Ocean Development inc. OCEAN PROPERTIES INC. Warning if looking for an apartment or house stay away from this property management company. Very crooked and bitter company if you leave this company they will not pay your security deposit in full. I was in a duplex in which you can see holes were in the walls from the past tenants. They took security for what somebody else did to the house instead of me. Also always kept the place clean yet they blame you for wear and tear from old rugs. Be smart if they say ocean properties inc. or ocean development stay away. This company is not professional just a bunch of scam artist. los angeles California

 Warning stay away from this company. It's badly run by crooks. They buy properties that were damage by the past tenants and if you leave their homes or apartments they take almost all of your security deposit. They mostly attack the poor but I think they attack even those well off. This company also is not professional. I once went into an office of an ocean properties Inc. And the lady who was working there had on booty shorts. Is that professional? I think not. If you see a place you want to rent or buy and it say ocean development Inc or ocean properties inc. Don't waste your money or time with these crooks.

Pre-Move Out inscpection

ATTENTION ALL RENTERS! This is a public service announcement from Silva Real Estate - Sales and property management. We are a fair and honest property management company that follows all laws and regulations. 

In this case it appears you DON'T know your rights. I highly advise you to get a free copy of the California landlords / tenants guide. 

Then learn about a move in move out inspection form. You should also read up on the pre-move out inspection rights. 

Simply put, ALL tenants have a right to have a move in inspection form signed showing all damages on move in. Then they can't charge you for them on move out.  Next ,once you give notice request a pre-move out inspection where they need to give you a list of damages that you can correct prior to move out. 

In my experience renters are lazy and don't want to do the work or read up on their rights, I constantly have to re-read the leases and rules to the propety.

Know your rights, your 100% at fault for NOT RESEARCHING in the the first place. I wrote this to help you and others in the future. Good luck, renting sucks.

We Value our customers and always try to work through disputes with them.  All units are in excellent condition at time of rental and walk throughs are done with the tenants prior to move in to ensure units meet their approval.  Our tenants are our are top priority and we always try to take care of any issues that may arise to their satisfaction.  When a tenant moves out we always provide a transparent ledger with any tenant charges for damages or unpaid rents, so there is never hidden or unexplained charges.
