This information has been complied from various organizations around the country reported by Home-buyers like you, who were victimized.

Whether you go with a track home or custom home, you want to
do the following.

1...Have in your contract, for every day late after your move in date a $200 dollar a day penalty till the home is finished for you to move in.

2...a minimum of 40% of the money for the home to be held in escrow.

A...30% to be released to the builder when you sign off on the home and have moved in to the home.

B...The balance of 10% to be released after 30 days of living in the home where you can see that everything is in working order, i.e., electrical and plumbing etc.

3...Make the Home Builder / Contractor put up a bond for as many years as they offer a home warrantee for at least 15%of the homes net worth. Many builders go out of business before that time or might string you along for a few years, then they will sell out to another company or just file bankruptcy.

4...Best to go with a builder that has been around for more than 2 years.
....Then go to the neighborhoods where they are more than 1 year old. Start knocking on doors. Tell the homeowners you are considering buying a home from the same builder, .. have they lived up to their promises?
