I hired this company, Kings Realty in  Brandon, Florida to manage /rent out my house which was only a year old and in mint condition. I had to move out of state for my job.

They sent me a completely bogus bill for over $3000 for repairs. Changed all the light bulbs, fixed things that were not broken. They did not contact me at all about when I might receive a payment. They are terrible crooks. I paid over $400 to clean all the carpets and even the grout right before I left. They hired someone else to do it again and charged me. They hired someone to trip my trees, but I already have a gardener doing that!  So I paid for it twice??  The list goes on.  When I got the receipt for repairs, they had repaired items that I didn't even have. They charged me $150 to "fix" a sliding screen door, when I never even had one to begin with!!!  Unbelievable crooks at Kings Realty in Brandon.  Please do your self a favor and use a different company for property management.

I am currently seeking legal advice. If you are looking for a property manager in Brandon Florida, look elsewhere unless you want to be severely gouged.  I am a Veteran and it's outrageous that this business owner Leib is a Veteran as well.  He should be reported to the Vet Biz or someone.  He gets lots of tax and other breaks because he is a vet, and now he rips off his brothers too.  Absolutely Shameful man.

In regards to Denise Schaller/Kings Realty

Hello, I am a current renter in Brandon, Fl. and I have had numerous altercations with a Denise Schaller. I have had issues with her as our landlords property manager through Home Encounters LLC located in Tampa, Fl. She has been very rude and obnoxious since we have moved in around June of this year, yet seemed very sweet when we met to view the house before deciding to move in. I recently had an altercation where she was yelling at me and cursing profoundly and pointing her finger in my face. (All in front of my two youngest children which are 4 and 2). My dog barked at her and she jumped on the side of her van (clung to it) claiming that my dog had attacked her. She threatened to evict us, so I called everywhere trying to contact her manager or supervisor, or at least someone who would be above her. I was told over the phone that she called and claimed that my dog "attacked and injured/hurt her". I have been researching similar situations involving this woman, there are numerous complaints! Please contact me if you receive this. I would like to find out/prove that this is the same exact woman.

Leib Vosmak is a Convicted Felon for Fraud

Well let me just say this about Leib Vosmak and Kings Realty and Property Management.

My attorney's first question for him (Leib the defendant) at deposition was: "Have you ever been convicted of a felony?"

 Leib, "Yes"

"What were you arrested for?"

FRAUD......writing bad checks

Can you believe it? This is the guy at Kings Realty who does criminal checks on potential tenants, and he's a convicted Felon. I thought they could only work at McDonald's or Walmart.

He's also trying to get a real estate license of his own. You can search online.

After I called them and told them what happened to me and that this guy, Vitaliy Leib Vosmak, is a convicted felon for fraud trying to get a real estate license. She said I should put in a complaint right away.

I surely will, and one for Kings Realty as well. If I seem angry and bitter, I am. Consumers need to be protected by people like this.

It is not defamation for me to call a convicted felon a crook either.

Apparently he was smart enough to drop his fraudulent lawsuit about a fictitious dog attack.  If he had followed through they would have arrested him.

I just thought I would set the record straight since Leib Vosmak of Kings Property Management continues to make false statements of fact.

In his last post he said that I had been served with lawsuits. The only once served with a lawsuit is Kings Realty. I attached a screen shot of the first page of the claim. If I could have uploaded the whole document I would have but you can only upload photos.

So as you can see, it is Kings Realty who has been served and is clearly the defendant. What does this tell you about Leib Vosmak and Kings Realty? How can you believe anythings they have said.

And look at all the court activity!!! I got this off county publicly available court records.

I hired YOU as my agent/property manager.  Only you are responsible for paying out to a contractor who did not do the work (which by the way was $2500 more than I authorized you to spend.)  Why did you pay them if they did nothing?  Did you check the work?   You just handed over the check? WHAT DO YOU THINK I HIRED YOU TO DO? The only reason you were given power of attorney was to take care of these things on my behalf.  YOU FAILED. In other words, you BREACHED the contract.  I then fired you.  That is when I requested the tenants security deposit.  You sent it to me in response to my demand for it.  Don't you remember?


As far as I can see, you are the scammers.  You charged me $3500 for work that was never done by your unlicensed and uninsured "vendor"   You were going to charge the tenant to get this fixed when they moved out.  You were going to keep their security deposit.  This is how your SCAM works.  Charge the home owner $3500, no work gets done, then charge the tenant by keeping their $1450 deposit.  That's almost $5000 profit!!!!!  This is what all the suits against you are about.  Usually it is the tenant who goes after you.  I am no dummy, and neither will the judge be.


You have defamed me on this website by implementing me in A CRIME.  YOU HAVE MALICIOUSLY DEFAMED MY BY CALLING ME AN EXTORTIONIST. I will sue you for these things. You have increased your liability ten fold, and it's all here in writing.

NICE SCAM

So here we are again.  This one goes to #5 on the update list. 

 Anyone who has common sense will realize that Kings Realty name as a Defendant and Plaintiff is on hundreds of court records.  Don't forget Paul we are an Agent for the owner, so when we have to evict anyone guess whos name may appear on the court records, we also go to court for our owners.  Same goes for when an owner gets sued, we are also party to that sometimes.  We don't just let our owners hang in the wind, but rather we vigorously defend them, always. 

The complaints all over the internet that you are referring to are all yours with the exception of the few on citysearch.com which speak for themselves.  You create all these fake email accounts and names, and post the same story all over the place and claim that the internet is full of complaints about Kings, amazing.  We don't threaten people with lengthy suits, and as of today we have not yet touched your credit.  You have until the 1st of November to pay your balance, after which your account will go to a collections company.  Its one thing if you were willing to negotiate, but another if you are just being belligerent about it and claim you were ripped off. 

We can't comment on the dog situation as that is a current litigation issue. 

I won't address the repairs again.

Kings did not take the tenants security deposit, instead you have received it, and if you would like i can post a copy of that check on here for everyone to see.  Don't claim something that is a complete lie. 

Since you are posting all kinds of lies and inflammatory comments about Kings, why wouldn't we want to sue you for duress and defamation? 

No one is implicating anything in regards to drugs.  Facts speak for themselves; and it appears that you are a drug addict.  How would your employer feel about that?

Please do not mention character, as you would have to know how to spell it first.  And please when you respond to this or anything in general check your work for spelling, and grammatical errors, its almost comical to read your writings.

The truth about Kings Realty is ugly.

All anyone need do is go to the BBB and see for yourself.  Complaints about them that are remarkably similar to my own.  Do a search in Hillsborough county court records and you will see they are the defendant in MANY lawsuits 2 of which are still currently active. Search the internet about them and you will find many other consumer complaints about this company. What should that tell any consumer thinking of doing business with them?  Why all the lawsuits?  Why all the complaints? They rip people off,  then threaten them with lengthy lawsuits and to destroy their credit! 


As for his claim that my dogs attacked him, the insurance investigators contacted me wondering why this guy put in a claim a month and a half after he was supposedly attacked! No police report, no animal control report, no witness, no scratches, no bite marks or even a tiny bruise.  Why?  BECAUSE it never happened.  He only made it up after I started making a fuss about them charging me $3500 for a few minor repairs.

The pictures you are seeing that they posted are the things that I agreed to pay them about $1000 to repair. Then they made up a bogus list of things that they repaired that cost $3500.  Like painting the ceiling, almost all the rooms in the house, and many many other things that simply weren't even done!  The chewed up trim in the photo was simply painted over.  The tenant had to move in and do all the painting themselves.  That was one of the main expenses that they were paind to take care of and they didnt even do it.  Kings Realty took all my money, the tenants deposit - withheld any funds from me, putting my mortgage in jeopardy!  I FIRED THEM - I REVOKED their power of attorney days before they ever supposedly fired me.  That was just them being childish and retaliatory. Like the bogus "Dog Attack" lawsuit. He even threatened to sue me for posting on this very website.

Whatever yard work they are talking about was agreed that I would take care of.  I already have a vendor taking care of all the lawn cutting, trees, shrubs, weeding, blowing and on and on. The day before I left I had them plant three beautiful palm trees with flower beds in the front.  They were still working on the yard when Kings Realty intruded and started paying some company that has no license or insurance all this money for tree trimming and holes and god knows what else. It even has a clause in the tenants lease that I was taking care of all of this.  They had no authority to do any tree trimming or yard work at all.  If they had contacted me ONCE about what other repairs they were supposedly doing I could have cleared this up for them.

The pictures he posted of the hallway area and the chewed trim is the repairs that they were supposed to take care of, that we agreed on a price for and IT WAS NOT DONE. 

Mr Vosmak (Manager and voice of Kings Realty) has already threatened another lawsuit that I was causing him mental stress, that he would bill me through his attorney.  I have made sure a copy of that along with his other email regarding my dogs attacking him was sent to the investigating officer for the insurance company.

Here's the email from my tenant telling me that nothing was done when they moved in, that they had to do it themselves. And I will be refunding the tenants for their costs and labor to fix what KINGS REALTY charged me $3500 to do!!!!

Excerpt from Tenants email to me:

"... I am willing to take pictures of every room and wall in your home to show you what is done and not done as they said they were. Yes there was trash in the garage when we moved in. We painted the front room and the whole kicthin and the master bedroom along with the master bathroom. None of the ceiling where painted,nor the 3 back rooms and bathroom.The house was not cleaned at all before the walk around. There was something as simple what looks to have been a vomit spot in front of the sliding glass window from a animal that was still on the floor .We have emails of proof that the cleaning was not done before move in. The lady did come and cleaned the bathrooms and behind the stove and under fridge and sliding glass door only. The one door frame that had teeth marks from your dogs, where only painted over. not fixed.. I must say that we where very disappointed when we came to do the walk around only 2 hours before we where going to move in. BUT we loved the house so much, that we just decided to take in a pond our selves to make things right because of the house and you allowing 2 larger dogs..."

If Mr Vosmak is in any way implicating me with whatever that thing is Denise Schaller (property manager) is holding then he will be answering to that in court. In a way I guess it is kind of good that he did this publicly. It does show quite a bit about his character.  It seems to me that someone was in there doing something they weren't supposed to be doing.  The tenant said there was puke on the tile floor too.  I left after the entire floor was cleaned, grout and all. I left in the afternoon and drove through the night to Baltimore.  I have photos, receipts and witnesses to prove this.  What I see in the photo is Denise Schaller doing drugs.

Instead of writing a work of fiction we will simply respond with facts, and they are as follows.  The house was not a year old (it was built in 2007 as per the tax records), the house was far from a mint condition and we have video and picture proof of the condition that the owner left the house in (there was dog pee on the floor, huge holes in the backyard that were dug by the two Rottweilers that the owner had, trash all over the house, what looked and smelled like illegal substance, and much more).  The bill was not for $3,000 but rather all the bills for the repairs that were required was as follows:  Carpet cleaning $150.00, Interior Cleaning $145.00, HVAC service $49.95, Fire Extinguisher $45.00, Trash left behind by the owner removal $150.00, Garage door repair $103.00, General Repairs (molding repair from dog damage, interior painting, a/c filter replacement (2), blinds repairs and replacements, closet door repairs, screen door in the patio repair, holes in the walls repair, garbage disposal stuck, trim palm trees, door stoppers install, fix holes in the backyard dug up by the dogs) $2,231.81.  For a total of $2874.76.  The owner was contacted and even sent money to us for the repairs, so to claim that he was not aware is ludicrous.  We have terminated our relationship with this owner and will be seeking legal action against him as well as placing his account with a collections company for fees owed to us.  Mr. Gregory has contacted our vendors and used foul language with them, as well as cursed at our office staff.  Furthermore, he has on numerous occasions said one thing, did another, and wrote something completely opposite.  We have proof of all our actions as well as the actions of Mr. Gregory, and have never witnesses someone who changes facts (as they see them) to suit their needs.  Lastly, it is convenient that Mr. Gregory omitted the fact that his two friendly Rottweilers attacked and injured one of our employees while he was visiting the property.  If you wish to contact us in regards to this case please e-mail us at leib@kings-realty.com.

More information - hiring contractors who are not licensed.

Kings Realty and Property Management works with contractors who are not even licensed.  This means they are most likely (in my opinion of course) not insured and do not pay a dime in taxes.  It's probably why I had to threaten legal action to get any receipts which I never got.  I got one of their billing ledgers with the company name at the top being Neat and Complete.  I thought it was strange from the beginning.  This one vendor originally gave me a bogus bill with 4 little items on it total ling $2100. When I asked enough they made me a big bogus list of what things cost.  Do you believe they said $30 for "pulling nails out of the wall: and they actually re caulked very bathroom, replaced all the trim in my house and painted every room?

When I search the state of Florida directory online for that business entity there are two records but both are inactive.??So I asked Mr Vosmak about it and he said it is a fictitious name that the the business is now called Neat N' Complete.  I did find the fictitious name registry and it is a registered fictitious name to Gary Mack .  So then I went to check the Hillsborough County Government site for any licenses for Neat N' Complete, there are no records at all.   You will see that Neat and Complete or Neat N' Complete as it is now is operating without a license as a painter of the interior of my house, as an AC repairman and electrician all of which require a license. Because of this he will now be subjected to fines for and prosecution. He is not even registered with the county as a general contractor.

"All painting contractors, both residential and commercial, will require the business be qualified by either a painting, residential, building or general contractor licensed or registered through Hillsborough County. This includes persons performing strictly interior residential painting.??It is a violation of State Statute Chapter 489, and of Hillsborough County Construction Code Ordinance 05-12, to work in a regulated trade without being properly licensed and/or to advertise without including the qualifier's license/certificate of competency number. This includes business cards, letterhead, vehicle signage, bid proposals and contracts. Violators are subject to prosecution and fines.

Contractors are required to be licensed/registered in Hillsborough County. Contractors are required to file a complete application, obtain approval of that application from the licensing Board, pay appropriate fees and pass the examinations for their licensing category after approval by the Board and prior to obtaining their license.??Contractor Licensing will provide applicants with a list of reference books from which the examination questions are prepared along with the required exam registration form.??To receive additional information, please visit the county's Contractor Licensing Section located in County Center, 601 E. I posted on this website so that I could voice my complaints and warn other consumers by telling them what I have gone through.  I will first attempt to use my constitutional rights (freedom of speech and peaceful assembly) instead of going to court and spending thousands on a lawyer, besides, this is about more than the money.  This is about laws that do not protect the little guy from large corporations.  We are tired of getting ripped of by companies with no ethics, morals or even a sense of decency.
These companies hide behind threats of long lasting legal battles and costly court and attorney fees. Any consumer rip off is almost not worth going through the court unless it's more than $10,000. Mr Wasnak (Kings Realty Property Manager) was right when he told me that if it went to court that it would be very expensive for me. He said if that's the way I want it, then it would last for a very long time.

In fact once I disputed the billing with Mr Leib Vosmak, he threatened 2 bogus lawsuits on me which I will discuss later (put link to threats).  The threats were first of all extremely unethical secondly they have caused me harm and is the main reason I decided to post on this site.

I considered a lawsuit against Kings Realty and Property Management (which I will still do if required).  The lawyer I consulted with told me that he was 99% sure that he could win this case, that he has been able to help many other people who have been taken advantage of by these kinds of companies.  But the defendant can make it take a while. Since court records show that Mr. Michael Jordan's companies Kings Realty and Property Management and Manhattan Mortgage Company are currently juggling two lawsuits! I could be looking at years and then there's no guarantee of payment after the court makes an order.)

In the beginning it was good, I was told of all the wonderful things they would do for me and that I wouldn't be sorry. Their services were superior to all the rest. Denise Schaller introduced herself as my property manager. She asked me who I got my palms from and told me how beautiful my home was and that she was sure it would take absolutely no time to get rented out.  It was the most beautiful home she currently had for rent she told me.

My house was a former model and sat empty "modeling" for over a year.  I was the first person to live there and did so for a little over a year. Aside from a few issues that my dog caused, it was in mint condition.  There were some trim and baseboards (in the hallway only) which needed to be replaced.  Probably 4-5 of them which I had already had priced up for someone to fix, but Kings offered to come to the rescue.

Kings Realty and Property Management said they would take care of it for me along with a filling in a couple holes in the back yard my dog had just dug. I think there were a few minor other things (a little touch up painting in the family room and hall. No biggie still.  I had all the repairs priced before I left and the cost to fix these items was no more that $400-$500.  Since my seemingly wonderful and polite property managers said they would take care of it, it gave me more time to pack and get ready for my trip.  What the heck, I would let them handle it.  They seemed really nice. I called off my contractors who I was planning to offer the work to. I still have their estimates.

They did rent it out pretty quickly, and that was great.  I assumed it rented so quickly because it was "so beautiful, and clean", as Denise said. I was so happy, they did something really good. I figured my worries were over. Except Mr Wasnak never made it to our planned walk through together.  You never want to let them do one yourself I was told. SO the plan was he would call me on my cell (I was running around town to the dump etc because I was leaving that night.  Mr. Wasnak never called to set the appointment and never showed for the walk through.

Now's where it gets really weird (or eye opening).  Once the contract was signed, I barely heard from them again. They ignored emails, phone calls and weren't available when I stopped by the office. Click below to continue and find out what crazy things they did to me next. 

The Property Management firm did not offer any receipts for labor, parts, taxes or any kind of itemization.  They provided a Billing statement of their own for "miscellaneous items" in the amount of $2100.  They only provided receipts for $250 out of the $3500.
Receipts have been requested from the management company and the vendor.  Still have not received them. I have several requests in writing.

Here's what the law says about providing receipts:

Responsibility for paying sales tax. The consumer is responsible for paying the sales tax, however, the tax is collected from the retailer for convenience sake. The retailer is required to give each purchaser a receipt that includes the following list of information:
        name and place of business
        name and address of purchaser
        description of property sold
        date of sale
        sale price
        amount of tax collected
        seller's license or authority number

Here's what Leib Vosmak says when I ask for receipts:

"Neither we, nor any vendor of ours provides receipts for their materials. Next time you buy gas or groceries ask the cashier for the receipts for the gas or milk, because according to your theory they should tell you how much they paid. Doesn't happen that way, neither there or here. You will not receive any receipts, period."

I do get receipts for gas and anything else I might buy at a grocery store.  Who doesn't get a receipt?  Whether they keep it or not is one thing, but even McDonalds gives receipts. They always give them to me without me asking, even if I use my debit card at the pump.  His statement makes absolutely no sense, and just further shows his  unethical behavior anf poor business practices.

Kings Realty was hired to be a property manager -- my agent.  They did not respond to requests for copy of the lease, did not notify owner of expenses, did not give owner the right to choose a vendor. Did not even let the homeowner there were any other problems than the ones noted below. The company took no due care in their duties as my agent and caused me harm.

        They did not tailor my lease as they promised in writing.  In fact, I never even saw it until almost 2 months after it was signed and the tenant moved in.
        They did not return any of my emails regarding the lease or whether the finds they had already gotten from me would cover the repairs the we agreed needed to be done.
        We agreed to about $1000 in repairs (which was about $500 more than the quotes I had gotten on my own.
        They gave me a bill for $3500 (not a typo) in bogus repairs and will not provide receipts (I am betting they do not have them because all the charges are bogus and they are evading taxes.  The business that charged me about $2500 of the bill Tidy and Complete is listed as an INACTIVE business in public records and there is no license found on them registered with the state of Florida - they were even supposedly repairing my AC and you definitely must have a license to do that.)
        They kept the first months rent, dog security deposit, security deposit second months rent and they also got $800 from me in the beginning.
        I have not gotten a dime.

My constant requests to see the lease (which was supposed to be tailor made and obviously allow for some input from myself.)

Below is an email chain where I specifically ask Denise over and over for receipts and she clearly promises me RECEIPTS (not home grown billing ledgers with no part costs, taxes or all the other items required on a receipt. If I am paying for $3500 in repairs and for items and services I have an absolute right to the receipt. Es-specially since I had just paid for many of your "services" just days before you took complete control of my home.

I expected them to collect receipts from any "vendors" so I can do my taxes this year..  As for your claim that I will not get receipts, it is clear from the below emails that Denise Schaller of Kings Realty and Property Management (who introduced herself as my property managers) Promised to send them to me back on August 13th.  As I kept asking her whether the $500 covered repairs, she said yes that the baseboards were fixed, and never mentioned anything about any other repairs.  I am still baffled at how you can come up with $3500 and not mention a thing to me about it. It wreaks of tax evasion, unethical behavior and fraud.

Wow!  That's great news.  Will I have a chance to see the contract? I will overnight the remotes tomorrow.  Can we set up the pay without deposit slips (electronically?)  Or can you mail me the first check?  My bank there doesn't have a branch here in Baltimore, so I don't have the deposit slips handy.??Did you get my payment of $500?  Will that cover the issues???Thanks

The remotes will be there by noon tomorrow.
Was the trim and baseboards in the hall fixed?
Did the owners want to leave that office furniture in the bedroom?

Please send me any receipts so I can claim this on this years taxes : ] You should receive a check from GTE FCU if you haven't already.

If you can't do electronic transfer, I will have GTEFCU send me some  deposit slips and get them out to you.

Thank you about the remotes.  I will let you know when I get them.  Yes, the trim & baseboards were fixed.  I will send you pictures of the work completed. No, the tenants did not want anything in the home.  They wanted it completely vacant.
I will also send you copies of any receipts to date. Ill just keep mailing you your checks until I get the deposit slips.

You never sent the pictures or the receipts. It's been almost  a month. When can I expect them please?

Never heard from Denise Schaller again and still haven't gotten any receipts.  Just some constantly changing list of items on some company made billing statement.
