The owner and operator of JAY SUITES is the worst person I have every done business with. He lied to me from the minute I meet him.

I rented space from him in one of his office suite complexes in New York. Once I signed my lease he took my money and the nightmare began.

I was only there about three weeks when I got served with an eviction notice from the landlord of the building. It turned out he was not paying his own rent. Then my phones got shut off because he was not paying his phone bill.

I had spent over $2000 printing brochures and marketing material with the phone number he gave me only to lose it. I tried to get a refund but he refused. He then closed down the location and kept my security.

I hope if you read this you will think twice before setting up your business in one of his centers. BEWARE or you might end up getting screwed like I did.

Don't Believe That Complaint...

AUTHOR: Marketing Contractor - (United States of America)

POSTED: Monday, February 08, 2010

I've been doing marketing on a contract basis for Jay Suites almost since the company was founded and have known the co-owner for more than 3 years.  They are very honest and fair when doing business and I can't imagine that they'll be so different in another situation.

I was at their Financial District location a couple months before it closed and was surprised at the condition of the lobby and elevators - it wasn't like Jay Suites to be in such a space (the lobby by their Grand Central is gorgeous) but I figured it was undergoing renovations.  I didn't inquire, thinking it wasn't related to my work with them... But reading the responses now makes so much sense!

Because I work with them closely, I see that Jay Suites has a high retention rate in the flexible office space industry - once tenants sign up for space, they stay with them and they're very comfortable, to say the least.  Don't believe the first post, there wasn't and will never be such a tenant!

P.S.
As a marketer for entrepreneurs and small businesses, I can say that virtually no business small enough for such a space can afford to spend more than $2,000 just on marketing materials! Yet another proof that the post is fictitious...

Comments From Jay Suites Tenant

AUTHOR: Anonymous - (United States of America)

POSTED: Monday, February 08, 2010

I am responding to this post not because I became a good friend of Juda's after what happened, but because this posting by so called "Anonymous" is a sham. We are a law firm and have been a tenant at Jay Suites for over a year. After coming across this listing, I can vouch that Juda Srour and his staff did all he could with the landlords.

The landlords are in fact people that resort to dirty tactics. I remember one instance where one of our buddies that had an office across the hall from us came into the building one morning through the "newly installed" revolving door. We saw her crying on the floor after a piece of metal hit her on the head from a poorly installed door. What a shame!

I completely understand that Jay Suites had to leave that building. Juda remains a very good friend and we hope to move into one of his new spaces shortly once our lease is up where we are. They are professionals who know how to run an office suite operation. Juda, the truth will stand - don't worry about a posting on the internet. There are miserable people out there who have nothing to do but lie. Hope to see you in your new space soon!

Fraudulent Posting by a Competitor

AUTHOR: Jay Suites - (United States of America)

POSTED: Monday, February 08, 2010

Jay Suites was founded two years ago with one mission in mind: to bring a quality office space to small businesses and promote entrepreneurship in the NYC area. We do this by providing fully-furnished executive offices with conference rooms and a kitchen at rates that startups can afford. The post above - most likely authored by the building's landlord or in their behalf - is not only fictitious but fraudulent.

We signed a lease at 130 William Street for the 6th Floor of the building. At the time, the building was undergoing a major renovation of the elevators and lobby. The lease was signed contingent on the repairs to the building being completed. Anyone who entered the building - whose tenant base consists of Berkley College - can vouch that nothing was done for over 2 years. The elevators remained broken, ridden with graffiti, and the lobby run down.

Eventually, our small business tenants were getting fed up with the quality of the building and the lack of maintenance. We brought an action against the landlords to do the repairs or we would leave the building. Instead of addressing the issue, the landlord repeatedly broke into the space, stole our tenant files and leases, shut down the electricity, and cut off access to the phones and internet.

Then, the landlords opened up the same business in the building operating under the name "Skyline Offices." Instead of abiding by the contract terms, the landlords decided to compete against their own tenants. So after consulting with our lawyers, we picked up our things, moved our existing tenants to our other locations in Manhattan, made sure the tenants that did not want to relocate were refunded their security deposits, and left the premises.

If anyone is interested in learning more about the problems the landlords caused us they may reach us by email. We have police reports and court documents to prove the story.
