In approx. May of 2004 my husband and I purchased a home form Jim Walters Homes. It was a home that had been foreclosed and was in need of major repairs. We purchased the home for $51,800.00. We painted the interior of the home, upsairs and downstairs, put new floor covering all over the upstairs, put in a new central air unit - indoor and outdoor 5 ton American Standard, a new water heater, a new stove, the well was stripped - nothing but a hole in the ground, we put in a new pump, compressor, everything needed to make it operable. The account reps from Beaumont Texas came and looked at the work that we did and commented on the difference.

I'll tell you the difference, when we completed and lived there for a few months, we decided to refinance to get away from the high interest rate they charge. Our appraisal came in at $90,000.00. That is a $40,000.00 difference. We put a lot of work into the house. We were not about to do anything to lose it. If you have ever refi. your home you know that it can be a pain. We called Mid State Homes to request a payoff and it took 2 weeks to get it. We were keeping in touch with our local account reps and letting them know everything that was going on. November came and went and we did not make a payment due to the fact we thought we would close any day. Everyday the underwriters would need something else and everyday we worked to get it for them. December snuck up on us and we were still working hard to get the refi. complete.

All the while Jim Walters Homes aka Mid State Homes is calling us and we are calling them. They wanted a payment, but we were advised not to make it because it took so long to get the payoff in. I offered to send any info. I could to them, to give them my mortgage brokers phone number, to have my mortgage broker call them, they always said no. They did not want to see anything or talk to anyone but us. On several occasions they accused us of not telling the truth about refinancing and still refused for any confirmation. I understand wanting to get paid but there is no call for the rudeness my husband and I had to indure. They called us on the day before christmas eve and told us that they did not care what we were doing that they were going to foreclose on the home, as if they could. We were not 90 days past due as you have to be in Texas to foreclose. It's not like we were trying to get to them. They called our home 5 times the day before Christmas eve and was very rude. The vice president of the company called two times and yelled, I mean yelled at the top of his lungs at my husband. Told him how awful we are and that he did not care about our so called refinance, if that were really the case and hung up on him both time.

My husband tried to talk to him and asked what he was so upset about but the guy would not give him a chance to talk or to try to explain anything. We were going to make a payment that day but he would not give us the chance. We did end up making a payment, I mean we did owe one but come on it was two days before closing on our loan, they weren't going broke over 1 missed payment, they were getting the full balance in 3 days. For the record, the only reason we did it was for our local accout rep. who was very kind and decent to us and we did not want his job or his accounts book jepordized in any way. He is the only one who was helpful to us at all. I have called the Tampa Florida office on numerous occasions to request information. They have not one time tried to be helpful. I asked for a VOM - a verification of mortgage form to be filled out and they told me that they could not do that. We had to have it to complete the refi. closing conditions for the mortgage company. On the day the title company was preparing the settlement statement, they called and asked for an updated payoff. Like that could happen quickly. They refused to give it to me over the phone and again they said we would have to request it in writting and it would take 2 weeks to get it. After much begging and nagging they agreed to fax it ( a one time courteous fax) but guess what? It would take them 24 hours to process the fax and have it sent. Give me a break. This may all sound like stupid simple stuff, but let me assure you that this company is the most difficult company to work with.

My husband and I are realtors in Texas. We work with mortgage companies on a daily basis and have never dealt with anyone so hard and unwilling to cooperate. I will never deal with Jim Walters Homes aka Mid State Homes again and I will certainly not refer them to anyone. If you or anyone you know are thinking about buying from them RUN!!! FAST!!! I don't trust them at all. I called them for the last time to get my account number, I couldn't find it, they would not give it to me. I could provide them with social security numbers, passwords, etc. but they refused to give it to me. I'm telling you they are horrible. The problem, I believe, is that they don't want you or me to refinance. They lose money that way. Don't trust them!
