Midland Mortgage Company in Oklahoma along with Midfirst Bank has destroyed my life and the American dream to own a house and property.

Midland Mortgage never has good records on file, a rude legal representative who took this case personally. She was loud and wrong in court and had the gall to accuse me of wrong doings. By the time my so-called lawyer, James Jester finished talking to her, he even could not think straight. He had a copy of my latest payment in my filing of all of my payments since the purchase of the property.

He returned to me in the courtroom and said that he just negotiated a good deal by having me to pay this month's mortgage payment in increments with my next two payments. Of course, I had to show him all of my receipts again and prove to him that I was not behind at all and no negotiations would be justice. Midland Mortgage finally admitted to my records were right and dropped the case. However, my mortgage was raised every other month with new booklets sent out each time. No reason was behind the increases.

Midfirst Bank which backs Midland Mortgage and Mellon Mortgage decided to sue me anyway. My house was up for forclosure and I did not know until an eviction notice came to my house and several calls received asking me to sell before the forclosure took place. I had to file a bankruptcy to save the house from this company. They stole over $21,000.00 from me. In court, they did not have to prove that I owed them. The courts took their word for it and set the payments up to be withdrawn from my payroll. I was not given the opportunity to show my proof of not oweing them.

this is to anyone who thinks midland is good and has had no problems,that maybe it is your fault. no midland is the problem when payments are sent with cashiers checks via the postal sevice return signed reciet and midland says they didnt get your payment. you tell me who is wrong. even sent copies of checks front and back showing they were cashed by midland but not good enough have to send again.where is the lawyer who will step in to help stop this abuse and theft.

$1,000 a month added every month on a adjustable loan

What about a loan that has added to my mortgage $1,000.00 a month if the interest rises.
I swear that the interest rising on my home, was fradulent. They are to raise the mortgage when the government decides to increase interest rates. However this company added a $1,000.00 every month no matter what the interest rates were.
I am disgusted their are two many crooks out there and not enough sherriffs. There are way to many scam artists. If the country wants to create jobs I say they need to hire and train people, to bust all scam artists. Put them in prison and the fines can help the states take care of their prison expenses. I mean we have scam artists from low class to corporate scammers, way to many people are losing money behind these people and they are allowed to practice for many years before they are caught. When they are finally caught they have left far to many people broke and devasted. Hire more scam cops now !!!!!

People If you have been scammed by mortgage companies hire a real estate attorney. Sometimes they have to give you every penny back, and void the loan too.

POSITIVE RESULTS FROM MMC

I bought a home in Houston in 2000 and it was sold twice in the following year, most recently to MMC... my automatic debit transferred without missing a beat, I have never had a missed or late payment this way and I can expect to see the charge post to my checking account every month at the same time for the last 5 years ... while overseas the MMC automatically noted my deployed status and reduced my interest from 9.5 to 6% without me taking any extra action myself!

As far as I'm concerned this company does a great job - but of course, I never made the mistake of missing a payment or being late ... I also keep enough money stashed away to cover 3 or 4 months in case of emergency, which is what they suggest at closing - these are rules I follow and they kept me out of trouble!

Be smart, keep receipts and good records, know AND be able to show when money has moved from your account and be patient in knowing there are THOUSANDS of customers who manage to pay their bills on time EVERY time that keep the system going despite your individual issues ... put it all in perspective and you will find a better resolution to your problem.

I have placed a complaint on this site regarding MMC. While there are some of you who think the world of MMC, I don't.

Yes, if you make you payments on time, you have no problems. But what happens when your payments are adjusted because of a change in your escrow? We made the call on this first time our house went into foreclosure and the Delinquency Assistance was put into action.

The problem lies with MMC's lack of communication and lack of accepting the fact that when they make a mistake, payment posting or otherwise, a simple apology and correction would be fine. Instead all the blame falls on the consumer...not matter who's fault it is. When you send in payments and have the proof of them, but you're being sent to foreclosure because they said you paid the wrong amount what do you do?

If you're paying what you're told and instructed to pay and there's a change in the amount, isn't it MMC's responsibility to advise you of a change? We weren't!! The last time, we were never even advised that we were paying the wrong amount. We were paying the amount given on a contract signed and notorized by both MMC and us. I have asked for a monthly statement/escrow statement. Can I get it? No!

I'm supposed to call them everytime a payment is sent, then check back with them to make sure it's posted to my account. Does MMC have any responsibility here outside of taking my money and posting it? No! I send my payments via Express Mail, so I have a signature stating that it was received by them, but it's still my responsibility to make sure my payment is posted to my account and not setting on someone elses?

I don't know how long those of you who have nothing but good to speak of MMC have been with them, but don't let (and I pray that nothing ever will)a tragedy happen where you get behind a couple of months. I'm sure the story will change!

Everyone needs to read their security instruments

Before you actually get upset with any service provider, you might possibly want to review all the terms of your mortgage/deeds and notes. For instance, most FHA and VA loans are due on the first day of the month....servicers simply provide a courtesy by extending a bill paying service other than the contractual due date of the loan. Second, mortgage companies make money by selling portfolios between service providers. So if your loan is sold, read the fine print of your mortgage/deed. The terms of your deed will be upheld per the conditions of your investor (i.e. HUD, VA, etc). It's the courtesies provided that will change from servicer to servicer.

Third, everyone needs to remember, home owners, mortgage lenders, and people who are working to help most of the people who have posted complaints on this web site, that if you have a specific dispute with a lender, educate yourself. That is your biggest defense against anything simply "happening" to you. Educate yourself, read your loan documents. If you don't have a copy, your service provider can probably get you a copy, albeit for cost-they do have a business to run, just like everyone else.
Again, read your loan documents. The fear I see here is completely ridiculous...nothing is happening to you. You signed your documents, and nothing will happen that is not in accordance with those documents. Even if you fail to pay your loan, for whatever catastrophic reason, God forbid, and your home is taken away. That is still provided for...you signed that contract. Simply educate yourself to see what your rights are. Thank you.

I am Suprised

I have been with Midland Mortgae Now for the last 3 1/2 years. I have had absolutely no problem with them helping me when i was in a bad situation, not once, not twice, but 3 different times. Now do not get me wrong, I am not saying that the things you all say are not true, I am just simply amazed and suprised at what is being said.

My husband and I were going to split up and try and sell the house, because we were behind and Midland sent me so many letters about saving my house and working things out to stay in my home. Everytime I call them, they are very friendly and very helpful.

This is the 3rd time my mortgage has been sold and I tell you what, the 2nd lenders that I had were horrible and I do mean horrible. I am very thankful for Midland and their employees in the delinquency assistance department, because they have been a huge help to me. I sure hope that I never have to come back here and say you were right, they got me too.

I am so sorry this happened to you all, take care and good luck.

sounds fishy to me...

I've been dealing with Midland for almost five years now, after having my original mortgage company sell our loan to them. Not only have I not experienced any of the issues you described, I have had nothing but good things to say about almost all of the reps I've delt with! Before you say "well, if your payments are current, they won't bother you", think again.

I have been having issues with my finances due to back to back auto accidents I've been involved in over the last two and a half years, and have not been able to keep our original agreement due to my being out of work with severe injuries to by back.

Instead of getting all bent out of shape and hiring a lawyer when our loan went into default and was later slipped into foreclosure (your first mistake), I simply called the company and asked if there were any options to hepl me catch up. The first question asked by their customer service staff was "are you committed to staying in your home?" When I answered "yes", I was presented with several viable options to help my family keep our house, none of which involved going to court, hiring lawyers, or anything else of the sort.

Also, how did you NOT know your house was going to be foreclosed? The mortgage company has to send you notification when your loan is late. When you slip into default. When their attornies have been contacted (usually 90 days before the motion is filed), as soon as the motion is filed (which is yet another 90 days before it will be heard), and if you do nothing to try and rectify the situation. When the motion is heard and a date is set for sherrif's sale (usually another 30 days, in which you can STILL contact them and make arrangments to stop the sale). Sounds really strange to me!

I'm in the same boat!!

Midland Mortgage took over my mortgage when it was almost 45 days behind. I was scheduled to catch it up that month and sent the payment to make it even to the first lender because I thought it was still owed to them because it was money owed before the other company took over. I called to verify this and the old mortgage company said that it should have gone to the new company, Midland Mortgage, but not to worry because they would forward it and Midland would credit it to the day it was received by Irwin Mortgage.

This all happened in June 2003. In December 2003, I came home to find a notice stapled to my front door notifying interested parties that this property was in foreclosure and would be publicly auctioned in February 2004.

I called right away to see what was up because I had been making my payments all along although they were just under 30 days late each month. The person I spoke with was snotty and said that was what happened when you didn't make a payment for 6 months!! Of course I had made payments in the last 6 months .. 6 of them to be exact. However, they didn't accept them because they said I had gone over 60 days at one point and that is their cut off time. I asked then where all the payments I sent were going .. and they said they had sent them back.

Not only did I never receive any paperwork saying I was in trouble, I never got a check back in the mail or I would have contacted them sooner.

Too make a long story short, I had to pay attorney fees and all the payments, except one that did come in the mail in January 2004, was all put toward paying off all their fees. For the next year my payments were increased to a point that I almost couldn't handle them. I did though and got through it.

Five months after that, I was in trouble again. Why? Because the arrangement we made had me make payments on the 25th of the month. I was paying an extremely higher amount than my original mortgage. I didn't pay on the 1st of the next month because there was only 6 days to come up with a full payment, so I "thought" I didn't need to pay until the 1st of the month after that.

So, this makes me just a little over 30 days late now. So, also using the grace period, I continue to make the payments a little late and decide to make the extra payment in 4 months when my husband gets his bonus. However, Midland isn't happy with this arrangement. Even though they don't do anything unless you are over 60 days late, they decided to hold my payments to make them go over the 60 days so they can put me into another arrangement that benefits only them pretty much except that I still own the house.

I think they are shady and unethical in their dealings and will try to remortgage somewhere else later this year once this whole episode is behind us. I will make a request that if the company I go with sells to Midland, I don't want to be sold .. sell it to anyone but THEM.

I hate Midland and they are hard to contact. They have this automated system that is not user friendly and it takes 20 minutes to get someone on the phone who takes a message to have someone else call you back. I like local companies where I can go in to talk face to face to discuss this stuff. I feel strongly that people are less likely to lie to you in person than over the phone.

Midland Mortgage

See things from their side. They just bought my mortgage. My mortgage has been set up on automatic draft for YEARS with the prior company. Now this company drafts the first couple payments and sends me notice that they will no longer draft on the day it was originally set up as. They have one more unhappy customer they have foisted themselves upon. That is just greed to get your payment seven days earlier when you bought it that way. By the way,we are not novices. We deal with multiple entities every year. This is the first time I have had a bank do this when a mortgage is sold. That translates into lousy customer service and money grubbing. I don't like them already and they just insinuated themselves into our lives last month.

Okay my mortgage was sold to Midland from Aurora, I accessed this website and it scared the heck out of me. I make all my payments on time everytime and also make a partial payment that I was behind when I was with Aurora, I have had nothing but good things to say, they are cordial and understanding if you make your payments. I myself have had zero problems. I just think some people who post on this website, need to see Midlands side of it. And think about the investment they have. Just my opioion.

I too had dealings with Midland and Midfirst. I had one house mortgaged at Midfirst and the other was sold to Midland.

Me and My husband had hit some horrible luck in our lives. I had an accident which devistated us financially and we got behind 2 months on our mortgage payments on the loan that Midfirst had.
We had every intention of making this up.
The next thing I knew my checking account was debited 3 months worth of payments without any warning whatsoever.

Both of us were threatened even after the payments were taken from us that they were going to foreclose on both are homes and told us they were mortgaged together. We were called and threatened daily. I do not know what her purpose was. It was very devistating with every thing else that was going on in our lives.

I had to go around in my wheelchair and collect copies of payments and proof that we were paid up and the mortgages were not tied in together.
She was very hateful and acted like it was her personal money that was being affected. There was no discussing anything with her on an equal basis. She had power and she knew it.

She would get us all worked up with threats and say quit yelling when she is the one that started it.

I was going to make this my own report but am affraid of retaliation because we still have a loan with Midfirst...our other house was foreclosed on and we have gone through bankruptsy over the medical expenses.
I just make sure my payments are made ahead of due date with backup from my bank through Epay.
I do not bank at the Midfirst Bank anylonger and do not wish to reveal which bank I do bank at because I do not want Midfirst or Midland to know where I bank.

My mortgage has also been bought

I have been very worried since I went to research this compay after they bought my mortgage also. I have made careful efforts to pay my payments well early and with a method that cannot be denied by them. I am going to try to find someone to refinance my loan immediately or I'm going to
sell the house, I'm THAT afraid and if you check the reports on the internet you'd be scared too. I'd suggest you take every possible care to pay your payments by a method they can't deny and get refinanced as soon as you can if you can. It's too hard to get a home and noone needs to lose
it to some company to enrich themselves.

My mortgage was sold to Midland

over two years ago. I have had no problems with them at all. I even refinanced with them about 6 months ago, went very smooth. Just yesterday I received notice that my escrow account was too high so they are lowering my payment $10 or so a month.
