I recently sold my house which I had lived for over 30 years. Since it was on a whim, I only had a couple of months to find a condo, which is what I was selling for, to downsize. I looked around, and thought that it would be better to buy new, and I wouldn't be getting anyone elses preigsisting problems. Right? Wrong.

I looked around and although I had lived on the North side my whole life, I had recently gotten my real Estate licensee and wanted some place closer to the office. Since my office was in the west end I wanted somewhere west or South west. After looking at several older condos, which all looked the same, I started to look at new. The first I looked at was in Windermere at Windermere Village, which was being built by Meterra Developements.

When talking with other Realtors, nobody really knew anything about Meterra, which can either be really good or really bad. I went on the internet and the only thing I could ever find was the Meterra Hotel in Edmonton. the Emplyee I was dealing with, told me that they "specialized in building strickly condos, so who would be a better company to purchase from'. I said well I'm having trouble finding anything do you, Do you have a list of projects, that you have done? At which time he fired off, about 5 different complex's. Being that this was one of my first deals, I foolishly trusted what he told me, and after several phone calls, visits, and emails, we did up a purchase contract.

I really liked the area the condo was being built in, more so than I liked the condo itself. Therefore, after I saw all of the greenspace, that would eventually be around the complex, it was hard to find another area that compared.

The only reason I even looked at this condo, is because, when I initially called, and ask when it was going to be finished, I was told, the middle of November, beginning of December. I said, Perfect, because, I've already sold my house, and I have to be out, by Dec. 2/11.  As time was going on, and it didn't look like that was going to happen, I had a clause put in the contract that, if the condo wasn't ready for dec.2/11, Meterra would have to pay for place for me and my mom, to move into, until it was finished. We did the purchase contract and I wanted everything to be upgraded hardwood throughout, no carpet, granite counter tops, tile in bathrooms and laundry and $800 for Stainless Steel Appliance upgrade. Then he got me to initial a few things that needed changing.  I noticed when I got homme the appliances weren't on the list, but since that list was just the changes, and not the appendix, I was sure it would be on the Appendix, breakdown copy.

l I went to look at the progress of my condo the week of Christmas, and they hadn't even started it yet, it was the same as it was the day I purchased it, 2 months earlier. Then, I was getting a phone call a couple of days later telling me I could move in for Christmas. I said, even if it is finished, and if it is, I can only imagine what kind of work was done, who do you think is going to move me, a day before Christmas?  

Well, you can guess, they ddin't want to have to pay for another month of rent so, we were forced to move in, to an unfinished, filthy condo. I had to hold off my movers, until 1pm on Dec.20th/11, so I could move in to "a nice clean, fresh suite." Which was beyond filthy, had about a cm of dust on the counter with a finger mark through the dust. Glue all ove the hardwood, no toe kicks on the floor, kitchen, or bathrooms, no mirrors in either bathroom, nicks with green tape for places that need filing before being painted, on the walls. a cracked balcony door frame, that needs replacing, cupboard awening that is not glue down, missing shelves in cupboards, a shower that leaks all  over my master bathroom floor, everytime I use it, and "high grade fiber optics that I pay for, but can't use.

 And the thing that bothers me the most is , the day I moved in, I noticed that the appliances were black, I said, no, the appliances are wrong I wanted Stainless Steel, he said "Oh, I'll write it down and get it checked". I said, you don't need to get it checked, I paid $800 for the upgrade to Stainless Steel.,  Well you can guess, the chicken scratch, I took home that day, was what they used as the Appendix. Anyway, I wanted Stainless Steel,I even told them I would pay them the $800 Again, so I kept asking and they kept avoiding me, after all. they already had my money. Finally on Jan'17/12, I got the Michaels, managers name and number, and thought, if I spoke to him, he woud be able to help me. After all, when I found out it was my fault for not making sure he put it on the appendix, I told the employee(MicheaL) I don't care, I want them, please make it happen, I will pay the $800 again. But the Manager, Curtis Penner, was a biggger a**hole than Michael, who by the way, no longer works at Meterra developments. I guess, it doesn't matter if your customer is happy or not, in this establishments eyes, at least not at Meterra Devlopements, or to Curtis Penner, as long as he has your money.         

To date, nothing has been fixed or finished. and even though I went to Home Warranty, They don't cover unfinshed items, Which of course Curtis Penner knows, only too well. I,  along with each patron in the complex,  have reeceived, about 8 notices, which are convieniently shoved under the space in the door, that is an inch wide, because there are no door sweeps supplied. These notices say, there will be someone entering your suite from 9am to 5pm, on such and such a date, however, nobody ever shows.  Not only at my suite but at any suite.

I want to let people know, if you don't want to regret it, don't rent, buy or  God forbid, take clients, to any complex, that Meterra Developments,or Curtis Penner, has built or has anything to do with.

Lack of Understanding

So I am unsure as to what to tile this rebuttal, all I can think of is lack of understanding.

I work with the Windermere Village Condo's, and know who this owner is, and what has transpired to get to this point.

The owner who filed this complaint did advise to us that she and her mother needed to be moved out at a particular date, we felt confident at the time of signing the contract that this would not be an issue. Due to construction restraints I won't get detailed in (issues with sub-trades) we lost some time on our schedule. To take care this owner, we put her and her mother up in a condo at our expense as we took full responsibility for not delivering the condo on the required date, we were not obligated to do this, however did it as a gesture of goodwill (which went unnoticed). We setup a new date for possession (3 weeks later).

I'm not here to make any excuses, but since we are being labeled as a rip off, I must explain that the day the unit was to be handed over, the cleaning crew did not show up, so myself, and 2 other employee's finished the clean ourselves (I spend 2 hours on the floors). The owner came in by about noon that day, we did a walkthrough, and I explained that I had to do the cleaning myself to get her in that day, and would gladly send in the professional cleaners when available.

The suite owner and I then did a deficiency walkthrough, we noted typical issues, such as paint touchups, and unfortunately the most embracing part of the close was the lack of toe kicks (which were installed a few weeks later).

Unfortunately though, the owner who made this complaint has been very difficult to deal with:

When we rented the temporary suite for the owner to move in, she blatently disregarded the no smoking rule (this caused for an extra $500 cleaning). When this owner moved into the Windermere village, even with pressurized hallways (which is why there are no door sweeps installed, its part of the design) the smoke permeates out this owners condo and wreaks for about a 20 foot radius. Also, we are still trying to get the owner to remove a junk pile that is left on her patio.

When we requested access to the unit, it was filthily, and we were unable to address particular items because there was so much debris and clutter in the way of everything. Also the owner would advise, and of course we would accommodate requests to not enter due to her mother's condition. We had made many multiple attempts to address the owners issues, however the owner would never allow for proper access.

This owner has made complaints to the management company, the warranty company, and she advises that 'nothing has been done', which is simply wrong, anything incomplete at this time is due to the owner just not allowing us access to do the work. For an owner who also has her real estate licenses, I would expect a different level of understanding (hence the title).

Beyond this, the complaint comes from a licensed realtor. She obviously does not realize the gravity of complaining about something like this when her knowledge level of this industry, contracts, and general process should go.
