I Like everyone want the AMERICAN DREAM to raise your family love God or whoever you Love and the fullfillment of HOME OWNERSHIP I didnt have good credit and I didnt have fair credit. My credit was Poor. But I found an add for RENT TO OWN your own home. Ok I admit I should have listent to my gut in the first place but after seeing signs and bill boards and WS Realtys website I was sold hooked and sinker. I spoke to an agent seemed lagit enough saw a nice rental was told they owned all of the propertys that were for RENT TO OWN and they even offered 36 months to buy the home you rent. I was like PERFECT. Oh one litter catch if your RENTS not in by the 1st of every month then you forfeit buying the home. I told these people I was on SSI and I dont get paid till the 5th they said NO PROBLEM dont worry about whats on the lease thats just for the understanding that the rent it due on the 1st but no latter then the 5th I said ok great. So what about a down payment for the purchase of the home once im ready to buy: The agent at WS / OPTIMUM Told me not to worry that all of my first year rent goes towards the purchase of my home I said wow that full proof right there. The lady I spoke to was name KATHERINE HALL the daughter of JACK JULIAN HALL THE OWNER OF THE RENT TO OWN SCAM.

Well a year past by and I paid off all of my debts got my credit score up and I walked into the office and spoke to a rude woman name EPHSY behind the desk and told her I was ready to buy the home that they promised to maintain but never did. But hay I was going to be a home owner so who cared it was soon to be mine right ???? wrong! I was told I owed back late payments which totals to over $2300 and that if I would be getting a three day notice pay or quit. I said I TOLD YOU PEOPLE I DIDNT GET PAID TILL THE 5TH AND I WAS TOLD BY EPHSY HERSELF WHO WORKED AT THIS RIP OFF COMPANY THAT IT WOULD BE FINE She quickly told me to talk to an even RUDER WOMAN BYT THE NAME OF DOROTHY This lady was straight out of the WIZARD OF OZZ Because she told me MY RENT WAS DUE ON THE 1ST AND I FORFEIT MY 12 MONTHS OR RENT TO OWN THE HOME BY ALWAYS BEING LATE AND THAT THEY WERE GOING TO START EVICTION PAPERS ON ME THROUGH AN EVEN MORE SHADIER COMPANY CALLED: ACTION EVICTION SERVICES LOCATED AT 1444 CALIFORNIA AVE,VICTORIVILLE CA 92392 OWNED BY A WOMAN NAME ELANE AND ROCHELLE.

I COULD NOT BELIEVE WHAT WAS HAPPENING I SHOWED PROFF I PAID MY RENT AS AGREED THEY DIDNT CARE, I THEN STARTED GETTING THESE POST ON MY DOOR THREE DAY PAY OR QUIT, AND 24 HOUR NOTICE TO ENTER MY HOME TO MAKE REPAIRS FOR SHOWING MY HOME TO SOMEONE ELSE WHAT A RIP OFF THEN I GO TO COURT AND EXPLAIN ALL THIS TO A JUDGE AND THE VICTORVILLE JUDGE SAW RIGHT THROUGH THIS SCAM AND EVEN THOUGH I HAD TO MOVE I DIDNT GET AN EVICTION. WHEN I ASKED FOR MY DEPOSIT BACK I WAS TOLD IT WAS TAKEN IN LATE FEES SO NOW I HAVE TO TAKE THESE THIEVES TO COURT AND GET ALL OF MY RENT BACK BECAUSE OF THE MIS REPRESENTATION IN WHICH THIS COMPANY REPRESENTS TO THE PUBLIC I LEARNED THERE ARE MANY PEOPLE WHO BELIEVE THEY ARE GOING TO OBTAIN HOME OWNERSHIP THROUGH THE SAME COMPANY

WS ALSO KNOWN AS OPTIMUM PROPERTY BUT THEY MIS LEAD WITH UN FULLFILLED PROMISES HOW CAN THESE PEOPLE STAY IN BUSINESS FOR SO LONG.

I LATTER learned that there have been millions defrauded in the same like manner.

I feel it is my duty to let the public know how these people lie and tell you all these wonderful things and the real gimmick is they benefit by taking your deposit and charge you for years in late fees and you wont even know it until you have un knowling racked up over $2300 in late fees then they DEMAND YOU TO PAY and when you cant YOUR GOOD CREDIT IS SCREWED BY THE EVICITION THEY LEAVE BEHIND.

OPTIMUM PROPERTY, WS, WESTERN STATE DEVELOPMENT IS A HUGE SCAM ALERT RIP OFF LIE.

Please please call your ATTORNEY RIGHT AWAY if you have become a VICTIM Like I have. Its been three years and I still have not gotten my money back and the agent that helped me is no longer with the company, along with 4 other agents I guess the lie got to them as well.

            RENT TO OWN - Taught me there are NO SHORT CUTS TO HOME OWNERSHIP.  IF IT SOUNDS TO GOOD TO BE TRUE PEOPLE ?  IT IS !!

Optimum is notorious for this fraud as well as many other frauds that occur in Property Management.  It’s amazing why this company hasn’t been investigated for their crimes.  The problem is in the state of California property management companies have no real regulation in place so unethical companies like Optimum unprofessional Management get away with their fraudulent activities.  If people have enough money to take them to court they threaten to counter sue and tie up the matter hoping unhappy customers back away because they don’t have the funds for a drawn out legal battle.  Besides trying to get a class action law suit another way would be to send a letter to the State Attorney General in California her name is Kamala Harris.    More information here oag.ca.gov/consumers/general/homeowner_assn  To find people who have complaints with Optimum you don’t have to look far.  Do a search for Optimum Management complaints and you can find a plethora of websites ranging from Yelp to the BBB.  Also do a search on Google Chrome for just Optimum Property Management and on the right side of the page there is review results.  All of the above listed review websites reviews have nothing positive to say about this company that takes from people without providing what they are supposed to provide.   It’s a shame that they are still in business. 

If it can be accomplished get as many people to write the State Attorney General and that would be the start for the opportunity for JUSTICE!

 Unlike the original complaint, we DID pay our rent on time every month. WS Realty (Optimum Property) told us not to worry about the "final price" on the rent to won contract. We were told they would help us negotiate price down. However, they must be telling the property owner/investor they will get them the fill price. After a year of consistently high rent payment, we were pre-approved for the mortgage. But, the investor wouldnt go under $245,000 - the price in the contract we werent supposed to worry about. The fair market value was closer to $115k - $125k. And what about the $18,000 rent equity credit? Nada! We had to walk away from the home we planned on buyong and living in forever! And we are not the only one. We personally know 2 other couples in the exact same situation. We all pay rent faithfully but found that WS made the same dishonest promise. Lawsuit? Count me in!

This post is in response to the complaint filed on 1/29/13.  We value our name and our integrity in every regard.  We trust that our reputation as a property manager and we are also strive to help future homeowners to get their first step into homeownership by offering a Rent to Own Program.  We do have countless success stories, but as with success there are some unfortunate failures as some tenants do not qualify for home a purchase due to personal reasons beyond our control.  We always strive to provide top quality service as a property manager and to our tenants as they are on the road to future home ownership.
