International Vacation Homes (ivh.travel) misrepresented a vacation property that I rented for my families vacation this last July. Because we have 2 dogs we decided it would be best to rent a home. IVH told us that the unit we were renting was "upscale and comfortable, completely remodelled and newly furnished.." as stated in the rental contract. The contract also stated that an IVH representative would meet us at the property at check in to do a walk through including pictures to protect our security deposit.

Well upon arrival there was no representative. But we did find the downstairs tenants in the unit, the unit was filthy beyond belief, it was in serious disrepair, doors and windows did not latch shut, there were no linens for 3 of the 4 beds, no pots to cook with, smoke detector did not work, the furniture was dirty and falling apart and it smelled like animal urine. Needless to say it was not an upscale and comfortable unit that had been completely remodeled and newly furnished. I documented everything and made numerous attempts to contact IVH. They never returned my phone calls.

I did finally get our rental agent on the phone 5 days after arriving and he assured me that IVH would do the right thing and take care of this. It is now 5 months later and IVH did not do right by us. In fact they have forced us to dispute the charges through our bank.

Well today we got a letter from the bank with IVH's rebuttal to our dispute saying that we breached the contract and that we now owe them not only the $1800 for the rental but $812.50 for legal fees. They breached the contract, we suffered, and they will now get even more money.

We have called lawyers, government agencies, and public agencies and noone has been able to help us. Now our bank says they won't be able to either and we will likely have to pay them. We live in San Francisco, they are in Los Angeles and the rental is in San Diego. I am at a total loss and there seems to be noone who will help. So beware consumers, do not rent from IVH travel, because they are ripoff artists.

After having our lawyers draw up and send a letter informing them of our intentions to take them to small claims court if they don't refund us our money, we received a response from them offering us a settlement of $300 and some vouchers for several weekend getaways (one of which expired in Dec 1997). As well they now say we owe them $7000.00 in legal fees and that it will continue to grow if we don't accept the settlement.

As well Vincent "Shaun" Esposito, the president of all the above named companies, claims to be an expert in landlord tenant mitigation. So in other words, they can do whatever they want and most likely get away with it.
