First off, I am not a stupid person. I own my own successful business and have a college education. I own two timeshares and have used them every year for over twenty years. For me to fall prey to this scam means they are making money hand over fist!

They wine and dine you. They talk to my husband and I about our favorite vacations and sell my teenage sons on a trip to the Stanley Cup. They make my daughter who is 11 even have fun around the table. They talk about leaving these sweet children of mine a legacy and how when we get home they can help us set up the trust. They are smooth, come off as very intelligent, while the whole time they are lying, scamming and stealing from my family.

Here is list of the lies:
They have a book with the top resorts combined from II and RCI as well as the top resorts around the world:
Reality: there is no book. There a few resorts and they are not worldwide, but very, very limited.
They have Turks and Caicos and South Africa - no they do not, unless you pay for it out of pocket, no exchanges there.
They do not buy back your timeshares. They leave you with those maintenance fees on top of the new bill from them.
They say there are no maintence fees but there are.
They assure you that you can rent your units for minimum of $4200 and give you a list of companies that will do this. Reality- they are part of the scam and now you just lost another $600 to rent you timeshare scam. The websites they advertise on are hard to navigate and one doesn't even pull up!

There is so much more but I don't want to dwell on it. You get the picture - it's a scam and they lied about EVERYTHING pretty much.

So, how to solve. I have hired an attorney and he will start next week on pursing to get my money back. But, more importantly I have filed a complaint with Visa and I plan to continue to work my way up with Visa and other credit card companies to inform them of the fraud that is happening at this resort. Perhaps American citizens will be told about others from Visa when trying to use their card. I will also be filing my opinion on RCI and II about my experience at the MAYAN resorts and I will discourage others from going there and if they choose to not to buy there. I also plan to call the corporate offices of II and RCI to let them know that by using the Mayan resorts they are getting a bad reputation and they should consider not be affliated with the Mayan properties. You can do these things too.While we may not have rights in Mexico; we do here and our freedom of speech can warn others and potentially stop this company. 

The resort is beautiful and they are classy people; it reeks of money and success. But.....BEWARE!

Mayan Palace Timeshare Scam

It is the same old story with the Mayan Palace timeshare resorts (owner David Chavez) who does not care about what fraud he perpetrates on timeshare buyers.  The same old adage applies, with regard to rental fees applicable, etc. It is fraud and there is right of rescission in Mexico no matter what program you buy, no matter what the horror show salespeople tell you.  Heve not met one semi-honest one representing the mayan chain yet. Yes, we got scammed and bought, never again. These are the worst operators in the business.  The name of the programs, Mayan Regency, The Dream, Mayan Palace, Grand Mayan, Bliss, Grupo Luxxe change with regard to what they wish to charge.  The upshot is if you are down the line in their program name game list you lose benefits. The tiger does not change its stripes.  Beware.

I have been working with the Mayan GM's (general managers) and I believe we have found a solution to the problem. Honestly, I am a bit hesitant as I read all the incredibly horrible things online about this company. However, the people seem to be willing to work with me and while they have their demands, they are also willing to meet mine. I will update again quarterly to let you all know how the Luxxe ownership is going. It is my hope that I will only have great things to say about this company! I/We got off to a rocky start but I am hoping it will get better. So far, the resort is working with us and they have been helpful in straightening out some issues on their end and mine. I strongly suggest that if you have an issue to talk to with a general manager or just let the person who answers know that you need to talk to someone. They have gotten back to me each time. I just called the Grand Mayan Customer Service number. I have found that calling is faster than email.

I agree with you. My husband and I were blatantly lied to about the membership benefits. We discovered later and have since been trying to get out of the contract; but they dont seem to care at all if the sales people has lied or has given wrongful information; we have stressed this out to their service department but they simply do not care. All they want is to force us to stay. Sooner or later youll probably get a response here from a "Customer Service Representative" trying to apologize and convince you to contact them, DO NOT trust them! they are not able to do anything regarding  of your problem, they just want to "clean" their terrible reputation.
