When I bought the house in March 2006, the Centex reps at the closing assued me that if I made my payments on time for 6months, I would be able to refinance and that has never happened. I signed for a loan that I would not be able to afford, that at the time I did not know how much they lied and inflated my income and what I would be paying if I did not get refinanced.
In August of 2007 I fell into financial hardship and called the mortgage company to tell them what was going on. I let the person on the phone know that I only has part of the payment and asked him to give me as date to be out of the house, because with my situation and mental status, it would be better for me to leave. He then advised me to hold on to the partial payment because it would be set aside, and to make Septembers payment by the end of that month and said that he would get August deferred so that it does not effect my credit and that is what I did. I received no papers in the mail, but a statement showing that I was in fact behind and that It was on my credit.
I then saught the assistance of the phoenix Urban League who called with me on the three way and we spoke to a Noah after a representative explained the whole defferral process which the first representative never did. Per Noah, he would have the vice president review the recorded conversation(which I mentioned that they should go back and listen to to see who was telling the truth) and call me back at the end of the week and to stll make my monthly payments, He never called me back and that was in October of 2007 and of course I continue to make a payment each month, but on my credit and in my monthly statements it looks as if I am in fact 30-59 days behind.
I have never heard back from Noah or anyone else and I give them a call each month with the Western Union money control number. All I can do now is pray because no one will help me and I am a single mother with an 8 year old and a 10 month old and no one is holding them accountable for lying.

If you bought a little over 2 years ago, that was right before the market started crashing here in Phoenix. Even if you had made your payments on time (to repair your credit), the loss of equity would have prevented you from refinancing unless you had put a large down payment towards your home. I don't think anyone is able to say (or should ever say) for sure that "you could refi in 6 months if you make your payments" because unforseen things happen.
I am guessing that you did a stated income loan (also called liar loans) if you said they inflated your income. You would have signed the application agreeing to what your income stated and you would have had to do this twice. If it was inflated you are equally to blame as the lender. So now you and Nationstar are having financial problems because of it.
Nationstar Mortgage is not Centex. Centex sold their sub-prime mortgage company to Nationstar a few years ago so the people you are dealing with now are not Centex, but Nationstar (July 14, 2006 -- Centex Home Equity's name and brand will change effective today and become Nationstar Mortgage LLC. The new corporate identity marks the completion of the sale of Centex Home Equity by Centex Corporation to an affiliate of Fortress Investment Group LLC.).
It can be frustrating trying to get things like this settled. It doesn't make sense that a lender would not be willing to take your full payment unless you have filed for bankruptcy or they have started the foreclosure process. Keep trying to work with the lender. I read that they pretty much shut their doors and are only working with their loans that are currently open (take that for what it's worth, it was off a mortgage watchdog site).
Is this a rip off? No, but an unfortunate lesson in making sure to understand what you are signing.
