I am another victim of Oakwood. I bought a home from them and they wouldn't let me see it. They made my payments way more than I told them and will not do anything about it or the interest rate they are charging.

My house also has major flaws that I have had to fix myself since they would not. Their people made the house worse and the repairs had to be redone by someone I could trust.

I have called Oakwood in Greensboro and had to really insistant that I talk to someone who had some authority only to still be put off.

My house has been a nightmare from day one.


have called my local TV stations who do consumer alerts and told them of my plight.

I also contacted the BBB and the state.

I cannot believe they are allowed to stay in business. I contacted another dealer in my area and told them I would like to get one of their homes and when I told them what kind of house I had they were not surprised as they had already heard of all the victims of OAkwood and they said they would not treat me the same way and would be very happy to get my business.

They also they would be upfront and not deceiving like Oakwood.
Maybe a class action suit would wake them up or put them out of business. All I know is my daughter and I say every day that we need a better house. What a rip off Oakwood is!!!

I have a Oakwood home also. I do experience many problems with it. It has actually been falling apart every since I purchased it. I have worked in the industry myself in the past for many yrs. This is in the construction end,and I sold homes also for a short time.

I am a writer for ""AS on the internet. I write articles and sell them to "AS". They in return, post them for everyone to read, and also sale them to webmasters to use as content on their own sites.

I wrote an article entitled "10 Reasons why nobody should purchase a manufactured home"
I have gotten nothing but Flamed from angry people. I have deleted most comments as it hurts me as a writer.If they would read the article instead of flying of their high-horse, they would see what I am saying.I would love it if you would read this article and see if I was out of line.

Now using 3rd party creditors

Oakwood (Vanderbilt is now using 3rd-Party collection agencies in an effort to collect additional funds after the debt is disputed (in writing) I have learned that obtaining a lawyer for any kind of a suit has been impossible due to the many different Companies owned by now, Clayton, and different states involved. It is a national case that does not have any federal laws to set president. I have copied all of my corraspondance and sent them to the Attorney General in all of the states involved. I also recommend (for DOD and Military individuals) to file a complaint with ARMED FORCES DICIPLINARY CONTROL BOARD at the JAG office of their local military instalation.

I also recommend you submit a copy of your complaints to your state senator as they will be argueing this very issue in H.R. 833 in the next session.

Most importantly, if you are sued, you can file a counter-suit that binds them to that state. I am still searching for an attorney to take them on in a federal court. I will gladly share attorney expenses with anyone has found an attorney already.

We purchased a 2000 Sunrise model Oakwood home last Spring. Upon the purchase from an individual, the home came with with factory vynal siding which was need of repair (sagged). Not knowing about things I assumed it could be fixed with little expense.

I had a siding contractor come by and he examined the job and removed two sections of many in question. There was NO MOISTURE barrier under the siding and the siding it's self had few staples/nails holding it on. He stated this was a factory blunder and the whole unit had to be redone. Oakwood home sales said it should have a mosture barrier under by code as they offered no suggestions.

The other item is the the kitchen floor sags terrible and the cross beams can be seen, as the adjacent bedroom flooring springs up. We had a setup crew here and they claim the frame is bent. We are very thankful we have a roof over our head, but need some advice obtaing quality help. From Idaho

THERE MUST BE A WAY TO GET THEM

OAK WOOD HOMES WAS THE FIRST HOUSE (MOBILE HOME) I PURCHASED. I REALLY DID NOT KNOW WHAT I WAS GETTING INTO.

I HAVE BEEN WATCHING THIS MOBILE HOME FALL APART SINCE THE FIRST DAY I MOVED IN. I SENT A LIST OF LITTLE DEFECTS TO LOCAL PLACE WERE I FINANCE HOME. THEY FIXED NOTHING AND I WAS PROMISSED.

I'VE BEEN TALKING TO A LOT OF FAMILY AND FRIENDS LATLY. THEY SAID THAT THERE WAS NO WAY I SHOULD EVEN BE PAYING THE INTEREST RATE THAT THEY ARE CHARGING ME. I CAN GET A LOAN FOR A NEW HOME (A NICE ONE BUT I CAN NOT FIND NO ONE TO REFINANCE THIS ONE. TALKED TO OVER 10 DIFFERENT COMPANIES AND THEY WILL NOT REFINANCE THIS ONE. BUT WILL FINANCE ME A HOME.

SO IF ANYBODY WANTS TO HELP SUE THIS COMPANY I WOULD LIKE TO HELP. I'VE ALREADY LOST TOO MUCH MONEY TO THIS COMPANY.

EXAMPLES OF STUFF FALLING APART.
VENTS FOR TOILETS NOT RIGHT.
FLOOR WAS PIECED TOGETHER, I FOUND OUT WHEN I HAD TO
TAKE CARPET OUT OF BOTH BATHROOMS.
THEY WERE GETTING WET FROM KIDS AS SOON AS WE MOVED IN.
TOOK CARPET UP AND FOUND PIECED TOGETHER FLOOR.
PIECES THAT THEY PUT IN WAS NOT EVEN.

MY KITCHEN FLOOR WAS DAMAGED DUE TO MOISTURE. IN THE AIR AND
WARPED. MY PANTRY IS RIGHT NEXT TO MY KITCHEN AND IT WAS DAMAGED ALSO. TOOK APART MANOLEUM AND FOUND THAT THE FLOOR WAS BUILT OUT OF PARTICLE BOARD. MY DAD BUILT MOBILE HOMES FOR OVER 10 YRS OR SO. HE TOLD ME THAT THEY WERE NOT ALLOWED TO USE PARTICLE BOARD ANYMORE (THAT WAS IN EFFECT IN THE 80'S AND MY MOBILE HOME IS A 97.

I HAVE KITCHEN WALL BOWING FROM OUTSIDE RAIN.

ANYWAY THERE ARE MORE PROBLEMS THAN THAT.

helpful hint ..oakwood filed for chapter 11 for buisness reconstruction

I myself am a victim of oakwood. My husband and I did seek an attoerney for legal addvice. Our situation consists of aprox. 3,000 dollars in repairs that they refuse to pay for, misrepresentation, fraudulent appraisal, forcing us to file bankruptcy to be able to afford house payment after they did not refinace as they said they would after our third payment.

We did found out that oakwood filed for chapter 11 for buisness reconstruction, so any law suits is protected under the bankruptcy order. How in the hell are they able to get away with accepting new loans when the bankruptcy is not even finalized or decided by a judge yet? One not of incouragemnt however, A bankruptcy does not protect against fraud, misrepresentation or ilegal buisness dealings. So there is something for you others to concider. We may also be able to claim damages caused to our credit caused by there lies. wish you all the best of luck. to many victims in washington and around the globe.

I have had alot of problems also!!! ..will they ever change?

Back in 1997, my husband and I decided to purchase our first home. We went to Oakwood Mobile Homes in Lubbock, TX and spent the day looking at homes. When we first went in, we told the sales rep that we needed at least a 3 bedroom home as we had 2 children (boy and girl) and also told her that we would really like to get a used one or repo so the cost wouldnt be as high. The rep said they didnt have any used or repos at that time (but I saw a bunch on the back of the lot) and that we were pre-qualified for a $40,000 home. So we went around and looked at several homes and I found one that I really loved for $30,000. We started all the paperwork and made our downpayment.

About 2 weeks later, the rep called and said that we needed to come back down and sign the papers and all. It is a 4 hour drive down there from where we live. We make the drive down there to find out that for some reason or another they could not get us in the home we picked and the only one they would let us have was a small single wide, 2 bedroom. Being as we had already turned in notice to our landlord that we would be out at the end of the month, and it is such a long drive there, we went ahead and signed the papers and was told that after 2 years we could trade it in on a bigger home. They did deliver within a couple of days from when they said they would and understood about the problems they had in getting it to us on time. There were some problems once the delivery was made and they were good about getting it fixed quickly.

Well after 2 years, we went in to trade in and I picked out another home, a double wide 3 bedroom 2 bath. Once we signed all the papers and everything for the tradein, (thinking that the single wide would be out of our name) they call us and tell us that Oakwood would not be financing the new home and that Associate's Housing would be taking the loan. There were problems with that which we are still trying to fight to no avail!!!

Approximately a year and a half ago (Christmas, 2001) we got a letter from Oakwood that our account was in arrears with them by about 4 months. I told them that we had not owned that home since 1999, that we had traded it in on a newer and bigger home. They basically called me a liar and if I did not send payment immediately that they would repo the single wide plus IF I did have a different home, they would take it too!!! I tried calling the sales rep and found out that she had gone back to Lubbock office, which I called them and left several messages for about 4 months (and getting threatening phone calls from Oakwood Acceptance the whole time) and my calls were never returned. I finally got to talk to the Manager at the Lubbock Office about 6 months ago and found out that the sales rep had been fired because of probs similar to mine of thinking that we no longer owned a home (but in all actuality we did). I have asked Oakwood Acceptance for information on the account for who had been making payments for the past couple years and where the home was said to be located. They have repeatedly told me that they would call me back with that information, but I never hear from them unless the payment is behind again. And when they call about payment, I would explain everything again and am told that a supervisor will get in touch with me in a couple of days, and never hear again.

About a month ago, I received yet another call, but this time, I do not say anything about the previous problems, I just told them that I wasnt home (a little lie :-p) and the operator told me that she was actually trying to reach the person that rents the home, and also told me the guys name. I told them that I would pass on the message to the guy, but that I didnt have a phone number for him, so she went on to give me the phone number. I have contacted the guy and found out that he had been under the impression for the past 4 years that it was in his name according to the papers he has. We are both working on this now to find out what is going on and hope to resolve this whole thing soon. But anytime either of us call to talk to a supervisor, we are given a big run around and are told that they will call us back but we never receive that call.
We have even asked them to send us Loan Assumption Papers, and they claim they have sent them, but I have never received them.

I know where you are comming from

I also have a oakwood home purchaced in 1997 as a new home and have had many of the same problems as you our shower is not usable because the tub is cracked and leaking our living room floor is squeeking and feels as if it is giving way as we walk across it .

the back door leaks air to the outside and the front door is cracking on the jam we have also had to rplace many facets as they have been leaking and we have had to replace the tolet tank workings as they fail right away ,

the window sills are leaking and so is the back door , when we asked about the warrenty they told us that we are welcomed to the fun of ownership . when we called to make arrangments on the house pmt.

because my husbands job closed its doors they told me our pmt history was good and there would be no problem i called back and they told me pay up or get out and that they were going to start proceedings to forclosure .

we are going to lose the house but as we have seen maybe this will be a good thing . we have learned alot from this and will be very very causous next time when dealing with home owners we will never buy a mobile home again nor will we ever look into oakwood again . thanks for letting me vent and i hope that you can get your problems solved .

TERRIBLE CUSTOMER SERVICE BY OAKWOOD

I BOUGHT MY MOBILE HOME FROM OAKWOOD AND WAS PROMISED MANY THINGS THAT WERE OF COURSE NOT DONE. FOR INSTANCE I WAS TOLD I WOULD GET STEPS WITH HANDRAILS (SINCE THAT IS WHAT INS CO REQUIRES) NOT DONE. THEN A LEAK STARTING IN MY SHOWER BEFORE THE HOME WAS A MONTH OLD WHICH HAS CAUSED ROTTING OF BATHROOM FLOOR AND DAMAGE TO SHEETROCK AFTER MANY ATTEMPTS TO CONTACT THE COMPANY SOMEONE WAS FINALLY SENT OUT & TOLD ME THEY WOULD BE BACK TO REPLACE SHEETROCK & DAMAGE TO BATHROOM NEVER HEARD FROM THEM AGAIN.

BECAUSE I HAVE BEEN DELINQUENT B/C OF BEING OUT OF WORK I HAVE NOT PUSHED ISSUE BUT NOW HAVE MY ACCOUNT CURRENT ANOTHER COMPLAINT IS WHEN I DID TRY TO MAKE PAYMENT ARRANGEMENTS WITH COMPANY THEY NOT ONLY THREATENED TO TAKE HOME WHICH IS UNDERSTANDABLE BUT TOLD WHOMEVER ANSERED THE PHONE WHICH TURNED ABOUT TO BE A BABYSITTER ONCE AND A FRIEND WHO I DIDNT WANT TO KNOW OF THESE FINACIAL PROBLEMS THE PERSON FROM THE COMPANY TOLD THEM THE MOBILE HOME IS BE TAKEN AND THEY SHOULD LEAVE & HAVE ME CALL HTEM BACK IMMEDIATLEY.I FEEL THIS INFORMATION IS CONFIDENTIAL. TO ADD INSULT TO INJURY MY FIANCE WHICH HAD NOTHING TO DO WITH HOME & WAS 8 MOS PREGANT WAS TOLD THAT IF PAYMENTS WERE BROUGHT CURRENT HER & HER UNBORN CHILD WERE GOING TO BE HOMELESS THAT VERY DAY AND THE SHERRIFF WOULD BE THERE TO GET FAMILY OUT AND WHAT KIND OF MOTHER WAS SHE TO HAVE THIS DONE TO HER CHILDREN. THIS OF COURSE HAD HER VERY UPSET & WAS NOT NECESSARY DUE TO HER CONDITION AND THE FACT THAT HOME IS MINE & SHE HAS NOTHING TO DO WITH HER NAME WAS NOT ON LOAN NOR SHOULD SHE HAVE BEEN TOLD SITUATION WITHOUT MY PERMISSION. HOPEFULLY SINCE I AM BACK AT WORK NOW I WILL BE ABLE TO REFINACE HOME OR SELL TO NOT HAVE TO DEAL WITH OAKWOOD ANYMORE. IT HAS BEEN A NIGHTMARE SINCE DAY ONE.
