On January 21, 2011, Cesi Pagano's false declaration was entered into Case number 10D003328 in the Orange County Family Law Court (Lamoreaux) in California.  Though there were three recorded liens on the property at 25741 Chrisanta, MissionViejo, CA 92691 and those liens totaled and continue to toal $655,000, Cesi falsely claimed there were only two liens and that they totaled $245,000.  She falsely claimed it was an equity sale.  The house is under water.  Cesi also misrepresented the value as being $400,000 but didn't mention that three ceilings had caved in and that the husband (Cesi's client) had ripped off doors, torn off staircase rails and kicked holes in walls.  The house is expected to take perhaps $100,000 and possibly more in repairs to bring it up to $400,000 in value but this was not disclosed in the declaration. 

Oddly, Cesi never attempted to sell the property or even contact the wife, who filed a bankdruptcy to avoid a foreclosure sale as her estranged husband hadn't paid on any liens in over a year at that time (over 3 years now). [continued below]....

.....  Now the bankruptcy claim has been dismissed and the house almost went to a foreclosure sale on May 21st but another honest realtor from a different agency stopped the foreclosure sale by listing the house for the wife, working out a deal with all three lienholders and getting a buyer, who walked through the premises and signed a contract with proof of ability to pay.

After the honest realtor rescued the property, Cesi was back with the husband demanding she replace the honest realtor who had done all the work.  Now it appeasrs that the husband and Cesi are working to hide the third once again.  It is recorded and would apply to a buyer.  It has also been learned that Keller Williams has previously pulled things of this nature.

Help is needed to stop a fraud in progress.  The fraud is against the buyer and against the holder of the third, an innocent girl who was attacked and threatened with death (all documented) by Cesi's client, who apparently wants to get around the third deed of trust and grab the girl's money.  The holder of the third is afraid Cesi will forge her name on a bogus sales document.  She is a very sweet girl who has been through too much already at the hands of Cesi's client and she needs any help that could be given her.

This report is completely false.  I was never associated with this property.  I never listed this property. I have never met or spoken with this individual reporting this false report.  My rebuttal can easily be proven by looking up the address on MLS or any site, our Broker records, Public records.   The document that was attached with my alleged signature has been forged.  I have no idea why this person filed this report. It's sad that anyone can just go on line and make up a story about anyone else and it gets posted without verification.
