 So I moved to Atlanta about a year ago. I rented a house from a gentleman and all was well. It was a three bedroom house with two car covered parking, a porch etc. For 750.00 a month. Although it was in a bad area the rent was great for what I got. Anyways, my lease ended there and I began looking for apartments, I stumbled on Laurell hills reserve a JRK property. The rent was the cheapest in the area with the most to offer, I went around and looked at others before finally deciding on Laurell hills, the gentleman that signed me up was named Jeremiah and he was great. Helped me with everything I asked for. Answers all my inquires no matter the time of day. So I thought I was moving into a decent place that would treat me right. Off the bat everything was fine.

Then came the problems, I got a dog, they charged me a 400 fee for the dog and continue to charge me 15$ a month for the dog. The 400 dog fee is non refundable even if there is no damage from having the dog. It's a 175$ fee if you don't pick up your dog poop as well. Crazy right? Well it gets worse. Two days ago I was walking to my car and noticed a sticker on the window stating it would be towed if the registration was not fixed. So I drove my other car and went ahead and took care of the registration via the little card they mail you when your close to expiring. Wellll today which is only two days after the sticker was placed there im at work and my girlfriend calls to let me know they towed my car. Sooo I'm pretty upset but figure I'll call and get it sorted.

So I call, they listen to my story and tell me to call the tow company and see if they will help me out seeing as the car was properly registered just didn't have the sticker on it because I had not received it in the mail yet. So around and around I go. The tow company points fingers at the apartment complex and the apartment complex points fingers at the tow company. So I come to the front office and request a lease agreement so I can read the fine print. In the fine print it states that the management has full authority to tow any car that is "unsightly, embarassing, immobile, damaged beyond repair, so on and so forth, including if you don't have the registration sticker present. So I tell them they should have given me a notice and more time to fix the problem as 2 days was not enough.

They basically tell me I'm screwed as nicely as they can and send me on my way. So I call JRK and speak with a service representative who basically tells me exactly the same thing. Not to mention the reason I wasn't driving the car was due to the expired tag I had received a warning for by police about a week prior to them stickering my car. So I basically give up. I drove around the neighborhood and saw that not only were the other cars that had expired tags still here but that the ones in the back that were completely trashed and hadn't moved so long the brakes were rusted and tires nearly if not completely flat were still there. Which instantly irritated me beyond belief. Why would they tow my car after two days of notice and not these bs cars that can't move and haven't moved in months. They tow the guys car that's doing the right thing by not driving it until it's legal again and works from 7 to 7 everyday over a stupid sticker.

Costing me a full days work not including gas and time. So I went back to the office and asked why I was targeted and they had no real reply, they shrug it off telling me their sorry it happened and that the lease agreement says this and that. But what I don't understand is how they can basically make up their own rules and also how they can tow your car without giving you the chance to fix the problem. Two days to obtain an out of state registration sticker is nearly impossible. Point being that these people will screw you any way they can and they never help you out. They charge you 175 late fee for rent if your 1 day late making it even harder for people who might be scraping by to survive. So on and so forth. They charge you out the a*s to end your lease early and there's a whole list of fees in the agreement. I signed it without reading most of it as a lot of people do and now I'm stuck giving money to these rude, greedy, inconsiderate pricks. Do not move into a JRK owned property or you'll be next.

 The discrimination is because A. I'm a new tenant and have a lot of issues with the management. Leading them to look for any tiny thing I do wrong so they can stick it to me. The dog fee I understand but think it's too much and non refundable. The pet waste fee is just ridiculous, who in their right mind thinks that nearly two days worth of work is an appropriate fine for leaving dog poop. Dog poop goes on the ground so it can nourish the soil. If you don't want to step in it, use the sidewalks. Or watch where you're stepping. THE LATE FEE: so they offer online payment methods and an app payment method. Both of which are constantly acting up and adding fees and charges that you don't actually owe. Or they will show you owe nothing until the day or two after rents due which has nothing to do with me and is not my fault their app and website cannot accurately display the amount of money I owe. Normally I go online and pay more than my rent just to be safe. I never have had to pay the late fee but again two days of work for being one day late is ridiculous. REGISTRATION- first off, the car is not in my name and the registration is not either so I did not receive anything in my mail about it expiring. The only reason I knew was because of the officer giving me a warning. My other vehicles which are in my name are completely legal. The thing I have a problem with is how they did it. They came and stickered the car knowing it's mine because the tag number is required when signing the lease to which they claim they can't look it up to see who owns it. And gave me two days to obtain a out of state registration. If you think about it. It was technically one day. It had to be stickered on the tenth in the night and then I had all of the 11th and until 11:30-12:30 noon on the 12th before they towed it. No phone call. No paper on my door letting me know what I needed to do. Just up and took it. But instead of making sure they removed all of the vehicles fitting the description listed in the apartment policy as worthy of removal they only took mine and one other. They left the cars and trucks that are literally undriveable and took my work vehicle because of an out of date sticker. Regardless if it's in their policy. The apartment complex is private property. The vehicle can be left there with expired tags unless the land owner says otherwise. Since I'm the tanant and I pay for the parking place, I would assume I have a right to park my car in my parking space until my new registration arrives. Assuming that would clearly make me wrong as it has. And if your arguement is that "it's in the lease agreement you signed so deal with it" then I have this to say, just because you sign a piece of paper doesn't mean it's right. The law trumps all. And there are numerous numerous cases where businesses have been caught fraudulently charging people through their "agreements" and the law has always smacked them down. Put yourself in my shoes. I work 6 days a week 7 to 7 I have three vehicles one of which is registered in my uncles name (my work car). I ride my motorcycle on most days, drive my BMW on the rest and if it's raining or I want to go out of town, or I don't want to drive one of the other two I'll take the work car. So it's not a car I see everyday. That being said I support myself, and my girlfriend as well as my dog and my paralyzed mother. I don't have the time or patience to deal with bullshit regulations that aren't the law. The law states if a vehicles registration expires it must be parked on private property until the registration is renewed. According to the law that's what I did. Although since I don't technically own the property the apartment complex had the authority to tow my car because of the sticker violation. Im over it. Another two days of work taken out of my pocket by corporate scum.

Perhaps I missed it in your report but where exactly was the discrimination?

As everything you talked about seems like it is a Standard Policy of most apartment management companies and something that you agreed to when you got the lease.  The "weill I didn't read the lease" isn't an excuse. 

Pet Deposits and "Pet Rent" are standard, as is fines for not picking up after your pet.  In fact many management companies have hired out labs and require you to provide a sample of your dogs "business" and if they find any left in the complex they send it off to the lab to compare it to the samples.  When they get a match they fine that person.  I'd take this any day of the week rather than having to dodge the "landmines" in the middle of the night.

$175 Late fee for being 1-Day late...okay then don't be late.  Again, this isn't something that came as a surpise to you as it was in your lease and if you have an issue with it then why did you sign the lease?

Expired Registration will get you towed...again just about every management company requires the vehicles parked in the complex to be operational and legal.  If your registration is out of date it is no longer legal to drive.  By the way you had more than a couple of days to get this taken care.  As I would bet you were sent the registration notice 1-2 months(at least) in advance.  It was by your CHOICE to wait until 2 days before and ONLY did it then because they told you to take care of it.
