21st Mortgage bought out our home loan in April 2005. We had not notification of selling our loan just received letters from them wanting money. We have never been late on our payments. We have had a hard time due to my husbands health and my unemployement but always manage to make the payments even if we split it up within the month. Never a month late though. We purchased our home in 1998.

In July 2006 my husband was put out of work by our doctor. We have sold everything we have of any value to pay the bills. We are on foodstamps and medicade just to feed our kids and make sure there is medical coverage. I have been pounding the pavement for work since May 2006 with no luck whatsoever.

Our Oct. 2006 payment is late. My husband is working although the doctor says he should not be, but we have to do something.

My husband talked to the Mtg. company on Oct 31st. Trying to expalin to them that his check did not come in the previous week and he does expect it in by the 3rd of Nov. and could make our Oct 1st payment.

Rebecca at 21st Mtg. put her supervisor on the phone and she began speaking to my husband as if he were a child. She told him that we had until 9pm that evening to pay or they would foreclose on the house. She stated to him that it is people like "us" that just want to have things and not pay their bills. We do pay our bills. It is hard, granted but we do. My husband has had wonderful credit for a very long time but due to his medical problem we ran into a rut. We still have maintained all the bills until this has happend.

The supervisor also told my husband that we owe 2 payments which is a lie! The only payment we owed was the oct 1st 2006 payment.

Rebecca at 21st Mortgage also stated in her message on my answering machine that they don't know what the problem is and they really don't care. That apparently we don't want to live in our house and they are going to put someone else in our home to live. She also stated that if the payment was not made by 6 pm on Oct 31st that they would not take any future payments from us.

People beware of this company. They do not care and stated that firmly to us. They will not be the least bit understanding as to even give you a couple extra days when a bad situation hits. If you look at their website you will see all the foreclosed homes they have. There is a reason for that. Not that all these people were deadbeats. I am sure many were like us and just hit a rough patch and needed a little humanity that you will not find with 21st mortgage in my opinion.

STAY AWAY FROM 21st MORTGAGE!!!!!!! I worked with them for a VERY short time. Once I found out how they operate I quit!! They are exactly the way these people say. They dont care about what reason you have for not paying. Even when people call WAY ahead of their due date, 21st Mortgage doesnt care!! And they will tell you that on the phone or in writing! In fact in training we where told to be firm and do what ever it takes to get the money owed!!!! They are a predatory lending company and will rip you off ever chance they get. STAY AWAY FROM 21st Mortgage!!!!!!!!!!!!!!!!!!!!!!!!!!!

Sounds like people don't want to pay thier bills

Mortgage companies do not repossess a home without PLENTY of notice first. You will get notified by mail and phone, usually numerous times. It seems to me people will come up with any excuse as to why thier home got repossessed, most likely because they don't want to admit they're deadbeats that can't even keep a home for themselves and/or thier family. PEOPLE SHOULD PAY THIER BILLS. 21st Mortgage, just like every other big mortgage company, has so many loans out there, most of which DO NOT get repossessed.

Obviously the problem is not them. They actually do everything they can for thier customers to NOT have thier home repossessed. Not to mention, they can't just repo a home. By law, they have to have a valid reason. Like someone going against the contract and not making thier payments. Which, like I already stated, they give a lot of notice and make every effort to contact the person. If someone noticed the money wasn't getting taken out of thier account, they should have immediately contacted the mortgage company, or at least answered the phone calls or letters sent to them by the bank, which start almost immediately of the account being late.

By the way, the people not paying thier bills are the ones that look like dumba*****. And no, I do not work for a mortgage company, but I have owned a couple of homes and know how it works. You have to pay your bills, and not just whenever you feel like it, but according to the contract YOU signed.

"Goons", that's a good one. I've been on the field chases, and the reason we are sent is because the customer refuses to pick up the phone. No one is out there to bully anyone into paying, we are sent there to establish contact, delinquency reasons, and arrangements to get the account back up to date. If getting it back up to date is a major problem, we have payment assistance programs.

Another thing, this company does NOT have stockholders, so the simple motive is to turn a profit. You guys don't seem to understand that turning a profit works hand in hand with the customers' intentions. They want to keep the home, we want payments on time. Provided they don't go over 30 days past due, nothing is going to happen. No field call is sent on an account that is NOT at least 30 days past due, so the original poster was lying.

The company does not want the home back, all we ask is that if you are late(which even one day late is a default of your mortgage...read the contract), please call on or before your due date, and get some arrangements set. If maintaining payments is going to be a problem, then let the financial counselors know of this...they can do a budget analysis, and figure out how to keep you in the home.

The financial counselor DOES care if you make your payments on time, if not because of an altruistic motive, then because bad delinquency numbers make them look bad to their bosses.

While that's very thoughtful of you to waste your time and ours expressing rhetorical comments to make yourself look helpful and wise, you're only making an a*s of yourself and you're not offering any good advice.

Patricia, I understand what you're going through. My mother has been victim to the exact same company and for the EXACT same reason. They said everything would be fine during the transfer. She had never been late on a single payment either, the only difference here was that she always had her payments drafted out of her bank account automatically. The money has always been there. When the company said they were transferring, they assured her the money would be taken out as usual. After the transfer they say she's late, she's missed payments but only because they failed to take the money out. Because of this she's getting evicted, her house is being foreclosed and they have even sent goons to take pictures of her place.

Personally I won't stand for this *&*&. I know enough about sub-prime loans and companies that make loopholes for themselves to force people out of their homes to turn another 1% profit for their stockholders.

Everybody knows that payments being on time is important, that's why companies shouldn't abuse their on-time customers, especially when they've worked VERY hard for 10 years to maintain a perfect record. They say to themselves, "d**n, all of these diligent customers and we're losing money." So in return, they make customers untimely with their payments through shrouded corporate downplays covered with financial mumbo jumbo, all the while telling you everything is fine and they are interested in your satisfaction. It's wrong and it has to stop.

Solution when you will be late one payments

Did you call the mortgage company the day you knew it would be late? Did you try to get in contact with them and explain your situation before the payment was late? Loans are made to get on time payments, meaning on or before the due date. A company gives you $50k to help you purchase a home and of course they want their payments. Everyone is very grateful when they are given the loan but very angry when the company expects payments on time. The mortgage company will understand if you are going through a hard time, BUT you've got to be calling them and telling them whats going on, not avoiding their calls and making them try to track you down. When they have to do that they will be angry when they finally get you on the phone. When you avoid them then they are going to not believe anything you say, but when you keep good contact with them they will do what they can to help you. The biggest thing is to make on time payments when you are able to and not putting it off until the end of the month. Also your home should always be your #1 priority when it comes to bills. Make sure you are paying that first and not your car payments. Keep good contact and show the mortgage company that the home is #1 and they will work with you.
