The residents of this townhome community pay monthly property dues in the amount of $450/month.  The exterior of the property is in extremely poor condition, with mold and mildew at dangerously high levels, gone unrepaired for several years.  After repeated work orders were submitted, only to be 'lost' by JDH Association Management, I finally got their attention via email and the issues have escalated, hence why i'm writing this report.  The property management company and the board of directors have both indicated they 'don't know' when the problems will be repaired. 

The residents here have also been required to pay part of the exterior property insurance, which should be included in the monthly fees. 

Multiple areas of the property are oozing something beige-ish from the ground, gone unrepaired for over a year. 

Multiple units within the community are in violation of deed restrictions and have been for over a year and never addressed by JDH or the board.  Trash, old appliances, nails, boards, etc. remain in the carports of these violators.

In regards to 7655 South Braeswood, this community is governed by legal documents and a board of directors.  As a management company we assist in managing the community but we are not allowed to make decision on repair items, budgets or capital improvements within the community.  Our responsiblity is to assist the board in making these decisions, gathering information for the board and assisting with follow through of items that the board approves.  

While we understand that owners may feel that we are getting paid all of their assessments for our fee, our fee is actually a set price per door and has no commaniality with the services that the homeowner is provided.  Additionally, when owners pay a "maintenace fee" they feel those funds should go for maintenance but in reality they go to pay for the operating cost of the common areas as a whole.  In this paticular community items such as insurance, electriciy, gate systems, exterior building maintenance, water, ground maintenance, plumbing repairs and electrical repairs are just a few items that the maintenance fee must cover each month.  

Regarding the violations that exist within a community, there are strict laws as to what we are allowed to remove of an owners personal property.  We send notices to the owners if a deed restriction condition exist, but we cannot physically remove their property without going through the proper legal channels.
