liberty one contracted my services for appraisals on residential properties in georgia.  they owe me $1800.  the owner/president of liberty one, matt moore, does not answer phone calls or emails.  they have moved from their location at 1735 market street.

Protect yourself against Rip-Off AMC's

 You can do a few things to protect yourself against the Rip-Off AMC's.

1) Before you complete work, check to see that the AMC is registered in your state. In my state of Maryland they have to be.

2) Check appraisal blogs for the AMC, see if there has been any complaints.

3) This is the most importain, write in your report that the end user I.e. lender/Bank is untimately responsible for all payments not made by the AMC they hired. This is legal in evey state. It is the lenders responsibility that they empower and perform a full backround check on the AMC, just as the lender is responsible for the content of the report if they sell the loan on the open market (GSE).

4) Upon receiving the engagement letter, contact the lender. Inquire if xyz is there client. Tell them who you are and why your calling, but do not discuess any details. Get a name, phone number of the person you speak with and tell them that you write in your reports that they will be responsible for any unpaid invoices by AMC's they hire. Also tell them that your state has regulations and requires the AMC to be registered.

Unfortunately these are the steps necessary these days due to the idioc ruling in Florida against chase bank. This my friends has opened the door for wood-be Ripp-Off AMC's like Matt More
