Do NOT fall for his (and what he teaches his "students" to say) "I can't show you my properties because people will be out to get me if I do" excuse.

SEE for yourself if what he is telling you works...by seeing CONCRETE, TANGIBLE proof of CLOSED deals and properties his students have been involved in.

Don't fall for the stuff on the website that he claims is "proof". It isn't (I know). All those are is information that he has rigged up using some software. THEY ARE NOT CLOSED DEALS. They are only deals that he may have TRIED to get done.

The real proof is a CHECK or a DEED/TITLE TO THE PROPERTY. Anything else is BS.

The tone and "logic" (if that's what you can call it) of the responses here "defending" Durante is EXACTLY what what he tells his "students" to say to people who are (rightfullly) skeptical of him and his Commercial Real Estate Training Scam..I mean Program.

I should know. I've been through it and was coached by Durante to say the exact same things in the same manner.

After I realized that people are being ripped off, I actually felt bad for bringing others into it. That is why I stopped.

There is no "secret" to Commercial Real Estate. And no, its NOT easy. And anyone who tells you that you can learn anywhere NEAR enough about it in 8 weeks is LYING TO YOU.

If the Commercial Real Estate "methods" that Durante Parks claims are so readily implemented, and word SO well, combined with all the success he personally claims to have, wouldn't he be one of the BIGGEST real estate owners in the United States if not the WORLD?

Oh, I guess that Durante is just so modest that he only uses his "superior" Real Estate knowledge and skills sparingly to "keep himself under the radar".

I guess that is why so many of Durante's current and former students have contacted me personally to tell me that they can't stand him and that he is ridiculously hostile, dismissive and belligerent towards them (even though he happily takes their money) and makes practically no sense during their 1-on-1 "consultations" with him.

I've closed 6 deals in 2 years using what I learned from Durante back in 2004 . Property Value:$13M

I also developed 2 up scale residential developments here in Charlotte, NC in the "South Park" area. $3.5M

Now I know why Durante keep his personal business personal and private.

I am amazed that you can come to a site like this and say anything about anybody without any validation or merit. That really makes this site's value questionable.

The upset have a place to cry. If you were truly dis- served or ripped off you should state that and not blame Durante for your failure. That's easy to do.

I notice that these post all indicate that Durante didn't do this or didn't do that and won't show this or won't show that.

If you were ripped off, you should say so.

And if you failed you should should say that also. I don't think you can validate or invalidate a program based on what others do or don't do. The truth is, flaunting your wealth or success to strangers is very dumb thing to do.

You can't validate a person or a program based on that alone.

If Durante was to show you his bank statements and give you the address to his properties, people would be all over him. The truth is, that's not smart!

Durante introduced us to a lender that did 106% LTC on 3 of our properties.

Why would I share that with a stranger?

I have bank statements with more 7 figure balances.

Why would I give that infor to someone just to prove to them that I have what I have?

For the poster that said all Durante cares about is the money and that he's a
marketer.

Fact is, we all got into this business of investing for the money. And marketing is essential to succeeding in any business.

Were you ripped off or not? Did you ask for a refund and didn't get it ?

I've talked to several people about my experience with the program. I notice that none of those people are on this post. Interesting!

I'am willing to bet that these are students that FAILED ! And this where they come to confort each other.

I notice that no one has a specific complaint but only and opinion about what others won't show them.

My success was based on my efforts and not what someone else had done. It's not wise to flaunt your assets to prove to someone that you have it. That's just a "DUMB THING TO DO"

His program is hard core and is not for the weak. This training required effort just as my residential investing required effort.

It just required more mental effort and less physical effort to do commercial investing the way Durante teaches it.

Just because I purchased commercial properties doesn't mean anyone can. It's an art and requires time to perfect. It took me 2 years to get going. Most of it was overcoming my fears. Once I got the first deal done, the rest was a piece a cake.

By the way, we also secured 2 94% LTV commercial loans on our first 2 properties.

This program works very very well if you work it.

I wonder if Durante has been to this site to see what the losers are crying about.
On second thought, he doesn't need to see this stuff.

These post are probably by the same people that failed in the residential investing business. now looking to blame someone for their failures.

All that needs to be asked of anyone promoting Durante Parks' Commercial Financing Course is.....

How many deals have your students done?

Ask for proof.

Ask Durante where his current properties are located.

Look.....DO NOT let Durante bamboozle you with a lot of BS.

If he and his current students cannot show you absolute proof of CURRENT commercial real eastate deals that have been completed, you'll know that he's full of crap (which he is)

Do not fall for the excuse that he/they cannot show proof because it will compromise their privacy. That excuse is BS, because any real estate ownership can be reviewed in county records. Also ask what name or compeny the ownership of said commercial properties are under. If he/they won't tell you (which he/they won't) keep your money.

I worked very closely with Durante. All he wants is money. If you wind up feeling used (and that will be because you were) don't say you were not warned.

Caution -- His BS will work on you (especially if you are desperate for money or to change careers) for about a year or so until you actually wake up and see him for what he is.

Save your money.

I worked with Durante for 2 years as an intern. He tok me under his wings and helped me to get back on my feet after going throught a tough marriage break up.

I know him first hand for personal experience. So here's what I know!

1. He does large commercial financing deals. His is more into doing deals than he is into coaching and teaching. He has a drill instructor approache to training and a lot of people can't handle the no nonsense style.

He pressured me to take responsibility for my life and to pull my self back up. I never received nothing but good things from this man. For me, getting into the commerical business was hard due to my residential training. It was hard to make the shift and I am sure that others have experienced this also.

His program is solid, his techniques work. I now have several commercial properties due to Durante's mentoring. He's tough but that what it takes... I was a wimp and didn't realize it. Now I am a successuful commercial investor with over 9 properties valued at over $15 Million Dollars and I owe it all to Durante.

2. I am pretty sure that the people that have said negative things about him were people like me. Under achievers that could make the grade and quite. I didn't quite because Durante didn't give up on me. He pressured me to perform and that pressure is what I needed and that's what made the difference. I was in bad shape mentally and feeling so low... But he turned that around and got me going...

You have to be tough to play the commercial investing game, it not like the residential investing game at all... There's no regulation and you can be easily scammed and tricked....

Perhaps the negative comments are due to people that couldn't make the grade and walked away like I almost did. I am glad I didn't, I need the tough love and didn't know it. Had he given up on me I guess I would be angry also because it would be like taking away my dreams. And that really would be personal.

I guess if I would have walked away I would also have made it personal and attacked him also. Afterall, he teaches some very powerful commercial financing techniques and he fast, sharp and very action oriented. Durante is all about results..

3.My experience was painful but very good. Thanks to his influence and the toughness, I am now 100% Debt Free and earn a high six figure income living off my Net lease investments. My life has changed 36o degrees. This man taught me so much more than financing and I am so grateful that I met him.

The program works if you can survive the boot camp environment and the accountability factors. There's no rip off or con going on. He teaches and practice that commercial financing game hard ball style. Afterall, he lost $80,000,00 and went to 2 closing and got ripped of for over $300,000. I guess that explains the tough mind set.

His programs are solid but if you are looking for a social club, then please don't go to him. But if you are looking to learn fast and are ready to be IN A REAL BOOT CAMP and held accountable, then he's the man with the plan. His program is more like a big brother setup because of the personal interaction. He make you do the work or fill bad it you don't do it.

I find it hard to believe that Durante "promised to" help the trucker purchase commercial property. I am sure he would have instruct him on how to do it just as he did with me.I 'm sure this was a miss understanding on the truckers part.

You're in good hand with this program and don't mind the "under achievers". Like one of the replies said, "you can't expect a trucker to purchase multi million dollar properties". There's a lot of truth in that.

Durante guys plays the high financing game to "win". And everyone can't play the game at his level.

It took me some time get my mind right.....It really is "hard ball" and I am glad I met him and grateful for all that he taught me.

You're in good hands....if he's still available.

I generally value comments posted here, but am reaching a point of not knowing who to believe.

For instance, R. Cunningham's rebuttal in support of Durante Park's sounds plausible, but credibility drops to zero when signing off as living in "Greensbor SC".

I've only heard of Greensboro, NC. I stand to be corrected otherwise.

I don't know if that's just sloppy writing or indicative of the real value of the posting.

I have use the training I received with this program to purchase over $12 Million Dollars of commercial properties for myself and my friends.

Initially, I was a bit disappointed with the program because it contains so much advance information.

As a former residential investor, after regrouping, I went through the program again and everything began to click.

It was not the information or Mr. Parks that was the problem but it was my mind set.

I was trying to do large commercial deals that were bigger than I was. I wasn't ready for $10 Million Dollar transactions even though I thought I was.

I think this is what may have happen to the people that have posted these complaints.
I guess if I had been kicked out of Boot Camp I would be bitter also.

Bottom line,

The training I have received has been some of the most empowering training that I have ever received and it WORKS if you work the program.

Everyone can't do commercial financing and investing. It is a process and it requires a certain mind set to succeed.

I recommend this program for anyone serious about creating a real business and commited to that process.

This program and the personal mentoring I have received had had nothing but positive results for me and my family.

It seems that Durante is getting a bad rap from outsider and his Boot Camp rejects. Rejection at this level really can hurt.

Durante has assisted and guided me on 3 acquisitions and 4 other transactions over the past 2 years totalling over $12 Million Dollars!

This man knows commercial financing and investing inside out. His boot camps are hard because it really prepares you for the real world, not the play world.

Don't listen to the under achievers. This program and training rocks and I am proof that it does.

It's not for everyone, and I am glad of that!

I read this report on Durante Parks while looking over his web site and contemplating his course. Two things triggered my research - the first being that there are so many mis-spellings and grammatical errors on his virtualmoneybroker.com site that I found it hard to believe that he was a wealthy investor (Couldn't he hire someone to write it properly?) and then -- the coup de grace:

He won't be getting my money for either enterprise.

I too remember Emanual Jennings. He even called me expressing how he would like to do things different from the way the program was taught.

As far as where his properties are - No investor in there right mind is going to tell the world where and what property they own.

This also shows that Emanual Jennings is not a savvy investor.

All I can say is that, The only student that was in the training from the Bronx, was Emanual Jennings. We never had any trainee in the class by the name of Rosetta. Emanuel has made this up and made up the name Rosetta, so he can send rebuttals with his name to make it seems like it's more than 1 person.

Everyone hears the potential cash that can be made from the knowledge and toolbox, but not many can actually execute and be committed to being persistent with this.

The other thing is not many have the knowledge and understanding to this. "We can't expect a Janitor or a construction worker to become the President of USA, or a Financial Consultant. We all want and have goals, but not many of us has the determination and drive to achieve those goals.

Have you CLOSED any commercial loans or BOUGHT ANY commercial property since enrolling? NO!!! And if your answer is YES - PROVE IT !!! OTHERWISE STOP FOOLING yourself and others. This guy Durante Parks is nothing but a INTERNET MARKETER. Him or his students have NOT CLOSED any Commercial Loans or purchased ANY COMMERCIAL PROPERTY PERIOD! I have been through this training and I think it is very good for the individuals that have the knowledge and ability to use the services. I remember some people going through the training was just overwhelmed by the training and did not have the skills to excel with the strategies that were taught.

I am still working with Mr. Parks and this is a great program for those that have experience in real estate, financing, and that are investors.

I just think this student did particular student did not have the skills to do this and he's upset about it. Just like everything else in this world, you go pay for a certain training and you have to apply the lessons and work them otherwise you will not get any results.
