This bank is the worst for mortgage fraud and ruining peoples lives. I
had a loan with this bank for a home I had built in 2007. The contractor
ended up not even being a contractor and was sued for over $82000.00 by
me, which I won but never got. Originally IMB never even checked to see
if contractors, I took their word for it. In the end the home took
forever to build and could not sell at time of completion due to
economy, owed more than worth. IMB/OWB would never work with me. In the
end I tried a short sale only to be turned down over and over by bank
when potential buyers came around. OWB wanted 230,000 property only
worth 205,000.00. In the end OWB, foreclosed on home, sold it for
204,000.00 a price that was offered by buyer the bank refused. Then
after foreclosure OWB tried to collect on their PMI, that would pay them
the extra 20% in losses, totaling an additional $80,000.00. I did all I
could to prevent them from getting my home and playing by the rules due
to a loan that was talked into taking but was not to my best interest
but stood to lose over $11,000 if I did not take, I took a chance and
lost. Don't know if they got their PMI or not but my credit rating is
now screwed for the next 7 years. This bank promised they would work
with me but while we were being told they would look at the short sale
offer, they foreclosed without any notification to me. Didn't even know
they had a sale date. It was not until another realtor came and told my
realtor to get her lock box off the door that I even knew we did not
have a deal. I filed a complaint with the feds who did nothing. Would not even investigate all I showed proof of but took all of OWB word for it. I even tried to get them to do their job and they did nothing to protect the consumer. All state laws were violated but no attorney would take on a contingency by the time all was done I had run out of money and steam to fight. No one would help and I got screwed by all. I had solid evidence and still due to their scams but no federal agency would listen. Good luck to anyone who tries to get relief from this bank. I never did but I am still trying.
