I paid Janian and Associates $3,900.00 (money I didn't have in the first place) to negotiate a loan modification on my first and second mortgage.  In the beginning it seemed like I was on top of the world. They worked fast and sent me e-mails daily. Then my last e-mail stated that I was "approved for a HAMP on my first and second" The e-mail stated the amounts and the new interest rates. It stated that I would receive a packet from Citimortgage and that Janian and Associates would check back with me to make sure everything was going ok. I soon realized that I was "applying" again for a load modification through my mortgage. The package requested the exact same information that Janian and Associates had requested from me. My tax information, payroll info, etc.... I finally realized that I was negotiating my own loan. They used my money to have the packet sent to me from the mortgage company???? What???? I soon realized that I never received any information regarding my second loan. I called Janian and Associates to help me figure out why they had no record of it.  I have attempted to e-mail and call every associate I worked with, every name I had. GUESS WHAT, no return e-mails, no phone calls from this company. Funny, I never did receive any paperwork from them about the "final" negotiation. I have nothing in writing. DON'T LET THEM SCAM YOU, LIKE THEY SCAMMED ME!!!! I am committed to making sure this does not happen to anyone else......

Hello I am an executive assistant from the Law Offices of Armen Janian and Associates.

I have spoken to you personally regarding your issues with our company and the lack of communication to you once your home was placed on a trail period. I do understand that you were receiving letters stating that Citi Mortgage had never received your modification packet that gets sent out to you pertaining to your trail payments for your modification. You also expressed to me that you had only received one fax from the bank telling you the payments and their due dates for your trail modification; with the last payment being on March 1st. We had sent in your packet, once you filled it out, and turned it into your service provider in December 29th, 2010. Since the beginning of March you and I have contacted the bank on a conference call to see why they never received the modification packet that we sent out for you. The lender then stated that it was not our fault but it was a 3rd party servicing company named Mortgage Outreach Servicing that had yet to image your documents that we had sent into the lender for you two months prior. After a week of steady calling to the bank, the 3rd party had finally imaged in all of the documents to the lender on the 10th of March.

Our last note on the account states:

 3/10/2010 8:21 AM michelle General ID number 23900 Rayneal: in lostmit in 866 413-4560. Explained to the client since he had verbally agreed to the terms that were offered to him in Dec and received a fax confirmation of these terms this was their policy on how they handle trail modification. I then explained to lender that client has never received any paperwork on the trail modification nor even the packet that was sent out on the account to entail the trail modification details. She then stated that it takes up to 30 business days once the files were imaged and the last trail payment was made they should have reached a decision on the account.

I then sent you an email entailing details on how to get that packet once it is sent to you and how to send I back to us to verify if the information was correct. Since then I checked in with you to you had received the modification paperwork yet and I was very pleased to hear that today on march 19th, 2010 you received the documents pertaining your mortgage and its modification.

Much Improved Communication and Diligence on my Case

Immediately following my post earlier this month, I was contacted by Janian and Associates and I now feel that they are diligently working on my case.  As I alluded to in my earlier post, I believe communication is very important in client relations and is often the source of misunderstandings.  That said, I think they are on the "case", so to speak and are taking their client's concerns seriously and working hard to rectify them.

Dear Customers of the Law Offices of Janian and Associates!!!



As you already discovered the Law Offices of Janian and Associates had a Customer Complaint regarding loan modification services. Later, the same customer rejected his/her complaint and confirmed that the Law Offices of Janian and Associates do provide the level of  customer service and expertise.



The issue has been resolved and I urge previous and current clients to put in their insights to help us in our efforts of showing the superior standard of services Janian and Associates provides to it's clientele.

Poor Communication

Like all of these posts, I trusted Janian to get me a modification and without getting into the details (i.e. paperwork delays to the lender), they were terrific to work with, but have recently been completely unresponsive.  This does not make any sense.  I have been working as a consulting professional for over 20 years and have never been in a situation where I was simply unresponsive to a client, so this is very hard for me to understand.  If they are still working on my case, I'd expect to hear something.

Janian and Associates deserves a chance

I have since been contacted by several employees at Janian and Associates.  They offered to refund my $3900 and have already started working on the 2nd mortgage. The associate I spoke with was very upset that I believed that I was scammed.  Apparently, my messages and e-mails were not being directed to the right people within their firm.  Now I feel like a big *ss for writing this report that I have been scammed. I'm just sorry that it took this report and one through the BBB in order for me to get their attention.  I do believe they are a legitimate company and they will make things right with me.  I am pleased that this modification is turning out.  It was a really scary situation for me because of all the scamming going on out there today.  Thank you for listening....

UPDATE-Janian and Associates

I also did lots of research on Janian and Associates before I chose to send them $3900.  I found only good reviews, this is why I was so frustrated and angry when they left me helpless.  I had NO documentation, except for copies of e-mails.  Did anyone get any paperwork from J&A, other than the contract? I mean any documents showing the negotiated rates?

SO after two months of trying to contact Janian and Associates regarding my second mortgage by phone and by e-mail, I finally received an e-mail from the loan negotiator. (2 days after my posting) She stated that she was sorry for not getting back to me sooner, but she was "busy" moving to a larger office.  Okay, okay, so she is now looking into my second mortgage. I am just sorry that I had to be pushed to contacting the Better Business Bureau and the Ripoff Report. I received this e-mail from Janian and Associates three days after e-mailing my concerns to the BBB and Ripoff report. Like I said before, initially I was thrilled by the service they provided, it was only after I tried to contact them time and time again that I felt I had been scammed. I will give another update when I feel they have successfully fulfilled their obligations.  Maybe I just fell through the cracks....I will attempt to give them the benefit of the doubt. I will keep you posted.

I had diffrent results

When I seen this I was very surprised so I had to respond. Janian and assoc. seemed like the only place that was knowledgeable and wasn't just after my money, they where also my only hope and helped me save my home. I tried numerous times to get a loan modification with my lender to no avail, I was practically ignored like I didn't matter when I was dealing with my own lender. I even tried a non-profit but it seemed like nothing was happening and the bank was just going to foreclose on me. The bank was about to take possession of my home because I lost my job and my wife only works part-time as a school aide so we didn't qualify, keep in mind, were a one income family with 2 children and about to be homeless. I was desperate, I was also in the same circumstances and thought i was going to get ripped off because I didn't hear anything for a while but finally they got my lender to bend and offer a great payment. I had my loan modified from 2750 a month to 1900 and I was ecstatic that not only my family go to stay in our house but they delivered as promised. I was also confused to the fact that I received that same packet to my new found knowledge this is a part of the process. My neighbor also went though with another law office but they didn't inform him about the packet he was going to receive thus leaving him to believe to fill it out and sent it back just to be denied because he showed the wrong information. If you want it done right you should really consider this company, I would recommend them to anyone. Knowing that they got me a great deal plus a money back guarantee, how could I go wrong.
