LET ME FIRST SAY "STOP ANY PAYMENTS, AND/OR DON'T SEND ANY MONEY TO THIS COMANY"


I have contacted this company to help me with a short refinance (where you are given the option to refinance your home for what its worth and not what you owe). In my case, my home was $200,000 upside down. The company representative (Cynthia Gerbhardt) advised me that after reviewing my documents and pulling my credit, I would be contacted if my situation could be handled. She assured me the company only took on cases they can close and there closure ratio was excellent. Well days later (after so called going over my doc...) I was contacted and told to send them a check for $495 (a processing fee for doing the loan (which I though was illegal since you cant except payments for loan mods up front) and an additional $1500 for a forensic loan audit. Since I am familiar with a loan audit, I elected not to do it. She advised me that the company has to do one. She stated this option would be used as leverage against my mortgage company, and it gets them to agree to a settlement when errors in my loan are located as a result of the audit. She also told me that I prequalified for a new loan and that it would only be a matter of weeks before I should close on the new one.


So I called myself doing my homework before I decided to send them money. I went on line and found they were a member with the BBB. They had an "F" rating but since there were no complaints filled, I figured it was simply do to the line of work and them only being in business for a year. I even went on "ripoffreport" and there were no complaints. So like a dummy I sent them the two checks. I had the checks made payable to me, and forgot to endorse the back.  I made contact with Gebhardt and explained she would have to send the checks back because I didn't sign them, and she assured me it would'nt be a problem. She said if they can close the new deal they would contact me for a new payment (for the $495 processing fee), and if for some reason they couldn't close the loan, the $1500 for the loan audit would be refunded anyway (as they don't audit an old loan if a new one isn't provided). and they only charged $100 for loans they process an cant close. I then asked why would the new loan not go through (and charge me $100) if I'm already prequaified, and she rambled on about something else so I got side tracked.


So like a fool I waited. I didn't question it anymore because I felt if worse came to worse, my checks were not signed so they really coldn't swindle me out of my money.  So two weeks go by and nothing. Another week goes by and I call my mortgage company to see if the company (m3strategy) has requested my documents for the loan audit. My mortgage company advised me that no request for my douments were requested by anyone. So I inturn call Gebhardt and inquire as to why nothing has been done. She told me that they don't get the documents for the mortgage company, they get them from me, then she went on to ask me to send my documents in so they can look at them. WHOOOOOOW, you don't do an audit of my records, you do one of thiers, what I have can conflict to what the company actually has, and talking to lawyers who actually do audits, they agreed that this was not how an audit was done. So you charge me $1500 to see what I have?? What if I lost all/part or some of my documents?? You mean to tell me that my mortgage company is held liable for that? So I decided at that point I wanted to discontinue business with m3strategy. So I waited another two weeks (after not hearing anything) and called to cancel. The phones would disconnect, I would be transferred and she wouldn't pick up, etc... So I asked to speak to a manager or another person who could help me, and was told I could only speak with Gebhardt in reference to my case. So after several phone call attempts and emails, I decided to simply stop payments on my checks and be done. Well thats when I found out they had cashed them both (without ANY endorsements). So I sent them another email and tried calling and the phone rings once and then you get a busy tone. They disconnected their services (WOW)!! They also never returned any phone calls or emails. So now I'm in the painstaking position of trying to get my money back from a company thats nn respondent to me and/or a bank that cashed the check without my endorsement.


SO PLEASE BEWARE OF THIS COMPANY, THEY HAVE BAD INTENTIONS TO RIP PEOPLE OFF.


There is also another person who filled a report on this site that states she worked for the company. She stated m3strategy has never closed one single loan. Thats horrible, but more proof this is a scam!!!
