After renting in Georgia for two years my daughter decided to purchase her first home as her two bedroom apartment was no longer large enough to accommodate the family members who would often visit. She was only twenty-one years old and excited about purchasing her first home. She found a property and floor plan she liked and could afford from a company called Legacy Communities, LLC. She was told that she would be able to customize the features to meet her specifications.
As with everyone else we had a written document stating we had 15 days to choose our "customizable options", she choose her options the very first day and signed the contract.
To begin with, a few months into the construction work the brick arrived on site, it was not what she had selected, she was told that the color she ordered was not available. We were also told that the new brick was something similar to the color chosen with the words “I'm positive you will love it when it is completed." Because she was young and inexperienced in home buying she thought she had no options. She got nothing that she picked except the cabinet color. My daughter accepted many of their changes in an attempt to expedite the process as much as possible due to her apartment lease. However, despite completing her obligations in a timely manner as per her written contract, the closing date was extended by six weeks. As a result she moved out of her apartment and into a hotel.
Prior to closing, my daughter constantly founds problems with the home that needed to be fixed and finished. The stress of this process resulted in her being hospitalized, she was not able to attend the closing; she was walked through the process by phone. She was told that the work was finished on the home and that it was ready to be inhabited. .
Three days later when my daughter was discharged we examined the home and found problems everywhere; from door locks, no filters in the air-conditioning, no light bulbs, no staircase railing, no shelves in closets, each room having a different temperature because of poor installation, drainage system with improperly installed downspout plastic diverters sending water towards the foundation. For the next few weeks we both tried to get Legacy to come and check the problems with no results. As I work in construction we were able to corrected most of the problems ourselves.
A month later my daughter was frustrated with Legacy after many unreturned phone calls. Two months later we noticed that the wall was wet in one of the bedrooms and tried to contact Legacy again. We waited all day at the house for the service person that never came resulting in us having to arrange a new date. A week later the service person finally arrived. We were then told it was a drainage problem, no one ever came back to fix it.
At the 10-month mark we did a "walk-through" for Warranty. Within a short time we had some guys out here that started the repair work, but it was never finished.
At this point, my daughter had developed severe nerve damage and was in hospital seeking treatment; so we really didn't have extra money to pay for repairs, legal fees, service fees and HOA fees for services not received.
As with most other persons “Her dream of home ownership became a NIGHTMARE because of Legacy!!” That doesn't even include the little things the builder claimed they fixed at the closing that to this day aren't done (four years later). We were also told that this would be a gated community with a functioning pool and park. The pool was locked off six months after she moved in. The HOA fees started at $300 but more than doubled over the next few years. I am not sure what the fees are for because there is not an accessible pool or park, no entry gate, the weeds and trees on vacant lots in the area are all over grown, No one answers their phone and they do not return calls. We complained to the HOA and about the HOA; as a result they placed a lean against us for additional fees.
Seriously, I would not recommend Legacy to anyone. We should have contacted a lawyer long ago, but simply couldn't afford one. I have read several other complaints about this company which leads me to believe this is not the first time that they have done this. This is not standard building practice as they have several code violations. I think that Legacy has done this too many times to new home owner and will continue to do this until legal action is taken.
