it.
House is not weather tight at all - windows leak all kinds of cold air even standing at least a foot away from the windows you can still feel the cold air


Horrible! Have had to call the code enforcement of pierce county because the dangers of some repairs not made and ignored by this company.

This email was sent to us only after we said we called code enforcement.

I have records of when my husband sent in emails to both you (cathy) and to the general email. He would always send them to the general email of mail@integrityrentals.com and if nothing was done, he would send it to you (Cathy).

It has been indicated several times that the property manager was denied access. She was never denied she was asked politely to change the time for when my husband was home. She has been in contact with Jacob and did call the house one time, I repeat one time only. I was not home when she called Jacob said he called several times over the weekend and again the next Monday and she said she would reschedule with him. There is more about this that I responded in red below.  would like to address each of the maintenance items on your list individually.

Maintenance concerns:Light fixture(master bath)- He did not receive and email from anyone asking for any other
information.  The property manager was not denied access to the home, she was asked to reschedule so my husband could be present due to my medical disabilities.  At this time we were already in the process of moving and it was not indicated that she needed to look at the fence - and could have easily gone into the back yard to inspect.  Your property manager also made the indication that the inspection was not to look at what needed to be repaired to the home but a full inspection for the  move out.

Caulking in master bath- No request or email was sent because this was indicated by Stevell (integrity rentals owner) on her inspection of the home several years ago and the person with her , she had asked to make a notation on the inspection report that this needed to be done. Since this was indicated by Stevell I assumed it would be taken care of an no written maintenance would be required. Please look at your inspection reports.

Deck in back yard-no email or written request provided - My husband filed this the office when he went to pay rent, no receipts are given for that - so who knows what kind of records are kept.

for this we have no proof since it was filed in office. lesson - never file a request in the office where you have no proof you did do it.

Fence-No email or written request found for June.  No email was sent from integrity. Again, please read above she was asked to reschedule when my husband was home due to my disablities. When approched by Cheryl yesterday it was also indicated it had nothing to do with us submitting repair requests she said "This is at the request of the owner because you haven't paid rent in months and we need to be prepared to what we are walking into when you leave" and I quote.  This does not indicate that she is coming into the home to inspect for repairs that need to be done. She upset me and I asked her nicely to leave and please reschedule when my husband was home. Cheryl stormed off yelling from the front of the house "You have  been served" unprofessional, inappropreate, and would perfer someone that is professional to come to the home. I had sever problems with my disability after she left. the reason rent has not been paid? because in accordance to the law - we can either fix it ourselves if it doesn't go over the price of one months rent (which it would go over) or we can put the money in an escrow account until the repairs have been made. Which upon we can also leave the house.

Bees/Spiders-No written request provided. I sent an email to the general email account that you had given me mail@integrityrentals.com . The man that repaired the roof of moss is the person that found them, and woke them. He said he would also say something. about the bee's and the deck so he could come take care of it.

Windows-Bay window was repaired in 2011.  No other written request provided for windows. This I actually called in and talked to Cathy about. I sent an email to the general email account that Cathy had given me mail@integrityrentals.com and requested that I send it to. The man that came to fix the roof was actually the one that fixed it. He said he wasnt there for that, but he would because it was an easy fix.

Ivy Removal-No written request provided.   This again was addressed by Stevell on the same inspection of the caulking. She had asked if we could remove it or if she should send someone out. I asked since it was crawling under the roof and other places that she send someone out and she said she would.

Dryer- We never and would never have agreed to this. We would never replace an appliance in a house that we are renting. The damange was not caused by us, it was happening from the first time we used the dryer, it just took us a while to figure out what was going on.  The dryer was working fine, But it damaged over $200 worth of clothes that needed to be replaced. It was said that the duct tape would work for now, but the dryer would need replacing. This is when we were approched with going in halves - which was never agreed to and we were told by integrity staff that was the only way it would get replaced. 

Yeah now they want to take care of the safety issues.

I would like to address each of the maintenance items on your list individually.
 
Maintenance concerns:

Light fixture(master bath)-email was sent back to Tenant requesting additional information, but we received no response.  We scheduled an inspection to examine this and the fence, but our property manager has been denied access to home.

Caulking in master bath-no email or written request provided Deck in back yard-no email or written request provided
Fence-No email or written request found for June.  An email was sent to tenant requesting additional information for 2012 storm damage, but we received no response. Owner wanted additional information for possible insurance claim.  Notice was posted to inspect premises, but our property manager has been denied access to the home.

Front water connection-Only water issue in our record was reported in late 2008. The problem was found to be broken sprinkler heads. The replacement of sprinkler heads was completed in 2009 to ensure the system passed the backflow test required each year. We approved an adjustment with Firgrove for your bill to be adjusted due to high water usage.  Most recent test was completed in June 2011 and system passed.  We have received no contact from Firgrove Water stating a possible leak on the property due to high water usage.  If there is a new issue, we havent been provided with a written request from you regarding any other issues.

Bees/Spiders-No written request provided.

Windows-Bay window was repaired in 2011.  No other written request provided for windows.

Ivy Removal-No written request provided.  Per your lease agreement the tenant is responsible for maintaining lawn, flowers, and shrubs.

Dryer-we do have a written record of the dryer issue.  It was found the damage wasnt from normal wear and tear.  A representative from our company had a conversation with you regarding the replacement of the dryer.  The cost of a replacement dryer was to be split between you and the owner which you agreed to.  Also, you let the Property Manager know the dryer was working fine and there hasnt been an issue since you covered the area with duct tape.  The replacement dryer would be installed when you moved out or the dryer became an issue again. This conversation took place in April 2009.  We received no further notification from you the dryer had become an issue again.  I noticed you said you had rented out a set so is the original washer still in the home?  Is it in operating condition?
 
There is an extremly large outstanding balance due for rent, late fees, and posting fees.   The owner has suffered tremendously due to your neglect in your responsibility in paying the rent during your tenancy.  The owners and Integrity have tried to work with you to resolve this with no success.

The only reason for posting this complaint against my company is due to retaliation for removing you from the home for non-payment of rent! 

Eviction proceeding are in place a we are hopeful that no other owner has to suffer by renting their home to a tenant who does not pay their rent or take care of their home.
