First, let me clarify that I took McLean Co Rentals to court and I won. However, they haven't paid the judgement.

We rented a unit from this company for three and a half years. We took pictures and documented absolutely every mark in every corner upon move in. Good thing we did  because they retained part of our deposit claiming numerous items that were marked down in our "Move in Inspection Report". They never responded to me when I requested to do the move out inspection, but instead just mailed me the bill. I see my case is just another one in many. Shame on you McLean Co rentals.

In response to the complaint:

Before any move out inspection takes place we refer to the tenants move in checklist. In this case; according to this tenant she documented there were no mention of cleaning issues nor holes in walls. This statement is false.

I performed the move out inspection and with my 20 years of inspection experience I have taken photos of the condition of the condo upon this tenants exit. When I returned to office I emailed the former tenant and gave her an opportunity to return and make the corrections to the following areas:

-Re clean Kitchen such as sink, stove top, sides for oven, top of refrigerator, inside of dishwasher. 

-Living Area: Clean the ceiling fan in dining room, patch holes in wall by the stairs, stain on wood of the stairs and handrails on stairs.

-Bathroom: Tub, shower doors, medicine cabinet, toilet, door jams.

-Bedroom: Black 1 inch marks on the walls, dust on baseboard.

 

This tenant failed to correct the issues and therefore we had no other choice but to have the condo cleaned and repaired per fair housing guild lines. These documents were all filed and disposition was completed before the 21 days that we have to return the security deposit refund.

Weeks later we were served with a summons to appear in court, we presented our case and the judge favored on tenant side. 

In regards to the reason for the delay in paying tenant. We returned the deposit within the allotted time allowed by the courts. 

It was unfortunate that the courts sided with this tenant with the documentation we had regarding the unit.

I would tell all Landlords to beware of this tenant and is an avid Yelper who can be seen giving numerous bad reviews to great companies throughout our community.
