Mark Pantak who primarily operates out of Houston Texas as a Real Estate Investor and Mentor spends a large amount of time covering up questionable business practices. While much of this information is second hand I cannot vouch for the validity of it and so will not document it here. Unfortunately, until it happened to me I also did not believe these reports.

In short, I located a property for Mark Pantak and he agreed to pay me a $500 as a finders fee if he purchased the property. Furthermore Mark Pantak agreed to pay me 10% of what he made on the deal once he sold the property. Normally the story would end there if I didn't have any written proof of this. Mark Pantak has chosen to ignore my correspondence and telephone calls for several months after he sold the property to a buyer and has not paid the finder's fee for over two years. Currently Mark Pantak owes me several thousand dollars in this transaction and I have that in writing. Since all reasonable efforts have failed it appears that I will have to seek out a legal solution.

Now that I am a believer of the aforementioned reports I must lend them a great deal of weight. If you are in the market for a trainer/mentor or are in a real estate transaction with Mark Pantak I encourage you to do your own research, get your own attorney and be prepared to sue him if you ever expect your money from him. It is sad that someone who holds himself out as a teacher does not even practice what he teaches. I'll keep everyone posted as to if I receive my money and what actions I have taken in this matter.

Everything which I have posted here can be backed up by documentation which I have, and am happy to provide to qualified parties. Be sure to contact Denise, and ask her for HER documentation.

Never have done ANY mentoring or coaching of Denise or her husband, so you see how quickly the lies begin?

Having had a successful real estate investing business for several years, you deal with all kinds of people. The best thing that you can do with some people, is just avoid doing business with them.

Never having done business with Denise from Conroe, I can only go by the lies and misrepresentation which she has posted here. While I NEVER did business with her. I did do business with her husband, Henry.

NEVER was there any mentoring of any kind for either of these parties.

My first business dealings with Henry was as a private lender on one of my deals in Houston. Everything was done correctly. He had a first lien on the house, the money was wired to a title company and closed there, I never directly received any money, it went directly to the parties paid by the title company. A Texas real estate attorney prepared all of the documentation, and everything was filed correctly. All of this is in public record.

He was paid according to the terms of the deed of trust and promissory note, and there was a release of lien filed when his loan was paid back in full, as agreed.The business relationship with Henry was only as a private lender, and nothing more. Having made this loan, I said that I would be happy to comment on any real estate deals that he may come across, since I am a buyer.

We NEVER had ANY kind of mentoring or coaching agreement of any kind, and I only dealt with Henry.

Henry decided that he would buy an overpriced Website Promoted through the local real estate club for about $3,000. My input was that it was overpriced and a lot of hype, and to hang on to his money.

He bought it anyway, and then complained that all of the leads were all over Texas, much like I had warned him.

Henry brought me two leads from this website he bought, I bought both of them, and I TRUSTED him enough to make him MY Trustee on the deal. One of these houses was in Deberry, Texas, and I told Henry the following:

1) This looks like a deal, even though it is about 6 hours away from Houston, and involves lots of time, money, and risk, YOU, Henry, could make about $20,000 on this lead, and IF you will pay me $500 for about 5 hours of my time, I will tell you exactly what I would do to make the money on this house.

2) He asked what his second option was, and I told him that I could PAY HIM, since HE, Henry, brought me THIS LEAD, (I never talked to Denise about this) we could work out my paying him a $500 Bird Dog Fee for bringing me this lead, and only if I closed.

3) My 3rd offer was that he could wait on his money, since this was a "Subject to" deal, and all of the money would be going OUT, with none coming in. I would have expenses to make the monthly payment of about $600 a month, I would have repairs to the house of $10,000 or more, I might have to evict the current tenant for not paying his rent? There was all kind of time and risk involved, and it might take 2 to 5 years until I could resell the house, and see any money?

However, if he agreed to number 3) and could wait on his money, I would pay HENRY, and ONLY Henry,

10% of what I made after ALL of my expenses, when I closed, which "Could be as much as $2,000 or more in 2-5 years, whenever I sold. Henry, and ONLY Henry, made an agreement with me, to wait, and to accept the 10% of what I made instead of the $500 now, or the $20,000 he could make if he did it all himself.

This seemed fair to both of us, and we agreed that I would keep him involved regarding keeping him informed of everything that transpired with the property. Henry NEVER saw the house, or did ANY of the work, or invested any further time or money, it took me 2-3 years, and several tenants, and I finally found a buyer.

Having found this buyer, there was a need for a mortgage lender to help close the loan. They could qualify for a VA loan, since they were in the military. (It was brought to my attention that it might be "illegal" to pay a bird dog fee? and since I am NOT about to do ANYTHING Illegal, I proposed the following to Henry)

Since you now have your morgage lenders license, could you get them a loan? you would make about $2,000 to $3,000 as a lender for closing this loan, and this will be your payment for bringing me this lead. is that fair? Henry agreed, and I NEVER dealt with his wife Denise, other than when I would call, asking for Henry.

Henry had NEVER closed a loan before an screwed everything up! This is why I never deal with people with no prior experience! The title company that Henry insisted on using, since it was in Conroe, went bankrupt the day before closing, so many things went wrong, and cost me LOTS of money, so that I had extra costs due to months of delays. In spite of all of this, I stuck with Henry, it was a LOT of work for him, since he had no idea what he was doing. And since he is NOT a salesperson, I doubt if he ever did any more loans after this? you never know? (What I did NOT know was that his wife, Denise, was helping him with all of this, and therefore SHE Felt Entitled to MORE of MY Money, even though ALL of my dealings and agreements were with Henry.

Several weeks After everything was closed, and Henry was paid, Denise, NOT Henry, contacted me, DEMANDING PAYMENT of $2,500? (Excuse me? Henry was paid, I NEVER did business with you, and there is no way that I am going to pay you an EXTRA $2,500!)

Denise continued to make demands and threats, and said that if I did not pay HER this money, that she would destroy my reputation on the Internet by posting about me!

I am not a big fan of extortion, so I told her where to go! She has kept her word, and her lies and slander about me have cost me hundreds of thousands of dollars, since people have believed her lies, and have not bothered to contact me. The few people who have contacted me, asked if I knew about it?

I have contacted several attorneys about this, most who have said that it would have been cheaper to pay her the $2,500 in Extortion money than to hire an attorney to sue her, which could cost $10,000 or more?

As an update it has been 6 months since the incidents that I reported previously in October about Mark Pantak. It's amazing that he keeps morphing and changing and ripping people off. If you are an attorney I will gladly testify against him in court.

Now he has a new web site markpantak.com and his old web site wetakeoverpayments.com has been down for over 6 months. In his latest escapade he claims to have just bought, a house in Nederland, Texas, (Near Beaumont) for $13,000 cash, He claims to have walked away with a check payable to Him! If you ask him the details of the transaction I'm sure it will be the same as the transaction he did with me and that is he'll brag but when it comes to proving it he refuses to answer the question and evades like a skilled politician.

He said in a broadcast email that he made $25,000 on the property in East Texas that I found for him as one of his students. Then he still refused to pay me the bird dog fee of $500 he promised and the 10% of what he makes. So assuming he spent the wild amount of $5,000 traveling to the property and fixed it. Which he did not but I'll grant him the $5,000 expenditure.

So that leaves $20,000 Net of which I'm owed $2,000 + the Finder's Fee of $500. If Mark Pantak will cheat me out of $2,500 imagine how much he will cheat the sellers, buyers and everyone in between.

Mark Pantak is a Liar and a Thief and needs to have his pants sued off and driven to some dark corner of the earth. I don't believe that I've ever encountered anyone who lies as much as he does except for maybe a politician.

Consider this when he asks you for the $10,000 for coaching, or whatever his price is today, and think do you want to be taught by someone who is barely one step of the law and only teaches you enough to rely on him. I wouldn't then and I won't now and I will continue to spread the word about Mark Pantak, the lying investor of Houston until I get my money fair and square that ha agreed to pay me.
