I dont know if Joseph Zelik is still the owner, but I met with someone who redefines slumlord. I visited their Brooklyn office to rent an apartment. The rental agreement was a cross between The Communist Manifesto and comedy central. I kept that lease and here are some exact quotes from it:
Tenant shall be responsible for any water damage caused from the apartment to any portion of the store below.
In the event of an action by landlord to dispossess tenant, tenant shall not interpose any defenses with respect to the conditions or necessary repairs to the apartment.
Tenant acknowledge that any and all repairs whether due to violation or otherwise are then tenant sold responsibility.
Tenant shall provide and pay for the curing of any roach and or vermin infestation in the subject premises.
Tenant shall mop the hallway of the apartment as well as the stops onto the front entry way at least once every two weeks and will keep such portion of the hallway in immaculate condition.
Tenant agrees to carry his own fire and liability insurance and not look towards the landlord under any circumstances in the event of fire to any portion of the premises or accident by any of the occupants or his visitors.
Tenant shall also at his own expense replace any bulbs in the upper or lower portion of the hallway. Tenant shall also pay to replace any broken windows in his apartment regardless of who is the cause of such breakage.
The tenant agrees to be responsible in keeping the sidewalk as well as up to 18 inches into street from curb free of dirt, ice, and snow at all times regardless as to who are the cause of such condition. If a violation are issued by any governmental agency for failure to keep sidewalk clean or free of dirt and or ice, then tenant shall be responsible to contest and or pay same.
The tenant agrees to be responsible to repair or replace the stove and or any refrigerator he may install at this own cost during the term of his tenancy as well as to return the stove in excellent clean working condition at the termination of his tenancy.
I would include more, but my fingers are getting tired from typing. The man with whom I met was quite blunt and said the lease basically favors him.
