So me and my wife bought a house from Jerry Simmons (JDJC Homes LLC) a couple years back; we were first time buyers. When we were looking for a home on the market, we made a list of the things we were looking for in a home and after a month or so of looking all over the DFW metroplex, we found a home that was within our price range and had just about everything we were looking for.

We had our real estate agent book the home and schedule a visit. It was an older home but it was obvious that the house had been "updated" and renovated...it seemed like a good job and the home was in a convenient location relative to our jobs. And so we had a home inspector inspect the house and other than a minor thing that he noticed, he gave it a good inspection.

Five days after moving into the home our shower got a clog and draino would not fix it. I crawled under the house and saw that there was a large puddle of water surrounding the sewage drain pipe. The pipe was new PVC that was installed when the house was being worked on (the manufacture date of the PVC was printed on the pipe). My wife and I didnt have the money to bring in a plumber as we had just spent all we had on the down payment and other expenses, and so I crawled under the house and had to inspect the pipe. 

To my surprise, the PVC pipe was not glued together with PVC primer and cement. In fact, you could pull the pipes apart with your hands!!! This explained the leak. So, I went ahead pulled all the pipe out and found that the sewage pipe (which was 3 inch pipe) had a large peice of ceramic tile lodged inside of it that made the clog. The whole pipe line beneath the house was bad, so I tore it all out and replaced it. 

While I was under the house I noticed that there was almost no floor beneath the bath tub (which was cast iron). So, if you jumped in the bath tub, youd run the risk of falling through it into the crawl space below, and slicing up your leg in the process. The drainage air vent on the front of the bath tub was also broken off due to corrosion. I eventually had to rip out the bath tub and install a subfloor beneath it.

All the plumbing was bad. The toilet had two inch sewage pipe connecting it to the main 3 inch sewer line. (You can not use 2 inch pipe beneath a toilet as it is not big enough to allow solid waste to pass through it). I had to replace that too. The sewage line that connected to the washer was one inch PVC pipe!!! which is also too small. When the washer would drain it would back up and start spilling water everywherebecause the pipe was not thick enough to handle the water flowing into it, plus it was leaking under the house because no PVC primer/cement was used.

There was water damage to the subfloor in other parts of the home that occured during the renovation, that were also not noticed by the inspector.

The home had foundation problems that became evident about six months later. What had happened was JDJC Homes LLC had plastered all over existing cracks in the walls due to portions of the house sinking, in an effort to conceal the cracks. As the house continued to slowly sink the cracks in the walls became larger and you could see were they covered them up. Now there's cracks in the wall all over the d**n place.

The foundation problems were also evident outside with large cracks in the exterior wall. But Jerry Simmons at JDJC Homes LLC had planted large and thick bushes up against the wall to hide the cracks...the inspector didnt even see them.

There are electrical outlets in the home that arent even connected to wire, so they dont work.

There are actually four other major problems with the home but I could go on forever. Its not that the home inspector did a poor job of inspecting (maybe he did), its that Jerry Simmons at JDJC Homes LLC is a professional con-artist who is so good at covering up botched homes that inspectors dont even notice.

One thing that we discovered is that for all the "work" that had been done on the home, there were no building permits given for the home by the city. I wish I would have known that then.

***If you are going to buy a used home, especially one that has been "flipped" or "renovated", it is imperative you go to the city and request the building permits on the home. If there are none that is a major red flag because it shows that the seller did all the work themselves without a city inspector giving them an ok. The work may not be up to code and problems may await you. If you ask the seller to provide you with the permits, make sure they are legitamate permits. I wouldnt put it past JDJC Homes LLC to provide you with fake permits.

***Beware if the seller tries to get you to waive your rights to litigation in the contract. JDJC Homes tried this but my real estate agent stepped in and stopped it from happening.

***Find out the statute of limitations over lawsuits in your state. When you buy a home, if something happens and youve been scammed and you want to sue the seller, you have to do it within a certain amount of time. This is called the statute of limitations. You cant come around and try to sue someone for something that happened fifty years ago. Ive heard in Texas it is two years, but double check yourself.

***Texas is a deficiency judgement state. In other words, generally, if try to walk away from a home, say because its a piece of sh* that you bought from Jerry Simmons at JDJC Homes LLC, your mortgage lender can sue you for the remaining balance left on the loan after it goes into auction. And considering that Jerry likes to sell polished junk, you'll be lucky if get half of what you paid for the house during auction, and then get hit with a monster deficiency judgement from the bank. How does it feel to be trapped?

Ultimately, buying this home from Jerry Simmons at JDJC Homes LLC has been an absolute nightmare. We've had to spend approximately 17k so far on major repairs to the home...and we are not even done with everything yet. This was our first home and we didnt even see all this coming. Just like everybody else, we just wanted a decent place to live. Ive had to do so much work on this house that I feel like a contractor. I have books and all sorts of stuff on home improvement topics.

Jerry Simmons at JDJC Homes LLC in Fort Worth, TX...your a worthless sack of sh*. Your a crook and a con-artist. You wreck the lives of average people looking for a place to live by selling them dirt. There is a special place in hell for bums like you.
