Be warned this company is a scammer, when I moved into my new home in

Painted lakes they didn't bill me the 180.00 for two years and then hit me with

a 771.78 bill. Keep in mind I had no way of knowing who to call when I didn't

get the bill. I tried to work things out with them fairly but they only wanted

their blood money. So after paying them I went into 2012 with a zero balance,

it's almost 2013 and the 180 is due again, no problem, hey I even got the bill

this time. The problem now is the 320.00 in extra who knows what fees that they

have put on top of the 180 I owe. I can't wait to see what story they'll give

me this time.

The real story behind all this would be LMS becoming the management company of Painted Lakes two years ago, a year after I was already living there. It seems one of the owners a in Painted Lakes, a Mr. Johnson was managing things. The board was having such billing problems that they called in LMS. So now a year later at the start of their first billing cycle for Pained Lakes LMS sent me paperwork from their legal department, demanding almost 1000.00. Funny how I had to pay around 230 dollars in legal bills because even LMS wasn't able to send out a bill in a timely manor. But oh yes it was my fault and I had to pay their legal bill, I guess I should be happy that they reduced the bill to 771.00? Really? When it should of been 540.00. So what I stated is true, even now I'm still having billing problems and have gotten the President of the board involved (Dave). I only met Dave because he was in front of my house putting up decorations.  After I told him my horror story he said that he would call LMS himself and have the 320.00 in over billing waved and removed. So LMS can act like their doing a great job but their not. I was also told by Dave that LMS should be sending out letters four times a year to update people living in Painted Lakes of any news and their not, plus they still can't seem to get the billing right on many of the people living there. To think if I did get one of these letters I could of called them and asked about my bill. As for my calling LMS why would I waste my time doing this again when last year they forced me to pay for their mistakes.

At Lieberman Management Services, we take pride in our detailed efforts to manage everyone's account information accurately.  When an issue such as this occurs, we try to resolve it as quickly as possible to everyone's satisfaction.  We are very sorry for the confusion that took place with your account details and hope that you contact us directly to resolve this matter.

Unfortunately, there are not enough details in this report to review this exact situation.  In this case, we suspect two contributing factors:  1.) Title companies often forget to notify the management company of an official / final real estate closing, and 2.) This particular community bills their assessments on an annual basis. Annual billing will extend all of the timelines in this case.

No closing occurs in any type of community association without a paid assessment letter. This document provides the final payoff balance as a property transfers from one owner to the next. Also included in this letter is a statement that the buyer must contact the management company to inform them of the actual closing. It is only with this communication that the management company knows to send future bills to the new owner.

The management company does not act on a planned closing because there are too many ways that a sale can fall through. The new homeowner or their representative must contact the management company after the successful closing. In this case, we were certainly sending invoices to the prior owner. 

Each community association has a collections policy which includes the schedule of late fees and attorney collections process. This home was likely turned over to the associations attorney for collections. One of the first steps a collecting attorney performs is a tract search, where the management company will find out that there is a new owner.
