I have rented space from this company twice. Their prices have always been very reasonable, but I'm currently very pissed at the way I have been treated as a tenant. On this rental, I paid $100.00 deposit for the truck; use is free if it is returned by 5pm.  I unfortunately didn't finish unloading my things until about 6 pm although I was on the property and inside the storage gates parked and unloading at 5 pm. The managers kept my entire deposit (I do have a witness; the Youth Pastor who helped me move my things into storage).  According to the agreement, they were only suppose to charge me a day rate of 29.95.

I was also charged $15 late fee on or about the 9th of January (the rent is due on the 3rd) when I made my payment online. Per this TSSA lease agreement, I have until the 16th before late fees apply.  Per the manager, this is a typo and she wants me to come into the office and sign a new agreement. After I refused, she threatens me by stating I don't have to sign a new agreement but don't be surprised if my rent changes because corporate raises rent all the time and hungup the phone.  I spoke to her husband (the supposed real manager) who then backs her up and says the way to handle the matter is to sign a new agreement saying that they don't have to honor this agreement because it a month to month agreement and corporate can raise the rent. How about before the day was over I received an email from them with a new TSSA agreement that changes the late fee date from the 16th to the 6th and in the body of the email it reads, “Ms.  Kirksey,  Please sign the attached lease and return to Macho Self Storage office no later than Feb 2nd, 2014. If not returned signed by Feb. 2nd, 2014, We will increase your rent to $85 per month. The $75 a month reflects signed leases. Without an updated signed monthly lease your monthly rent will be $85 as of Feb. 3rd, 2014.” Please tell me what you think, should I sign the new agreement? Honestly I thought that as a part of customer service, a company is suppose to honor the agreement that was made even if it is a typo. Every website I have found Macho self storage they advertise 10 x 10 unit as $75.00 and it dont say anything about a signed lease. How can they even justify the rate increase?

Per the TSSA agreement paragraph 3) Changes in Rules Or Agreement. Lessor may make changes in the rules (paragraph 32 through 38) (this is pretty much the entire document) and any supplemental rules, effective immediately, if; 1. the changes do not change dollar amount or due dates 2, the changes are applicable to all tenants in the facility; and 3 the changes have been emailed, mailed or handed delivered to Tenant or posted onsite on an exterior sign in plan view.

                    ok that means they cant change the rent for only me, right? Well we know this is personal.

Lessor may change any part of this Agreement, including rental rate, due date, late charge dates, and charges listed in (paragraph 4 by hand delivering to Tenant or sending notice to Tenant via regular mail to Tenant's address in paragraph 1 (Tenants address) or by email at least 30 days prior to the effective date of the changes.

                  ok, this means they need to give me 30 day notice, right? The email is dated 1/15/14 and is due to change 2/3/14.

if Lessor follows such notice proceudre, this Agreement will automatically continue therafter on a month-to-month basis, until the revised rental agreement is terminated by either party (paragraph 9); and such revised rental agreement, including any rental increases and other changes, will not require Tenant's signature to become effective.

             Seems to me this new rate is null and void at least until the first of the month which at that time they can give me a new notice provided they raise rent for all the other tenants.
